    Steiner and House of Lab Science are planning new innovation parks

    Steiner is collaborating with the young company House of Lab Science , which specializes in offering and operating innovation parks for life sciences companies. As a first step, the two partners have planned the establishment of two new innovation parks in Basel and Winterthur. Steiner AG contributes its expertise in real estate development and its corresponding resources. House of Lab Science contributes its community platform and its contacts in the life sciences industry and start-up scene.

    “With the base in Basel, we are making a contribution to one of the two most important life science clusters in Switzerland, which means that we benefit from significant synergy effects of these ecosystems,” Christian Hugo Hoffmann, CEO of House of Lab Science, is quoted in the press release. “In Winterthur, on the other hand, we are demonstrating our core competence of being able to successfully set up a new center even with comparatively few network effects.”

    The Manufakt concept developed by Steiner is to be used in the construction of the innovation park. These are modular rooms with which areas can be divided as required. The first manufactory building was opened last summer after almost a year and a half of construction, explains Steiner in the press release.

    Glass, metal and exposed concrete – the new commercial property Manufakt 8048 was created as a minimalist blank and at the same time a prototype for sustainable service and production facilities.

    With the concept and the brand "Manufakt", the real estate developer Steiner AG wants to offer more utility with less resource consumption. Manufactory 8048 has various “shared spaces” – common areas such as reception areas, meeting rooms or meeting areas. This reduces the direct room costs and the operating costs for additional areas. This should also attract young companies.

    The office building manages without load-bearing walls and thus offers a flexible spatial grid. In addition, Steiner AG has designed "room boxes" for individual workstations, which can be put together in modules if required.
    The new tenants in Altstetten are currently in the process of individually designing their floor plans as part of the tenant fit-out and converting the up to 4.5 m high rooms into production and office areas, laboratories and showrooms.

    The design of the building in Altstetten was developed and planned by Theo Hotz Partner Architekten. Although Theo Hotz (1928-2018) was considered one of the best-known high-tech architects in Switzerland during his lifetime, the Manufactory 8048 was designed as a "low-tech" building: the building technology and the standard of construction are minimal, the structural details are simple. The clear design language of the building results from a simple cubic outline with six floors. These can be recognized from the outside by continuous glazed ribbon windows and horizontal aluminum parapets. In the building, industrial
    tial materials such as steel, exposed concrete and seamless industrial floors together with exposed installations.

    In the center of the building is an airy atrium, which serves as an open inner courtyard for access and becomes an attraction, meeting point and relaxation area. The liveliness in the inner courtyard is supported by greenery, which is intended to contribute to a positive climate. Lifts and cantilevered arcades lead from the inner courtyard to the floors.

    In Wädenswil and Winterthur, two more industrial parks will be built in the coming years based on the Manufakt concept. An important element is the networking of the various tenants across the locations.

    Manufakt creates a brand that stands for modular building complexes with flexible use by high-value, manufacturing industries. Manufakt is characterized by its local roots as well as regional and national networking. The powerful and clear structures radiate the greatest possible physical presence. In addition to a concise external effect, Manufakt always focuses on the corresponding internal effect and specifically focuses on modular and networked open spaces and atmosphere. On July 1, 2021, the imposing Manufakt8048 commercial property, which was built on one of the last vacant industrial sites in the city of Zurich, was officially opened after around one and a half years of construction. The building, which is located directly on the track field at Zurich Altstetten station and was built for the client Swisscanto Investment Foundation, is exemplary. Because with the innovative concept and the Manufakt brand, Steiner AG is bringing commercial and service companies back to the city.

    The Manufakt concept can be applied to several locations.

    Curated networking
    “For us, Manufakt stands for quality craftsmanship of the future, for Industry 4.0, the digitization of industrial production,” says Peter Herzog, Head of Real Estate Development for Zurich at Steiner. The “curated networking” of the Manufakt buildings is to be understood in a double sense: in addition to the digital, the analogue networking in the building, which takes place in particular via the open courtyard, is to be promoted. And Othmar Ulrich, Head of Real Estate Development Region East, adds: “We offer industry and commerce an environment that gives tenants the opportunity to further expand their network. We imagine that the buildings will be played with a choreography. ” The manufacturing concept is currently also being used in Wädenswil and Winterthur. In Wädenswil (Appital area), a development for trade, research and offices will be built by 2024. The name was chosen based on the postcode of Wädenswil Au: Manufakt8804.
