    First stage Attisholz with UBS investment

    The Attisholz site in Riedholz is being given a new lease of life thanks to an investment by the UBS pension fund. The “Kocherei”, once a central location for cellulose production, is being extensively remodelled. The winning project by Burckhardt Architektur from Basel envisages around 150 rental flats and 4,000 m² of commercial space, which will breathe new life into the historic building.

    Collaboration between UBS and Halter AG
    The UBS pension fund, which acquired the 73,000 m² core site back in 2022, has now also confirmed its investment in the “Kocherei”. A work contract was signed between the UBS pension fund and Halter AG on 28 June 2024. While the UBS pension fund will act as investor and owner, Halter AG will be responsible for the planning and realisation of the project as overall provider.

    First stage of the site development
    The development of the Attisholz site, which is to be transformed into a sustainable living space over the next 25 years, begins with the first stage. In addition to the “Kocherei”, this also includes the “Lagerhaus” and publicly accessible open spaces. The design plan for this first stage is currently being drawn up in collaboration with the municipality of Riedholz and the canton of Solothurn and will soon be submitted for public consultation and approval.

    Sustainable and vibrant future
    The transformation of the Attisholz site into a vibrant and sustainable neighbourhood is an important project for the region. The revitalisation of the “Kocherei” and the creation of residential and commercial space are central components of this vision. The realisation of the projects is planned for the period 2025 to 2028 and will contribute significantly to the upgrading of the entire area.

    With the UBS pension fund as a strong partner and Halter AG as an experienced developer, the transformation of the Attisholz site will be driven forward swiftly and professionally in order to create a new, sustainable living space for the municipality of Riedholz.

    Green open space on the Papierwerd site in Zurich

    A versatile open space has been created on the small square between the Globus Provisorium and the Mühlesteg. This green space invites you to linger with various seating elements and a view of the Limmat. New trees provide shade and pleasant places to sit on sunny days. For this new open space, existing car parks on the forecourt of the Globus Provisorium were removed, the ground unsealed and an innovative green concept established. Temporarily placed trees in so-called “airpots” already provide shade and cooling today and can also be replanted later, which makes the new greenery doubly useful.

    Development direction and further measures
    This milestone is part of the development direction adopted by the city council for the Papierwerd site (STRB No. 2722/2023). The development direction is based on the “Forum Papierwerd” strategy process and dialogue procedure. The desire for open space was set out in the eleven key statements for the Papierwerd site.

    Further immediate measures are planned for 2025. At the same time, as part of the ongoing in-depth phase, the structural clarifications regarding the Globus provisional building will be further advanced, the handling of the conservation value and water protection will be discussed and a rough utilisation and operating concept will be developed.

    Integration into the HB/Central masterplan
    The development of the Papierwerd site is being closely coordinated with the overarching “HB/Central masterplan” and will be incorporated into it. Consistent findings from both plans, such as the expansion of the open space, the improvement of the quality of stay, access to the Limmat and heat reduction, will be pursued further. With the masterplan, the City of Zurich is developing a vision for the future of the HB/Central area with a time horizon up to 2050 for transport and urban planning in this area. Interested parties are invited to visit the Papierwerd site in person and discover the qualities of the newly created place to stay in the heart of the city.     The “Louelipark” project as a guiding star in Heimberg

    Nach der Stilllegung des Rigips-Areals in Heimberg öffnet sich eine seltene Gelegenheit zur Neugestaltung. Das Projekt «Louelipark» nimmt diese Chance wahr und zielt auf ein ausgewogenes Quartier, das Wohn-, Gewerbe- und Freiräume intelligent kombiniert, wodurch Heimberg an Attraktivität und Mehrwert gewinnt.

    Hinter dem ambitionierten Vorhaben stehen die Berner Pensionskasse und die Frutiger AG. Ihre Vision? Die Transformation des ehemaligen Industrieareals in bis zu 300 Wohneinheiten, ergänzt durch Gewerbeflächen, die insgesamt ca. 4.000 Quadratmeter umfassen und Platz für etwa 100 Arbeitsstellen bieten. Obwohl der Schwerpunkt nicht auf Handelsbetrieben liegt, werden Handwerksunternehmen, Büros und produzierende Gewerbebetriebe in den Räumlichkeiten eine neue Heimat finden.

    Die strategische Lage des Areals, nur einen Steinwurf vom Heimberger Bahnhof entfernt und direkt an der Stockhornstrasse gelegen, stellt sowohl für Anwohner als auch für Geschäftstreibende eine unschlagbare Lage dar. Dank seinen grosszügigen Aussenräumen und den unterschiedlichen Nutzungsmöglichkeiten weist das Quartier Zentrumsqualität auf und stellt damit einen Mehrwert für die Nachbarschaft und die ganze Gemeinde dar. Das Herzstück bildet der grosse Quartierpark, der zwischen dem Gewerbebau und den Wohnbauten liegt. Entlang des Loueligrabens bietet er Erholungsraum, Spielflächen und Plätze zum Verweilen. Das durchlässige und grüne Quartier bietet seinen Bewohnenden höchste Lebensqualität und ein naturnaher Lebensraum für Tiere. Im Betrieb nutzt der Louelipark erneuerbare Ressourcen, Photovoltaikanlagen produzieren vor Ort Strom und die Wärme wird aus dem Grundwasser gewonnen.

    Weiter hervorzuheben ist der partizipative Ansatz: In der Phase der öffentlichen Mitwirkung konnten diverse Stakeholder ihre Meinungen und Anregungen in den Planungsprozess miteinbringen.

    Die kantonale Vorpüfung ist der kommende Planungsschritt. Voraussichtlich im Sommer 2024 wird das Projekt öffentlich aufgelegt. Die anschliessende Abstimmung über die Überbauungsordnung ist ca. im Frühjahr 2025 vorgesehen. Der «Louelipark» markiert einen Meilenstein in Heimbergs Entwicklung, wobei eine hohe Lebensqualität und nachhaltige Werte im Mittelpunkt stehen.

    Insgesamt verdeutlicht das Projekt einen fortschrittlichen Ansatz in der Gemeindeentwicklung von Heimberg, indem es Wohn-, Gewerbe- und Freiflächen ideal miteinander verknüpft und so zur Steigerung der allgemeinen Lebensqualität beiträgt.

    Halter AG can realize the Attisholz-Areal project

    The government council of the canton of Solothurn has approved the land use planning for the Attisholz area in Riedholz. The decision ensures the further development of the area in the next 25 years, according to a media release from the Schlierem-based construction company Halter AG . On the Halter project page , it says about the project that cellulose has been industrially produced on the site for 130 years. Since the end of 2016, Halter AG has been working with the municipality of Riedholz and the canton of Solothurn to redesign the area.

    The usage planning that has now been approved was drawn up from 2018 to 2019 in a planning group of the municipality, the canton and Halter AG. After the preliminary examination, the participation procedure and the condition of the land use planning from 2020 to 2021, the municipality of Riedholz transferred the dossier to the canton of Solothurn in June 2021, according to the holder's notification. The decision of the government council now creates the planning law basis for a new zoning plan, as well as a zoning and development plan, in order to develop a living space for living, working and leisure out of the area.

    It is important that "the population stands behind the project and that the effects on the community in social, economic and ecological terms are acceptable," said Sandra Morstein, Mayor of Riedholz. "That is why great importance was attached to informing and participating in the population as well as trusting and constructive cooperation with the canton and Halter AG in the planning and development of common objectives."

    The results of a study by landscape architects on open space will be available in February. The planning of the infrastructure for public transport and community buildings such as schools and day-care centers is in preparation.
