    “Vision 2040 “AROVA HALLEN in Flurlingen

    One step on a long journey has been taken: all those involved in the consultation process have signed the utilisation and development concept (NEK) for the AROVA HALLEN site. The Cantonal Office for Spatial Development ARE accompanied the upstream informal process in an advisory capacity without a signature. This means that the planning realisation can be addressed and discussed.

    Culturally unique and economically viable
    The AROVA HALLEN site is currently registered in the regional structure plan as a workplace area and is clearly differentiated from others by its historic building fabric. This represents both an obligation and an opportunity. The aim of the NEK is to put the site on a sustainable and economically viable footing and thus provide a forward-looking response to the challenges of spatial development in the Weinland region.

    Goals and visions for a mixed neighbourhood
    The main objective of the NEK is to maintain and strengthen the location as a place to work and to value the architectural heritage. The plan is for high-quality internal development that brings living and working closer together. “Vision 2040” envisages the creation of around 250 new flats by 2040 without reducing the existing 400 jobs. The focus is on modern forms of living and working as well as a lively neighbourhood with moderate traffic, complementary specialist shops and restaurants.

    Working and living in harmony
    The NEK thus follows the idea of mixed utilisation – living and working are moving closer together. Due to the historic building fabric, the site is particularly suitable for moderately disruptive businesses and services. The “Vision 2040” target image shows how the site can be developed into a modern business park that reduces mutual emissions and creates a lively neighbourhood.

    Current developments and plans
    In addition to the long-term goals, there are numerous current measures to strengthen the image and identity of the site. By focussing on the preferences of potential tenants, additional space has already been let. Interim uses and temporary events are also planned for the future. Following the fire in the beautiful WERKHALLE, the damage was repaired and a meeting point for tenants and their customers is to be created on the ground floor.

    Coordination and information

    Those who network have more potential. This is the basis of the “Manufakt” concept developed by Steiner AG. It stands for modular building complexes with flexible use by high-value-added, manufacturing industries. Manufakt8409 is the third business park project in Switzerland based on the “Manufakt” concept to be built in Neuhegi, just outside Winterthur.

    The clear and powerful building has a signal effect. Even from a distance, the large neon sign lights up and points the way to Manufakt8409. The business park impresses with its simple and efficient building structure and architecture, which form a worthy prelude at the entrance to the Neuhegi district. Materials such as glass, metal, steel and exposed concrete accentuate the urban character of the property.

    The landscaped public courtyard, which is also the central point of arrival and the fulcrum of the building, serves as a deliberate counterpoint to the urban appearance. A variety of meeting zones invite people to linger, relax and exchange ideas.

    Manufakt8409 will be built according to the design of the architecture firm Superdraft Studio and in accordance with the sustainability standards of Steiner AG in Minergie P.

    The commercial property will comprise around 7100 square metres of modern, flexible floor space on five floors. The premises are designed for office, commercial and industrial use. The room heights of 3.4 to 4.5 metres underline the industrial charm of the building.

    Shared spaces such as meeting zones, meeting rooms and catering stations complete the offer. These spaces help to reduce the need for rental space and thus lower the fixed rental costs. They also promote networking among tenants.

    Manufakt8409 is located directly next to Winterthur-Hegi railway station. The centre of Winterthur can be reached in 7 minutes by S-Bahn. The connection to the Eulachpark recreational area rounds off the location. Neuhegi is currently developing into Winterthur’s second urban centre and is already a diverse district in which internationally active high-tech companies are located.

    Manufakt8409 will be completed by 2025. Occupancy is also planned for 2025.

    Glass, metal and exposed concrete – the new commercial property Manufakt 8048 was created as a minimalist blank and at the same time a prototype for sustainable service and production facilities.

    With the concept and the brand "Manufakt", the real estate developer Steiner AG wants to offer more utility with less resource consumption. Manufactory 8048 has various “shared spaces” – common areas such as reception areas, meeting rooms or meeting areas. This reduces the direct room costs and the operating costs for additional areas. This should also attract young companies.

    The office building manages without load-bearing walls and thus offers a flexible spatial grid. In addition, Steiner AG has designed "room boxes" for individual workstations, which can be put together in modules if required.
    The new tenants in Altstetten are currently in the process of individually designing their floor plans as part of the tenant fit-out and converting the up to 4.5 m high rooms into production and office areas, laboratories and showrooms.

    The design of the building in Altstetten was developed and planned by Theo Hotz Partner Architekten. Although Theo Hotz (1928-2018) was considered one of the best-known high-tech architects in Switzerland during his lifetime, the Manufactory 8048 was designed as a "low-tech" building: the building technology and the standard of construction are minimal, the structural details are simple. The clear design language of the building results from a simple cubic outline with six floors. These can be recognized from the outside by continuous glazed ribbon windows and horizontal aluminum parapets. In the building, industrial
    tial materials such as steel, exposed concrete and seamless industrial floors together with exposed installations.

    In the center of the building is an airy atrium, which serves as an open inner courtyard for access and becomes an attraction, meeting point and relaxation area. The liveliness in the inner courtyard is supported by greenery, which is intended to contribute to a positive climate. Lifts and cantilevered arcades lead from the inner courtyard to the floors.

    In Wädenswil and Winterthur, two more industrial parks will be built in the coming years based on the Manufakt concept. An important element is the networking of the various tenants across the locations.

    Ina Invest takes over the implementation of Bredella in Pratteln

    Ina Invest will take over the majority of the CERES Group Holding AG, informs the real estate company based in Opfikon in a message . Further shares in the company of the Lucerne investor Hermann Alexander Beyeler go to Ina Invest investment partners not named in the communication.

    The Bredella development area in Pratteln is named as the heart of the new acquisition. The industrial and commercial park located here is to be replaced in the next 20 years by a city quarter with 70 percent living space and 30 percent commercial space.

    Ina Invest writes that the market value of the properties on the 82,600 square meter area at Pratteln train station will increase from around CHF 300 million today to over CHF 1 billion. The commercial space in Bredella currently generates around 8.6 million Swiss francs in rental income. HRS Real Estate AG and Implenia as general contractors are to take on the implementation of the project in equal parts.

    Ina Invest intends to pay part of the purchase price in the form of shares. Specifically, 10 percent of Ina Invest's share capital is to be transferred to Hermann Alexander Beyeler. Ina Invest intends to offer the current tenants on the site "in the course of the site development further suitable areas on the site".

    The new Werkarena business park in Basel celebrated topping-out on Friday. After construction began in autumn 2019, Steiner AG was able to complete the shell of the building complex, according to a media release.

    The first tenants should be able to move in from autumn. The Werkarena is designed for different types of companies. The lower floors offer a ramp system for small vans especially for the storage and logistics industry. Tenants can also use the existing office, meeting and conference rooms jointly.

    The upper floors offer a marketplace, a forum and rooms for new business models. They are primarily intended to address startups and small and medium-sized companies that are expanding their network and looking for a place for inspiration and exchange. The trade association Basel-Stadt and the Business Parc Reinach operate part of the commercial and business park, which particularly want to promote start-ups.

    The Werkarena is being built near the border with Germany, the A3 motorway and the EuroAirport Basel-Mulhouse airport. It is an initiative of the trade association Basel-Stadt , Immobilien Basel-Stadt , Business Parc Reinach , Steiner AG, smeyers AG and Picard Angst AG as well as other large companies.
