    AI-supported analysis evaluates leading construction and property companies in Switzerland

    The Zurich-based swissreputation.group has teamed up with the Hamburg-based IMWF Institute to analyse the media reputation of the most important construction and real estate companies in Switzerland. For the benchmark study “Reputation of construction and real estate companies in Switzerland 2024”, all reputation-relevant statements about the selected companies from Swiss media and other online sources were analysed with the support of artificial intelligence (AI) in the period from June 2023 to May 2024.

    According to a press release, a total of 46 construction companies, property service providers, companies and owners were analysed, including 21 construction companies and property service providers and 25 property companies and owners. In total, over 26,000 statements in Swiss media were analysed using artificial intelligence.

    As in 2023, Implenia from Opfikon ZH took the top spot among construction companies and property service providers. The basis for this is the company’s outstanding visibility. According to the press release, none of the other construction companies come close to Implenia’s media presence. In second place is ERNE in Laufenburg AG, followed by SENN in St.Gallen and LosingerMarazziin Bern. They are followed by Frutiger AG in Thun BE, Eiffage in Glattbrugg, Strabag and Halter AG in Schlieren ZH, Anliker in Emmenbrücke LU and Marti in Lucerne.

    According to the press release, a highly developed, AI-supported text analysis was used to measure reputation. After pre-filtering all media articles from the selected companies, the specially trained algorithm semantically analyses the statements and assigns them to the thematic reputation dimensions of product & service, innovation, profitability, sustainability, management and employer.

    In the ranking of property companies and owners, Swiss Prime Site from Zug is in first place, followed by Mobimo from Küsnacht ZH, PSP Swiss Property from Zug and Swiss Life Asset Managers from Zurich in fourth place, with SFP Swiss Finance & Property Group from Zurich, HIAG from Basel, Fortimo from St.Gallen and Intershop from Basel coming in between fifth and eighth place. The top 10 is completed by UBS Asset Management from Zurich and Investis from Zurich.

Zusätzlich erforderten die Qualitätssicherung und Verbesserung der Daten erheblichen manuellen Aufwand. Es gibt auch verschiedene ESG-Frameworks und Berichtsstandards, wie GRESB, mit unterschiedlichen Kriterien und Anforderungen. Dies macht es für Kunden von Wincasa schwierig, die steigenden Anforderungen an Nachhaltigkeit und transparente Berichterstattung zu erfüllen.

    Die beiden Firmen strebt gemeinsam an, die Nachhaltigkeitsberichterstattung einfacher und transparenter zu gestalten. Zu diesem Zweck wurde eine ESG-Datenmanagementplattform entwickelt, die die Erstellung von GRESB-Berichten erleichtert. Dr. Niklas Naehrig, Leiter Strategie & Nachhaltigkeit bei Wincasa, erklärt: “Unsere Plattform ermöglicht die Integration verschiedenster Datenquellen und die Auswertung von Daten gemäß internationalen Berichtsstandards. Neben Daten aus dem Immobilienbetrieb können auch öffentlich verfügbare Daten eingebunden und die Datenqualität automatisiert überprüft werden, indem künstliche Intelligenz und menschliche Expertise kombiniert werden.”

    Die entwickelte Lösung wird derzeit als Pilotprojekt im Portfolio eines namhaften Schweizer Immobilieneigentümers getestet. Die Plattform wird den Aufwand für die Datenerhebung und -auswertung erheblich reduzieren und die Datenqualität verbessern. Gleichzeitig bietet sie detailliertere Einblicke in das Nachhaltigkeitspotenzial des Portfolios.

    The Felivita development with 39 rental flats and 44 floor units is being built in a good location in Bachenbülach.

    Felivita consists of seven building units with different owners. The Vertina Investment Foundation is one of them, participating in the project with 26 rental flats. These units are offered with the iwo residential model.

    An exciting project! There are seven months left for marketing, after which the flats will be completed for individualised occupancy. Individualised living is offered in this project as an alternative to condominium units. The tenants will be able to design the interior of their rental flat according to their own preferences, similar to home ownership.

    There are three different design lines to choose from. The basic lines can be combined with each other and floor coverings, kitchen fronts or bathroom tiles in different materials or colours can be selected. As an option, for example, the choice of a shower toilet or an upgrade of the kitchen appliances is offered. The digital configurator guides the future tenant through the selection process and directly reflects the additional costs incurred for the individualised rental flat.

    The additional costs incurred by selected “upgrades” are borne by the tenant and will be invoiced prior to commencement of the tenancy.

    In mutual interest, a long-term rental contract is concluded for five years. To ensure investment protection, tenant-side renewal options of five years will be agreed, which can only be terminated by the tenant.

    The developer is convinced that iwo will create added value for tenants and investors. The improvement of the offer for tenants leads to more sustainability and stability in the joint contractual relationship, which in turn reduces the maintenance costs to the benefit of the investors.

    The target group is prospective tenants who want to live in the development for the long term. Typically “best agers”, but of course also families or other settled groups of people.

    Markstein is responsible for marketing the entire project. The start of letting is scheduled for May 2023. Occupation of the rental and condominium flats is in autumn 2024.

    Renovation of the headquarters of an international organization in Geneva
    Implenia has had the privilege of completely renovating the historic headquarters in Geneva for an important international organisation. The project will last about two and a half years. The work includes, among other things, the adaptation of the facades and the security installations to the current standards, a complete redesign of the general rooms and the 1,200 workplaces and the modernization of the technical equipment and installations.

    Implenia won the project as general contractor in a competition based on a previous mandate as overall planner and a new building that had already been built for this international organization. The aim of the project is to preserve the historical heritage while maintaining high architectural quality. The refurbished building is designed to meet strict sustainability requirements and was planned using BIM. The execution is done with Lean Construction.

    PULSE – two new buildings for production and research in Cheseaux-sur-Lausanne
    As total contractor, Implenia is constructing two new four-storey buildings for production and research in bio-pharmaceuticals, life sciences and other sectors in Cheseaux-sur-Lausanne for the client, which belongs to the EPIC Suisse AG group. The two buildings are connected by two shared basements. They are being built as a shell and the areas will be partially fitted out according to the wishes of the future tenants. The new buildings will be built to the Minergie standard and BREEAM-good certification is being sought. The project was planned with BIM and executed with Lean Construction.     New Kyoto office building in the Green Village in Geneva

    The Swiss Life Investment Foundation has commissioned Implenia as general contractor to construct the Kyoto office building in the new Green Village district on the grounds of the World Council of Churches in Geneva. The project has a total volume of more than CHF 60 million and will be around

Implenia's Real Estate Division has been commissioned to develop the Green Village district, and Implenia's Buildings Division has already realized the Montreal residential building. The Kyoto office building has ten floors, including the ground floor, which will be partially converted at the request of the future tenant. Sustainability plays into the development of the Green

    New residential and commercial building on Alleestrasse in Biel

    As the general contractor, Implenia is constructing two new replacement buildings with five full floors in the Brühlstrasse Süd area in Biel for the client Meili Unternehmungen AG. A total of 105 rental apartments and service areas on the ground floor facing the street are planned to a high architectural standard. The project resulted from a study commissioned by Meili Unternehmungen AG and won by the architects Bart & Buchhofer AG. The solid construction with a rear-ventilated wooden facade is created with geothermal probes, a heat pump and a large-scale photovoltaic system. The project has a total volume of CHF 42 million and will last around two and a half years.
