    CO2-neutral commercial building with ramp and roof garden

    Felix Partner Architektur und Design from Zurich have symbolically handed over the first dismantled components of the former Stewi headquarters in Winterthur-Grüze to their customers for recycling at the start of construction of their Green Spin project in Winterthur. According to a press release, most of the demolished parts will not end up in landfill, but will be reused in other buildings. The demolition concrete will also be shredded and used to produce recycled concrete.

    A service building for commercial tenants will be built on the same site. Companies that also focus on sustainability themselves are set to move in from late summer 2027.

    The building shell is planned as a CO2-neutral timber construction. A green inner courtyard and a roof garden will also be realised. Photovoltaic modules on the façades and wind turbines will supply green electricity, while geothermal energy will be used for heating. The building is to be certified in accordance with the international BREEAM sustainability standard.

    The centrepiece is a ramp that is up to six metres wide and rises gently around the inner courtyard. It provides access to the rental areas on all levels, including by bicycle. The commercial, office, production and sports space will be complemented by catering outlets and individual retail outlets.

    “I hope this project will inspire others to think big and act boldly,” said FDP National Councillor Andri Silberschmidt in his speech at the start of construction. Jens Andersen, Winterthur’s master builder, emphasised that the project “fits in perfectly with our strategy of sustainable urban development”.

    The start-up Padelta from Rothenburg LU will be the anchor tenant for the Green Spin service building in Winterthur, according to a press release. Padelta will build five courts, a fitness facility and a café on 3,200 square meters. The courts are due to open in 2027. Padelta operates 33 playgrounds at eight locations in Switzerland.

    “Padelta is a perfect fit for our targeted tenant mix,” Rahel and Peter Felix are quoted as saying. Both initiated and developed the Green Spin project with their office Felix Partner. With its range of sports, leisure activities and restaurants, the Padel Center appeals to exactly one of the building’s intended user groups.

    Green Spin is located in the Grüze district in the east of the city of Winterthur and offers 31,000 square meters of space for businesses, offices and services. The project is geared towards the ecological, economic and social aspects of sustainability and will be certified in accordance with the international sustainability standard for buildings, BREEAM. Construction of the building will start in 2025 – it will be occupied in 2027.

    “Being the first mover in a pioneering project in Europe has excited us,” says Yannick Moser from Padelta. According to the press release, the concept has also won over other sectors. Concrete negotiations are already underway with other anchor tenants for Green Spin.

    Green Spin receives authorisation to build a sustainable office building complex. According to a press release, companies specialising in sustainability will move in here in three years’ time. The future units will have modular rental areas of between 35 and 1,400 square metres with a total area of 31,000 square metres. In addition to commercial, office and production premises, catering businesses and individual retail outlets will also move into the future quarter. Green Spin was initiated and developed by Felix Partner Architektur Design from Zurich.

    The architecture firm promises functional architecture with a photovoltaic façade and wind turbines for green electricity as well as a heating system that works with geothermal energy. The location is close to the city centre and has good connections to public transport and the city’s cycle network. A ramp up to six metres wide, which rises gently around the inner courtyard and is accessible by bike, is a particular highlight. This provides access to the rental space on all levels so that you can cycle directly to the office or shop.

    The building is certified in accordance with the international sustainability standard for buildings, BREEAM, and fulfils the ESG standards for sustainability reporting as well as the standards for Scope 1 and Scope 2 emissions of the Greenhouse Gas Protocol.
