  • Lighthouse Papieri Cham

    Lighthouse Papieri Cham

People today are looking for the “as well as” – in the case of Papieri, it is the interplay of an urban lifestyle in close proximity to nature. On the one hand, the new district offers all the extras of a lively neighbourhood with practical services for everyday life, such as a wide range of shopping and dining options, childcare and cultural and sporting activities
And catering facilities, childcare and cultural and sporting activities. On the other hand, you can find peace and quiet by the River Lorze or in one of the neighbouring recreational areas.

    Next Level Spaces
In the third construction phase, a total of 10,000 m² of office, commercial and retail space will be created with the “Next Level Spaces”. Where and how people work has changed dramatically in recent years. Attractive and adaptable work concepts are needed to inspire employees. This leads to new requirements for buildings, such as a high degree of flexibility in order to fulfil a wide range of needs, from office layout to building services.

The spaces in the “Next Level Spaces” can be flexibly designed and are over 6 metres high with a payload of up to one tonne per m², and intermediate floors can be installed as required. The user decides where intermediate floors are needed and can also create additional space at a later date. The “Next Level Spaces” offer future-orientated companies a wow location for offices, trade and Industry 4.0.

    Landmark boiler house
The landmark at the heart of the site – the listed boiler house – will also be converted in the third construction phase. Where steam boilers used to be fired up, guests can expect a culinary treat in future. In spring 2026, the Segmüller Collection will expand its portfolio of unique gastronomy concepts such as Carlton, Loft Five, Roof Garden and Sablier in Zurich to Papieri-Platz in Cham and open a new grill restaurant with bar and lounge on the ground floor of the Kesselhaus. Industrial charm meets modern lifestyle, archaic fire cuisine meets refined elegance – a place that promises enjoyment for every taste. In the western section above, unique office space awaits new users in the former monument, while a fitness centre in the eastern section offers space for physical exercise.

    Sustainability
Awarded the “Watt d’Or” by the Swiss Federal Office of Energy, the energy system of the Papieri site enables completely CO2-free operation and ultimately generates around 75% of the energy on site. In addition, the “Next Level Spaces” commercial building is certified with the internationally renowned “Leed Platinum” sustainability label. Resource-conserving construction is also already common practice at Papieri. For example, with the conversion of listed buildings such as the boiler house or an innovative timber-hybrid residential tower block. However, the most important contribution to sustainability is a long service life. Great attention is paid to this factor during development. Buildings must be flexible in order to meet the as yet unknown needs of a changing society in the future. An office building that can be converted into flats, for example, prevents premature demolition and thus contributes to sustainability. This is why Papieri constructs high-quality, adaptable buildings that will still be in favour for various uses decades from now.

  • Veriset renews kitchen exhibition

    Veriset renews kitchen exhibition

Veriset AG has invested in its kitchen exhibition at its headquarters in Root. After six months of construction, the showroom has been completely refurbished. The infrastructure had reached its limits since the last major renovation in 2010, according to a press release. In addition to modernisation, the aim was also to present the exhibition kitchens in a fresher way. Now the exhibition appears airier and larger.

At the same time, many new functions will be introduced. For Veriset, these include a new type of appliance wall, where new built-in appliances can be quickly and easily exchanged, or a kitchenette with a utility room that is “cleverly hidden behind a cupboard door, as is customary today”.

The two partners Cozza Plättli and Textilwerke are also represented with their products. For the employees, Veriset has reportedly created attractive workplaces with new, modern offices.

The three kitchen professionals have two consulting stations with numerous material samples and a large computer screen for visualisation and planning. According to Veriset, both the simple rental flat kitchen and the luxurious black island kitchen have been considered for the exhibition kitchens. A virtual tour and pictures are intended to provide a first impression.

  • Attractive residential and commercial mix with industrial charm

Attractive residential and commercial mix with industrial charm

Cotton yarns were produced on the Bühler site for over 160 years. At the end of 2016, the spinning mill was shut down in order to give the site a new purpose: an attractive residential and commercial area. In the process, the four industrial buildings (spinning mill, bale warehouse, factory and power plant) will be converted into flats as well as flexibly usable commercial spaces and a bistro.

The “factory” and the “bale warehouse” are intended for individual commercial uses. Built in the 1980s, the factory halls are ideal for production, workshops, laboratories and training rooms. Generous windows and gates on the southwest façade provide natural light and direct access to the halls. Offices and studios are housed in the former service wing. An underground car park with around 100 parking spaces has been created in the basement. The bale warehouse can be used as an unheated workshop or storage area.

A diverse mix of flats will be built in the “Spinnerei” by 2026: 89 loft-like flats are planned, which will be built according to Minergie standards. Seven flats in terraced house style extend over three floors. They have a garden, a balcony and a direct view of the Töss. The mezzanine floor of the spinning mill building, which dates back to 1860, is partly intended for commercial use and is accessed via a platform. The “power plant” continues to generate renewable energy from hydropower. The adjoining former energy centre will be converted into a bistro.

The owners attach great importance to preserving the historical heritage and industrial charm of the site. The site scores with its good location: Winterthur city centre is just a few minutes away – the airport and the city of Zurich can be reached in half an hour by car or train. The “Sennhof-Kyburg” S-Bahn connection is only 400 metres away. And yet the future residential and commercial quarter is located directly on the banks of the Töss and offers an unobstructed view of the Kyburg.

Strüby builds new production hall for Trox Hesco

Strüby from Seewen is building a new production hall with offices for Trox Hesco in Rüti. According to a press release, Trox Hesco is aiming to increase efficiency and modernise production and logistics. The new building is also linked to plans to consolidate the previously outsourced powder coating production at a central location. The new hall will offer additional space for offices, a cafeteria and a modern showroom.

Trox Hesco manufactures and supplies components and systems for ventilation systems from a single source. Its strengths include system solutions adapted to the type of building. Products for ventilation and air-conditioning systems are manufactured in Rüti.

After extensive preparations, the groundbreaking ceremony for the new production hall took place on 23 March 2023. The timber construction company Strüby Unternehmungen is realising the architecture, project development, engineering, production, realisation, customer service, building maintenance and carpentry work as a total service provider.

The building stands on a foundation and a base plate made of reinforced concrete, above which a modern building in timber element construction is being built from the ground floor upwards. By using 2500 cubic metres of construction timber and a photovoltaic system with an annual output of 590,000 kilowatts to generate electricity for heating and hot water, Trox Hexo emphasises “the connection to nature and to the renewable raw material” and meets all energy requirements.

Infotech builds new building in Grenchen

Infotech Automation is moving from Solothurn to Grenchen. The land purchase for a large new building in the new industrial park on Lebernstrasse took place a few days ago, and the building permit has been issued. Construction work will begin on 5 April. They should be completed in one and a half to two years. The company provides information about this in an article in the “Grenchner Tagblatt” of the “Solothurner Zeitung”, which it has published on its website.

Infotech designs, produces and implements highly automated production systems, primarily for the manufacture of semiconductor power electronics. For this purpose, the new location will have 9600 square metres of office and production space on three floors instead of the previous 4400 square metres.

The company, which is considered a so-called hidden champion and is growing continuously, could even add another storey later. The building, designed by SSM Architects of Solothurn, will reportedly be mostly glazed. The material regulates its own light transmission. Heating and cooling will be provided by geothermal probes fed by photovoltaics on the roof.

According to its co-founder, CEO and shareholder Ernest Fischer, the recipe for success of the continuously growing company lies in quality, innovation, support and, without exception, customised developments: “The customers’ expectations must be exceeded in every respect. Lenzburg gets recyclable coworking space

Project developer gutundgut has realized a coworking space on the site of the former toy factory Wisa Gloria in Lenzburg according to the principles of the circular economy. All the materials used for the approximately 400 square meters of office, meeting and creative space have already been used somewhere before, explains gutundgut in a statement on the coworking space Gloria , which was inaugurated in mid-September.

"With Gloria we wanted to prove that it is possible to build sustainably and cost-effectively without having to compromise on quality and aesthetics," Christian Müller is quoted as saying in the statement. "The numerous, very positive responses from our guests on the opening weekend show that this was a success," says the partner and architect of the Zurich project developer.

According to the announcement, Gloria can also shine with a pioneering achievement in sanitary facilities: a dry toilet has been installed in an office building for the first time in Switzerland. In addition to the range of jobs, the Gloria should also serve as a "feel-good and meeting place for business and culture", explains Rafael Enzler, partner of gutundgut and co-initiator of the project. "The existing gastronomy, event and cultural offerings in the former Wisa Gloria factory area offered an ideal setting for this."

  • This is what office design looks like today

This is what office design looks like today

How and where do we like to work or work best? This is the question that occupies employees. And the challenge that companies are dealing with.

The change from a culture of presence in hierarchical structures to a culture of trust and performance in networks is progressing. We are becoming more and more used to getting involved in common corporate goals regardless of time and place. The involuntary mass home office test in particular has shown how the definition of the workplace is changing over the long term. Companies are reactivating their offices and asking themselves: are our workspaces still up to date? It's obvious: The office with future prospects goes beyond the walls of the company headquarters. A new design normality is emerging that supports hybrid use and regards the office as part of an ecosystem.

What does office design look like today?

    It depends on the location
In addition to the premises, the location is decisive for how much we are motivated to commute to the office. Employees expect good accessibility by public transport and the best catering and shopping options on site.

Cheers to diversity and freedom of choice
An attractive office is a working environment in which employees can choose the zone that best suits their current activity. So a mix of project, creative, meeting and focus rooms as well as lounge-like meeting zones. And not to forget: the workplace with the height-adjustable desk for focused individual work. Alternatives such as home office, coworking space or coffee house expand the range of work outside of the office.

    The neighborhood is our territory
So-called home bases or hubs provide orientation in the office. These are neighborhoods where teams come together. Rituals are also beneficial for mutual exchange: for example the fixed office day, the team breakfast or cooking lunch together. The office design is crucial for establishing social activities among employees.

    Do not disturb!
Online meetings will remain an integral part of everyday work in the future. Of course it's annoying when everyone makes the calls in the open team office. The solution? Opportunities to retreat in the form of "telephone booths" with good acoustics, ventilation and lighting. Larger cubicles are perfect for one-on-one conversations or as a temporary individual office.

Acoustically optimized workplace for collaborative teamwork.

    Preferably hybrid
Zoom & Co. for digital meetings make the journey to the site superfluous. At the same time, we also value physical encounters. It is not a question of whether the collaboration is hybrid, but rather how much. The key lies in the spatial integration and intuitive operation of the technology.

The office as a feel-good place
How a room is designed demonstrably influences engagement, perceived appreciation and satisfaction. The acoustics are particularly important: Speech intelligibility should be high in meeting and communication rooms, but it should be as quiet as possible in open spaces. Targeted lighting and plants also ensure a pleasant working atmosphere.

    Office? Yes of course!
The more natural the environment, the better we feel. Naturalness can also be achieved in the office with furniture and decoration. What is not visible at first glance, however, is the sustainability of the materials used. Wood from sustainable forestry, fabrics made from recycled materials or refurbished furniture give the office additional inner values.

Space for chance encounters and conversations.

Take the opportunity to shape the identity and culture of your company with the physical work environment. Show your employees why it is worth coming back to the office in the future.

  • ACRON acquires certified sustainable office property in Leudelange, Luxembourg

ACRON acquires certified sustainable office property in Leudelange, Luxembourg

“With our participation in the fully rented office building WOODEN, designed according to the ecological state of the art, we are offering German investors, among others, a direct investment in a sustainable property. By investing in this project, investors have the best prospects for a stable and promising investment," says Kai Bender, Managing Director of ACRON GmbH.

Wooden SA is the owner of the WOODEN office property, whose floor space of 9,462 m² is fully let to renowned financial companies. Among other things, the building will house the headquarters of Bâloise Assurances Luxembourg. The Baloise leases around 82 percent of the total floor space for up to 15 years. The remaining 18 percent will be used by the CLE (Compagnie Luxembourgeoise d'Entreprises) until at least the end of 2028.

The first wooden office building of this size in Luxembourg is a "pioneer project" at a desirable location in Leudelange. The growing importance and rapid development have already made Leudelange the most important conurbation in Luxembourg and one of the top locations for real estate in the country.

The tenants are expected to be able to move into their office space from the end of 2022.

This investment opportunity is open to semi-professional and professional investors from Germany via ACRON LUX REAL ESTATE I SCS (ISIN: LU2399210942), which was founded specifically for this purpose. After the investment in this club deal has been fully placed with 10 to 15 investors, the composition of the group of investors will probably not change until the exit. The company's goal is to develop WOODEN, hold and manage the property and later sell it for a profit.

BREEAM is the world's leading certification system for sustainable construction, which includes the entire life cycle of buildings – from new construction to use and maintenance. WOODEN was rated "BREEAM Excellent". The WELL Building Standard was developed to promote health and well-being in buildings worldwide. The types of wood used in the property come exclusively from sustainable forestry from PEFC-certified forests in the greater Luxembourg area. For every tree felled, one or two new ones are planted.

  • Park Ost: Entrepreneurship meets research

    Park Ost: Entrepreneurship meets research

A lot of innovation is already happening three kilometers from the city center of St. Gallen. This is where Empa is located, the ETH Domain's interdisciplinary research institute for materials science and technology. Right next to it is a 35,000 square meter commercial property, where a community of start-ups, SMEs and technology-oriented companies has developed over the past ten years. The Startfeld association, a network for innovations and start-ups, is also located here. It provides managed premises – event rooms, meeting rooms, meeting points, a makerspace and a co-working space. There is also a publicly accessible canteen.

The Switzerland Innovation Park Ost aims to establish itself in this area by 2022. There are currently reserves of 9,000 square meters of commercial and industrial building land here. With a standard construction method of 18 meters high, this results in development potential of almost 18,000 square meters of usable space. For an initial expansion phase, there are plans to initially have around 6500 square meters of usable space. It is expected that this could be achieved by 2025. Two further expansion stages can be implemented as required.

The areas that are already available are suitable as clean rooms, laboratories and rooms for industrial production. Most of the available spaces have plenty of natural light and are therefore also suitable as offices, meeting rooms or for events.

Park Ost is to become a globally recognized center where companies in Eastern Switzerland promote innovations in selected areas on the basis of research by Empa, the St. Gallen Cantonal Hospital and the University of St. Gallen. The focus of innovation at Park Ost is dedicated to the development of technologies for health and medical technology as well as in the machine, electrical and metal industries. With regard to these technologies, he also deals with digitization – in particular artificial intelligence and the “Internet of Things”.

How does Park Ost actually create synergies between business and research? Companies can bring their projects to Park Ost. Depending on the scope of the projects, they also send employees to the park's location. The research institutions can also send employees to the park and thus bring research expertise into project operation. You support the project team of a company or work as your own project team.

Park Ost is run by a private stock corporation. Switzerland Innovation Park AG was founded at the beginning of September 2021. She gives herself ten years to make the Innovationspark Ost financially self-sustaining.

An external location of Park Ost is RhySearch in Buchs. A campus is planned there, where the University of Applied Sciences in Eastern Switzerland, the Buchs vocational and advanced training center and the Alpine Rhine Valley Precision Industry Center are located. The Buchs campus has 8,000 square meters of industrial building land reserves.

    open2work is looking for investors

Many companies have too much space all the time or even temporarily. Moving to smaller premises would be too time-consuming. Conversely, other companies or sole proprietorships often need more space temporarily. Open2work GmbH wants to mediate between the two groups.

The start-up founded in 2020 by Alexandre Roque and Lionel Ebener from western Switzerland handles the bookkeeping and payment transactions. There are currently a total of 22 offices around Zurich and Zug, two in Bern and one in Sion.

Open2work is currently in talks with investors. The company wants to grow faster with fresh capital. After the end of the Corona crisis, the two founders see a growing need for flexible solutions, both on the part of the providers of office space and among the users.
