    Regensberg fights for survival

    Regensberg has exactly 477 inhabitants at the end of 2024. Despite two tax increases in recent years, there is not enough revenue to finance the municipality’s tasks. The structural deficit threatens the independence of the medieval country town on the rocky spur above Dielsdorf. A merger with a neighboring municipality is on the cards, a scenario that many Regensberg residents want to avoid.

    A meadow as a turning point
    The impetus came in April 2024 at a Future Day, where the population openly discussed the fate of their municipality for the first time. On the agenda was the Pünt meadow, the last major building site in the village. This discussion gave rise to the idea of a cooperative. In July 2025, the Pünt Regensberg building cooperative was officially entered in the commercial register.

    40 apartments, 80 new people
    The project, a four-storey building with 41 apartments, is to be built on the Pünt, around three quarters of which will be large family apartments with 4.5 to 5.5 rooms, the rest smaller units with 2.5 to 3.5 rooms. The cooperative anticipates 60 to 80 new residents. For a community the size of Regensberg, this corresponds to a population increase of around 15 percent. A competition to find the project team was held back in 2025.

    More than taxes
    The goal is not just fiscal. Regensberg has the fourth-highest average age of all Zurich municipalities. Younger families should come and thus also secure the elementary school, because without a school there are no families and without families there is no village life. The flexible usage concept also allows older people to move from their single-family home to a suitable smaller apartment without having to leave the village.

    If the project had ended up in private hands, the apartments in the attractive location would have primarily been investment properties. In contrast, the cooperative lets on a cost-rent basis, i.e. without the intention of making a profit. The project is being financed via share certificates, member loans, state subsidies and bank mortgages, with a target equity ratio of 35 to 40 percent.

    Because Regensberg is listed in the federal inventory of sites worthy of protection, particularly strict conditions apply to construction. The building permit is due to be issued in 2027, with construction scheduled to start in 2028. The first apartments could be occupied one or two years later. Whether the cooperative can solve the structural deficit on its own remains to be seen. But it proves that sometimes a village saves itself.

    Building rights create affordable living space in Zurich

    The Im Gut building cooperative has set itself the goal of comprehensively renovating and expanding its housing estates on Gutstrasse in Zurich-Wiedikon, which are characterised by a building fabric that is around 70 years old. As part of a master plan, the possibilities for the construction of non-profit flats as well as the establishment of a double kindergarten and the creation of communal and public-orientated usable areas are being explored. Two building plots, which were renovated in 2012 and 2014, are just the beginning. The next steps include the redesign of two further plots, which will be made possible by urban building rights.

    New residential concepts and the role ofmunicipal building rights
    The construction of 28 new flats is planned on the plot at Gutstrasse 146 to 152, while two listed buildings, including a residential tower block with 46 flats, will be renovated. The annual ground rent for this field amounts to around CHF 69,000. At the same time, the neighbouring plot at Gutstrasse 145 to 153 will be completely redeveloped and will provide space for 72 flats. The two building plots will thus provide a total of 146 affordable flats – an increase of 44 flats compared to the current stock.

    Setting the financial and planning course
    The city council is endeavouring to renew the building rights for these projects for a further 62 years ahead of schedule, thereby underlining the city’s long-term commitment to promoting affordable housing. The decision to grant the building rights lies with the municipal council. In preparation for the start of construction in September 2023 and the planned occupation of the housing estate in winter 2025/2026, one-off expenditure of CHF 1.355 million has already been approved for the renovation of the building site. This financial commitment is a significant contribution to strengthening the urban infrastructure and ensuring the quality of living for broad sections of the population.

    The Schliere-based innovation service provider Zühlke is developing an efficient portfolio management system for the Zurich building cooperative Zurlinden . According to a press release , the building cooperative wants to completely integrate its real estate portfolio with a market value of around CHF 1.5 billion into the Nexport software of its long-standing partner Aktiva AG from Zurich.

    The existing platform is reaching its limits, according to the statement. The processes are error-prone. They were based solely on the exchange of document and Excel files. The future appearance should make the professional competence visible and show the added value that arises from services such as personal advice for customers.

    Zühlke has been commissioned with the further development. The new portfolio management tool is intended to enable central data storage and collaboration between the two partner companies. Important key figures are calculated and trends and master data are visualized, according to the Zühlke statement. Strategic decisions could be made based on current data. New tasks and strategies are constantly being integrated. The solution can be offered to customers as a software service and further developed together.

    Zühlke developed the solution based on the flexible development platform for enterprise applications, Mendix . According to the announcement, specialists from the areas of business analysis, user experience, low-code development and operation are working very closely with the Zurlinden building cooperative and Aktiva AG.

    Building cooperative receives 40,000 francs from the climate fund Stadtwerk Winterthur

    The municipal energy supplier Stadtwerk Winterthur has given the building cooperative 40,000 francs more than housing from its climate fund. It wants to finance the pilot operation of a self-learning heating controller in two houses on the 2000-watt Hobelwerk area in Oberwinterthur, according to a media release .

    The heating controller was developed by the Federal Materials Testing and Research Institute ( Empa ) in Dübendorf. It is supposed to optimize the heating systems in a climate-friendly way, "by including solar power production on the roof, the interaction between main heating (heat pump) and peak load (pellet boiler) as well as the load on the power grid," the media release said. This offers knowledge for the climate-friendly use of energy with the lowest possible load on the power grid in buildings.
