    New major orders for building construction projects in Berne and Zurich

    “Implenia has won further large and challenging building construction contracts,” the construction and property company from Opfikon announced in a press release. The order volume is estimated at over CHF 400 million in total. The two largest projects are a new building for the University of Bern and a residential development in the Zurich Oberland.

    The Canton of Bern has commissioned Implenia with the master builder work for a new medical research and training centre for the University of Bern. The university plans to unite five institutes of its medical faculty here. Construction work is due to start in May 2026 and be completed in July 2028.

    In Oetwil am See in the Zurich Oberland, Implenia will act as total contractor for the Seraina Investment Foundation to realise the new Schachenweid development. Eight flat blocks with 90 condominiums are planned here. Construction work is scheduled to start in September 2025 and the apartments should be ready for occupancy in October 2027.

    In the press release, Implenia also lists the modernisation and conversion of an inner-city building, the conversion of an old factory site in western Switzerland into an urban quarter and two new construction projects for school buildings in Switzerland and Germany as further new orders. The new projects “are in line with Implenia’s strategy of focusing on specialised real estate, which requires extensive expertise and many years of experience,” writes Implenia.

    Implenia builds large hotel complex in Andermatt

    Construction company Implenia has been awarded the contract by Andermatt Swiss Alps to build a large new hotel complex in Andermatt. According to a press release, the project is part of the overall development of the Andermatt Reuss district. A hotel & residences with 66 rooms, 164 apartments, a restaurant and a spa area are to be built in the vacation destination by the end of November 2027. Construction is due to start in spring 2025.

    According to the press release, the hotel complex consists of three individual buildings. These are connected by a spacious lobby area on the first floor. The building will be a solid construction and connected to a district heating network. Groundwater will be used for cooling and a photovoltaic system will be installed on the façade. The construction contract also includes part of the access road and a snow protection roof.

    The Buildings division in the Baumeister business unit was also awarded contracts for other major construction projects: Implenia is building two large, mixed-use residential developments in Köniz near Bern and in Zug, new school buildings in Binningen BL and Zug and a new community center in Pratteln BL. Handover for these projects is scheduled for fall 2025. This results in a total order volume of CHF 200 million.

    Implenia is facing a change of leadership. The internationally active construction and real estate company from Opfikon announced in a press release that current CEO André Wyss will retire from operational business at the end of March 2025. According to information from SBB, the outgoing Wyss will join the Board of Directors of Swiss Federal Railways in April 2025 and will take over the chairmanship from Monika Ribar in 2026. Implenia’s Board of Directors has appointed Jens Vollmar as Wyss’ successor. The current Head Division Buildings and Country President Switzerland has been with Implenia since 2013.

    “I am delighted that in Jens Vollmar we have been able to appoint an ideal internal successor as future CEO,” said Hans Ulrich Meister, Chairman of Implenia’s Board of Directors, in the press release. “The Board of Directors is convinced that with his strategic, business and construction expertise, his experience and his personality, he will lead the Group successfully into the future.” Implenia will decide on a successor for Wyss at the head of the Buildings division at a later date.

    The Civil Engineering Division will also be restaffed. Erwin Scherer will succeed Christian Späth, who is leaving the company, on September 1, 2024. Scherer has been responsible for tunnel construction and related infrastructure projects in the European markets at Implenia since 2019.

    In a further press release, Implenia announces its results for the first half of 2023. According to the statement, revenue increased year-on-year from CHF 1.72 billion to CHF 1.74 billion. At the same time, the operating result at EBIT level rose from CHF 49.9 million to CHF 50.5 million. For the year as a whole, Implenia expects EBIT of around CHF 130 million.

    The consortium (ARGE) of Implenia and Frutiger has been awarded the contract to build the Sisikon tunnel. According to a press release, the joint venture of the cantons of Schwyz and Uri has awarded the contract for lot 200 to the consortium led by Implenia. The contract is worth 430 million Swiss francs, resulting in a volume of 250 million Swiss francs for Implenia. The tunnelling is part of the New Axenstrasse transport infrastructure project.

    The core of the construction work is the single-tube, 4.4 kilometre long road tunnel with two-way traffic, which will be built by drill and blast. The consortium is also building underground structures such as access tunnels, diversion points, ventilation centres and exhaust shafts. This work will be followed by civil engineering works such as the construction of a large gallery to protect against natural hazards. The up to seven simultaneous tunnelling points and very tight space conditions are considered to be particular challenges. “We will be able to contribute our extensive expertise and experience in tunnelling and civil engineering,” says Christian Späth, Head Division Civil Engineering at Implenia. Due to its size and complexity, Lot 200 forms the centrepiece of the new road section on the eastern shore of Lake Uri and Lake Lucerne.

    According to the press release, construction work will start in mid-2025 and is scheduled to end in 2034.

    Company wins second contract for Rogfast tunnel project

    Construction company Implenia has won a second sub-project in the Rogfast tunnel project with its Norwegian partner Stangeland Mask in. E02 Kvitsøy is even more complex than the E03 Boknafjord Tunnel, which Implenia is already building together with Stangeland Maskin as a joint venture, and is worth CHF 420 million to Implenia. The order value for the entire project is CHF 540 million

    “We are proud to have been selected for this important project together with our joint venture partner Stangeland Maskin,” said Erwin Scherer, Head of Tunnelling at Implenia, in a press release. “E02 Kvitsøy is another complex tunnel project and therefore fits perfectly with our strategy, and we will contribute our extensive expertise in tunnelling, concrete and water and frost protection.” The contract with the Norwegian Public Roads Administration is scheduled to be signed on 7 June.

    E02 Kvitsøy is an 8.8 kilometre long two-way tunnel with a cross-section of 10.5 metres. It is to be built south and north of Kvitsøy in Fylke Rogaland in southern Norway at a depth of around 230 metres below the sea surface. The tunnel includes two ventilation shafts, a junction with ramps and a roundabout as well as 1.6 kilometres of road in the daytime area, two bridges and a large sea embankment. An industrial estate is to be built on this. Work is scheduled to start in late summer 2024 and be completed in 2030, with Implenia holding a 77 per cent stake and Stangeland Maskin 23 per cent in the joint venture. Implenia is responsible for tunnelling and lining the tunnel in the upcoming construction project, while Stangeland Maskin is responsible for material transport, including backfilling, earthworks and road construction in the tunnel and surface areas.

    In the new 2023 benchmark study on the reputation of construction and real estate companies in Switzerland, Implenia from Opfikon ZH is in first place among construction companies, followed by Halter AG from Schlierem. Steiner from Zurich, Allreal based in Baar ZG and Frutiger in Thun BE follow in the other places, achieving good results overall.

    Mobimo from Küsnacht ZH leads the real estate category rankings according to the survey. It is true that second-placed Swiss Prime Site, based in Zug, has significantly greater visibility than Mobimo and achieves similarly good scores. However, due to the lack of statements on the topic of employers, it was not enough for the top spot, according to the statement. Avobis and UBS Asset Management (both Zurich) as well as Fundamenta Group in Zug follow in the other ranks.

    Implenia builds infrastructure projects for CHF 100 million

    Implenia has received approval to build two complex transport infrastructure projects costing CHF 100 million. According to a media release, a motorway junction is being built in Zurich under the lead management of the construction and real estate company, which will provide particularly good protection against noise. On behalf of the city of Winterthur, Implenia is building a 390-metre-long complex bridge that will play a central role in the city’s development.

    Following approval from the Federal Roads Office(FEDRO), Implenia is responsible for upgrading the N01/36 Schlieren-Europabrücke motorway junction in Zurich-Grünau. The project includes maintenance of the traffic area between the Schlieren and Altstetten junctions. Prior to this, deconstruction, excavation and works pipeline work as well as the installation of a road wastewater treatment plant would have to be carried out. Noise barriers covering an area of 3,800 square metres are to protect residents of the Grünau neighbourhood from disturbance after the end of construction in 2027.

    On behalf of the city of Winterthur, Implenia is reportedly building a 390-metre-long, challenging bridge structure for pedestrians, bicycles and buses over the Grüze crossing. It connects Sulzerallee with St.Gallerstrasse and, according to the city, is intended to become “the public transport hub of the newly emerging Neuhegi-Grüze district”. The construction contract includes special civil engineering for foundations and protective structures, various civil engineering services in the track area and complex falsework structures. The bridge is scheduled to go into operation at the end of 2026.

    Implenia has again been awarded Gold level certification by EcoVadis in 2023. This puts the Opfikon-based construction and real estate company in the top 5 per cent of all companies assessed by EcoVadis for sustainability worldwide for the second year in a row, Implenia explains in a statement.According to her, EcoVadis is the largest provider of sustainability rankings and has assessed more than 100,000 companies from over 175 countriesm worldwide for sustainability.

    “The renewed gold rating from EcoVadis confirms our commitment to sustainability,” Anita Eckardt is quoted as saying in the release. The Chair of Implenia’s Sustainability Committee is pleased to see her company among the industry leaders. “More and more public and private clients are attaching importance to a good EcoVadis rating when awarding projects,” explains Eckardt. “Especially in the areas of environment and labour and human rights, our standards, our Health & Safety processes and our Code of Conduct were again rated very well.” In the area of ethics, Implenia had improved further compared to the previous year through internal awareness-raising for compliance and transparent reporting.

    Implenia aims to achieve twelve sustainability targets it has set itself by 2025. According to its Sustainability Report 2022 published in April, the company is well on track to do so.

    Implenia wins building construction contracts worth more than CHF 170 million in Germany and Switzerland

    Implenia has been commissioned by the Bavarian State Ministry of Science and the Arts to act as total contractor for the planning and construction of a new rehearsal and workshop centre (PWZ) for the Bavarian State Theatre in Munich, ready for operation. After the Regensburg Initial Reception Centre and the Regensburg State Housing Estate, this is already the third project Implenia has realised as a total contractor for the Free State of Bavaria as client, represented by the Regensburg State Building Authority. Planning began in March and construction is due to start in June. Handover to the client is scheduled for December 2026. The order volume for Implenia is more than EUR 140 million.

    The agreed services include the planning and construction of the PWZ, from the excavation pit for the 93-metre-long and 86-metre-wide L-shaped building to the interior design, including building services, materials handling technology and stage technology for three rehearsal stages, as well as workshop equipment and canteen facilities. The contract also includes the design of the outdoor facilities, including a depot with access zones, delivery and parking areas for lorries and containers, an underground car park and the landscaped outdoor area.

    The technically demanding project includes the creation of large, freely spanned spaces for the rehearsal stages, which, as a steel composite construction, are reminiscent of bridge construction. An acoustically highly effective building partition will protect the rehearsal wing from noise and vibrations from the workshop wing. Other special soundproofing devices will allow the rehearsal stages to be used in parallel. Implenia was able to win the best planners for the special trades of stage technology and workshop technology.

    Partnership and integrated approach impressed even at the bidding stage
    Implenia impressed even at the bidding stage with its partnership approach and a team of highly qualified internal and external specialists who offered solutions to the complex technical requirements of the project. In the implementation phase, Implenia will manage the team and, together with its own specialist planners, realise the input and implementation planning as well as the new building ready for operation.

    As an integrated construction and real estate service provider, Implenia will provide a large proportion of the services itself across all divisions: The foundation engineering division is responsible for the excavation pit. For the shell construction, specialist knowledge from the civil engineering division will be called upon. BCL Building Construction Logistics, a member of the Implenia Group, is responsible for the smooth, safe and sustainable organisation of the construction site. The Façade Technology division is contributing its expertise to the construction of the building envelope made of dark grey corrugated fibre panels, prefabricated concrete elements and aluminium window elements with external venetian blinds.

    Digitalisation and tools to increase efficiency
    A BIM model was set up for the new building, on which all planners are working. This means that the planning status is transparent at all times and can be flexibly adapted. The BIM model is also used in the execution, for example to coordinate the various trades. In addition, it is planned to use the model for construction process simulations, for quantity takeoff and for tendering the finishing trades. Lean construction methods and tools are used to optimise construction processes, to control material flows and to precisely coordinate the trades. This enables a continuous and even construction process.

    High sustainability requirements
    Sustainable new construction and operation are important to both the client and Implenia. Accordingly, the building is being constructed in accordance with the Building Energy Act (GEG § 10), all materials comply with the “low-pollutant construction” requirements catalogue (QN 3) of the Bavarian State Construction Directorate, and the technical systems are designed for sustainable and environmentally friendly operation.

    Besenrainstrasse and Katzenbachstrasse Zurich – sustainable replacement housing
    In Switzerland, Implenia was commissioned by client Swiss Life Asset Management AG as general contractor for the replacement housing “Besenrainstrasse/Morgentalstrasse” in Zurich Wollishofen. This is a project with 36 rental flats and 22 underground parking spaces, which will be built using the solid construction method. Construction work started in March with a pollutant clean-up, and handover is scheduled for the end of November 2024. SNBS Platinum certification is being sought for the new building.

    Implenia was also awarded a contract by the SBB pension fund for a replacement building on Katzenbachstrasse in Zurich-Seebach. Implenia will also be the general contractor for this project. The new building will have 30 high-quality rental flats with a ventilated wooden façade on three floors and 18 underground parking spaces. Construction work has already started in February with a pollutant clean-up carried out by the master builder’s division. Completion is scheduled for February 2025. The flats will be built to the Minergie ECO standard.

    Through these two contracts, Implenia is further contributing to the sustainable renewal of Switzerland’s real estate stock with its comprehensive expertise. The total value of both contracts is over CHF 30 million.

    Sometimes Carla, with her followers more than 200 m long, came slowly, sometimes much faster than planned, depending on the nature of the rock. On average, Carla covered about 17 m per day. Her record performance is 45.4 m per day, achieved in rather soft gneiss.

    TUNNEL CONSTRUCTION IS TEAMWORK
    “It’s great that we were able to excavate the northern access tunnel on time and, above all, without any significant accidents,” says Jacopo Cheda, head of northern construction at FEDRO. Xavier von Mandach, Implenia’s site manager in charge, emphasises the good cooperation: “Tunnel construction is always teamwork. Our team, consisting of several companies and colleagues from many nations, has a great deal of experience and works in a highly professional manner. Together we were able to successfully master the technical challenges and reach this important milestone without incident. The team did a great job.”

    WHAT’S NEXT
    The excavation of the access tunnel, which runs parallel to the future second tunnel tube, also provided important findings for the other construction work that will be carried out in the future, which are important for Carla’s “big sister”, which will excavate the northern section of the main tube from 2025.

    In August 2022, FEDRO awarded the “secondo tubo” consortium with Implenia (60%) and Frutiger (40%) the contract for the northern main lot (Lot 241) of the second tube of the Gotthard road tunnel. The construction period for the 7.9 km long tunnel section up to the lot boundary in the middle of the tunnel is scheduled until 2029.

    The construction of the second tube will be driven simultaneously from the north and from the south. A total of four TBMs will be used for this: two smaller ones (Carla and Delia) for the two access tunnels and the two large ones with a shield diameter of over twelve metres for the main tunnel.

    Implenia strengthens its position as industry leader for sustainability

    Implenia significantly reduced its carbon footprint in 2022, from 62,981 tonnes of CO2 equivalent in absolute terms in the base year 2020 to 50,672 tonnes of CO2 equivalent. Even adjusted for turnover, this represents a reduction of 10.5 percent. Implenia has further sharpened the reporting of its carbon footprint. It now includes all markets and all Scope 1 and Scope 2 emissions, as well as initial key figures for Scope 3 emissions.

    Implenia 2022 has also analysed the entire portfolio of its more than 40 development projects in Switzerland and calculated the carbon footprint. The analysis was based on the SIA energy efficiency path. Significant optimisations were initiated in order to further reduce greenhouse gas emissions. The results of this portfolio analysis make it possible to identify the most important levers for decarbonisation and to pursue an ambitious decarbonisation strategy. Implenia generates its own solar power with photovoltaic systems on the roofs of plant yards and production facilities. in 2022, this amounted to more than 1.3 gigawatt hours of green electricity, an increase of over 20 per cent compared to the previous year.

    Implenia, based in Opfikon, is buying the real estate services provider Wincasa AG, based in Winterthur, from the Zug-based Swiss Prime Site Group. A contract to this effect was signed on 29 March, Implenia announced in a statement. The construction and real estate company intends to pay the purchase price of CHF 171.6 million from cash generated in its operating business.

    The integration of Wincasa will expand the range of services offered by Implenia’s Buildings Division. “We will benefit from Wincasa’s knowledge and customer relationships,” Implenia CEO André Wyss is quoted as saying in the statement. In addition, the construction and real estate company expects sales synergies and additional recurring income. Wincasa’s margin on operating profit (EBIT margin) of 10 per cent is expected to help increase Implenia’s profitability.

    Wincasa manages over 250,000 properties at the time of the sale. The company will retain its established brand name under the Implenia umbrella, Implenia explains. Following the sale of its real estate services provider, Swiss Prime Site intends to concentrate on its own real estate portfolio and asset management. “The sale of Wincasa and the discontinuation of Jelmoli’s operations from the end of 2024 will create a maximum streamlining of our company,” Swiss Prime Site CEO René Zahnd is quoted as saying in the statement.

    The core of the work is the 7.3 km long drive with a diameter of 12.3 m through a tunnel boring machine (TBM) with segmental lining. This connects to a 160 m long, conventionally excavated take-off run. Further work of the order is the 430 m long, conventional drive through the fault zone north, from the 4 km long north access tunnel currently under construction

    is broken out. The TBM will later be pulled through this section of the fault zone and its cutter head will be completely overhauled. The TBM will then tackle further tunneling to the lot boundary. The ARGE will also create a highly complex excavation of two underground ventilation centers as well as an underground concrete plant and production halls for tubbings and service ducts in former military caverns.

    FEDRO justifies the award as follows: «The ARGE 'secondo tubo' has submitted a very good offer in terms of quality and price, and therefore the most advantageous offer overall. The tender from the successful tenderer is consistently convincing with award criteria that are judged to be good to very good. The bidder has submitted the most advantageous offer and can also qualitatively stand out from the other bidders on the basis of the submitted offer documents. The key people assigned to work on the construction site are rated as very good.»

    Implenia won the project as general contractor in a competition based on a previous mandate as overall planner and a new building that had already been built for this international organization. The aim of the project is to preserve the historical heritage while maintaining high architectural quality. The refurbished building is designed to meet strict sustainability requirements and was planned using BIM. The execution is done with Lean Construction.

    PULSE – two new buildings for production and research in Cheseaux-sur-Lausanne
    As total contractor, Implenia is constructing two new four-storey buildings for production and research in bio-pharmaceuticals, life sciences and other sectors in Cheseaux-sur-Lausanne for the client, which belongs to the EPIC Suisse AG group. The two buildings are connected by two shared basements. They are being built as a shell and the areas will be partially fitted out according to the wishes of the future tenants.     The Swiss Life Investment Foundation has commissioned Implenia as general contractor to construct the Kyoto office building in the new Green Village district on the grounds of the World Council of Churches in Geneva. The project has a total volume of more than CHF 60 million and will be around

    Following the loss in fiscal 2020, the company initiated a comprehensive transformation process. Implenia explains that this transformation is now well advanced. In the future, the company intends to continue to focus on construction and real estate services in Switzerland and Germany as well as on tunnel construction and related infrastructure projects in other markets.

    Which factors are important for the further successful development of the real estate market in our country from the point of view of Swiss Development?
    From our point of view, the market parameters, i.e. the so-called fundamental data, continue to support the positive development of the Swiss real estate market in the short and medium term. We see important drivers such as population growth, low interest rates or the unemployment rate at a stable and good level. However, the real estate itself is also important for healthy development. In addition to the location of a property, the focus is on the quality of the investments. In doing so, we understand quality not only as the materialization, but rather the optimal balancing of the needs of all stakeholder groups. A property today must have the desired flexibility and adaptability for users and owners. But the deadline within which a property can be put on the market is also important. As an association, we are committed to greater planning security, faster approval processes and streamlining and standardization of planning legislation. In this context, we strive to sensitize the actors involved to these issues.

    What influence does climate change and the associated overheating of cities have on construction projects?
    The frequency and intensity of heat waves are increasing and are already a reality. In addition, spatial planning calls for more dense building towards the inside, which contributes to the additional warming of the cities. As a direct result, temperatures in the unair-conditioned or uncooled interior spaces of properties will rise in the summer. We have to face this challenge. Our members work accordingly on technical and structural solutions. This includes, for example, thermal simulations in the early development phase or the option of activating floor heating for cooling. We are also seeing increased demand for greening buildings.

    Online trade is booming, which is likely to have an impact on commercial ground floor uses. How do you assess the future of these uses?
    The uses of the ground floor actually pose major social and urban planning challenges for the municipality, urban planners, investors and project developers. Different uses are increasingly converging: Today, working, living and leisure time can no longer be separated from each other. The separation of uses provided for in zoning plans and in the building and zoning regulations is difficult to reconcile with this trend. From our point of view, new, flexible zoning based on alternative criteria is worth examining – this could make ground floor uses more attractive again.

    Are there already changes?
    Yes, we are registering the advancement of innovative ground floor formats such as showrooms or parcel pick-up points. In the future, the restrictions on motorized private transport that are being asked for more and more, the creation of pedestrian zones and the discussion about wider sidewalks are likely to change the outdoor spaces of properties and quarters in the long term and thus also influence the use of ground floors. However, in our opinion, the latter should be defined in a needs-based manner, taking into account use and the environment, and not have to follow rigid legal requirements. In the long term, flexibility should also be a decisive point for ground floor uses.

    What factors influence the decision to convert/refurbish or build a new building?
    In the past, replacement buildings were a big topic. However, we believe that the conversion and renovation market will show the strongest growth in the future. Especially with regard to the increasing sustainability considerations. Energy and space efficiency as well as regulatory requirements play an important role here. Various factors are relevant for a decision about new construction or conversions or a change of use: recording the condition of the building and where a property is in the life cycle, analyzes of location and local market development, financial/economic parameters or also the consideration of the property utilization reserves.

    What efforts is Swiss Development making in digitization?
    The planning and realization of buildings and infrastructure still have a strong unique character today. Topics such as industrialization, productivity and digitization are essential for Switzerland's competitiveness in the field of development. Thanks to the use of BIM and 3D printers, digital construction progress control or the use of drone or robotic technology, planning security in terms of costs, quality and deadlines can be greatly optimized. In our opinion, unification and standardization as well as simplification in application are very important here. Development Switzerland, together with the member companies, examines possible contributions to the promotion and improvement of standards and their application. We anticipate a decade that will transform our industry in terms of digitization and productivity like never before.

    Today, new buildings must be energy-efficient and preferably completely recyclable. How are these aspects taken into account in Development Switzerland?
    Sustainability and ESG strategies are more relevant than ever in the real estate industry. Our members have long recognized these market needs and implemented them in their organization and range of services. For example, many companies already have sustainability departments. The greatest leverage is not in new buildings, but in spatial and energy-related renovations of existing properties. Development Switzerland always takes a holistic view of issues relating to energy sustainability, resource efficiency and the circular economy. This means that we try to take economic, social and ecological aspects into account in a balanced way. Our members work with start-ups, developers and research institutions to support and drive rapid market launch of innovative ideas.

    Agricultural land is still being built over in Switzerland. Do you think this is necessary?
    No, the focus is clearly on inward settlement development. Various legal advances, such as the revision of the Spatial Planning Act of 2013, restrict the development of cultivated land in favor of densification. In addition, the conversion of agricultural areas into building zones is usually only possible by means of area compensation or exchange. In general, it can be said that the utilization reserves in the cities and agglomerations are still very high. For the creation of living and working space, these usage reserves should be realized in advance.

    What's the problem with this?
    Less restrictive legal requirements would be desirable. The value-added tax, for example, makes it difficult or sometimes impossible to realize utilization reserves. But there are many other inflexible regulations that make building in existing buildings almost insurmountable challenges. Development Switzerland is working with the industry to sensitize decision-makers, authorities and politicians to this topic. We advocate more discretion so that good solutions can be developed taking into account the situation and user needs.

    Do you think the repeatedly forecast real estate bubble in Switzerland is a serious scenario?
    The ongoing low-interest policy of the central banks and the market development make investing in real estate attractive. There are few investment alternatives that have a similar risk/return profile. Switzerland has also learned from the mistakes of the past and is in a much better position today than it was at the beginning of the 2000s – for example against the background of more restrictive mortgage lending. However, the noticeably louder calls for a return to a normalized monetary policy show that this situation can also change in Switzerland. Rising interest rates too quickly and the associated refinancing hurdles could lead to a fall in market values, which in turn would have an impact on capital requirements. Accordingly, Switzerland would do well to continue its stable monetary and interest rate policy and to think in scenarios. The more robust the business models and financing, the less our economy is exposed to risks. As an association, we are very confident about the short and medium-term future.
