    New home for senior citizens Greencity 2026

    A visionary residential project is being built in the south of Zurich that offers older people a lively and safe environment. The development on construction site B6 in Greencity combines private and municipal involvement. Losinger Marazzi AG is developing the project for the investment foundations of Pensimo Management AG, which are providing a total of 179 flats for older people. Of these, the City of Zurich Retirement Homes Foundation (SAW) will take over 60 flats, while the remaining 119 flats will be let by Pensimo to tenants aged 55 and over. This collaboration represents a new partnership and gives all tenants access to SAW’s services.

    A green centrepiece for Greencity
    Construction site B6 is the latest chapter in the sustainable development of the Greencity district. Since 2014, Losinger Marazzi has been transforming the site of the former Sihl paper factory into Switzerland’s first 2000-watt site. The inner courtyard of the new building will feature green areas, trees and seating, inviting people to linger. Arcades on the ground floor create sheltered access areas to commercial spaces, which could offer facilities such as a medical centre, a fitness studio, a bakery or a café on 3,500 square metres, says René Büchi, the portfolio manager responsible at Pensimo.

    Comprehensive services from SAW
    The City of Zurich Retirement Homes Foundation provides all tenants with a comprehensive service package. This includes a 24-hour emergency call service, extended caretaking, laundry service, social services and various events on the estate. If required, tenants can also take advantage of home help and outpatient care services. Andrea Martin-Fischer, Director of SAW, emphasises: “Our aim is to enable tenants to live independently and safely well into old age.”

    Focus on sustainability
    Greencity’s sustainability goals are consistently applied to the new retirement housing project. Herbert Heinen, Project Manager at Losinger Marazzi, explains: “An optimised load-bearing structure, lightweight walls, a wooden façade and an energy concept with 100 percent renewable energy significantly reduce CO2 emissions and bring the building close to the net-zero target in operation.” Pensimo and Losinger Marazzi are also aiming for certification with the SNBS Gold label. Construction started in March 2024 and the building, designed by JSWD Architekten from Cologne, is scheduled for completion at the end of 2026.

    With this pioneering project, Greencity is setting new standards for sustainable, age-appropriate living and demonstrating how private and public partnerships can create forward-looking solutions.

    Steinerberg in transition: from historic parsonage to visionary belvedere

    After intensive research and detailed consideration of the historical, architectural and economic aspects, the cantonal government decided not to include the “Pfrundhaus” in the cantonal inventory of protected buildings. Instead, a successor building, the “Belvedere”, which is characterised by its sustainable construction and its integration into the existing townscape, was chosen. This decision takes into account the historical significance of the site next to the church and vicarage and aims for a harmonious integration into the sensitive surroundings of the village centre.

    The “Belvedere” project was chosen as the winner of a carefully conducted study commission process. The design is characterised by its economic and ecological advantages and makes a significant contribution to preserving the characteristic appearance of the village and landscape. “Belvedere” picks up on the essential features of the local building culture and at the same time fulfils the high design and monument preservation requirements.

    This decision paves the way for the realisation of the ambitious project to build contemporary retirement flats in the centre of Steinerberg. The redesign is intended to create added value for the entire municipality and act as a catalyst for quality-conscious further development of the townscape. This approach underlines the endeavour to replace historically valuable structures with innovative concepts that both strengthen the sense of community and take into account the needs of the older generation.

    With the “Belvedere” project, Steinerberg is taking on a pioneering role in the careful redesign of its historic centre. The decision to replace an important building with a future-oriented new building reflects the commitment of the municipality and the canton to preserve the village character while offering modern living solutions for older citizens.

    Halter realises residential development in Rothenburg

    A project team led by Schlierer Halter AG will construct two identical buildings in Rothenburg, according to a media release. There will be 16 flats with 3.5 rooms, eight flats with 4.5 rooms and six flats with 2.5 rooms. The flats with 2.5 rooms will be rented out as retirement flats. The complex will also have adjoining rooms and cellars as well as a parking garage with 31 parking spaces.

    Following the recent ground-breaking ceremony, Halter AG is aiming to complete work on the building shell in the first half of 2024. The flats should then be ready for occupancy at the beginning of 2025. The developer is Lucerne-based Caranto AG.

    The City Council approves the Josef-Areal development concept

    Operation of the waste-to-energy plant in Josefstrasse was discontinued in spring 2021. A development concept was drawn up under the leadership of the Office for Urban Development in order to define what the area should look like in the future. The plan is to expand the work yard, a health center for the elderly in combination with apartments for the elderly, an indoor swimming pool and a neighborhood park. Additional rooms for the public and the quarter are also planned on the ground floor. The city council has now approved the development concept.

    development and participation
    As a basis for the development concept, the city carried out test planning. Various stakeholder groups took part in this test planning and the residents of the neighborhood were able to get involved in dialogue events. Due to this close involvement, the different needs could be picked up and taken into account.

    The main points of the development concept
    The development concept makes specifications for the location of buildings and the district park and defines overriding principles for the desired urban planning and urban spatial qualities. This includes, for example, the integration and networking in the quarter, the provision of open spaces and possible uses.

    After the city council has approved the development concept, the planning phase begins with an architectural competition, construction project and referendum.
    The construction work should be completed by 2032 and the new uses on the Josef site should be ready for occupancy.
