    The Board of Directors has decided to reduce the Executive Board from six to five members. This is intended not only to increase agility, but also to optimize operational interfaces in order to drive forward the preservation and increase in value of the real estate portfolio more consistently. The Executive Board will now comprise the Real Estate, Development, Acquisitions, Finance and Corporate Center divisions.

    Management with clear responsibilities and comprehensive expertise
    Nadia Mastacchi is taking over the Real Estate division, which now includes portfolio and transaction management as well as property management. This creates a uniform interface that strengthens the portfolio as a whole.

    Marco Tondel remains Head of Development and is also responsible for realization. Bundling these tasks increases cost efficiency and strengthens the value chain.

    Vinzenz Manser, with over 20 years of experience at Mobimo, is now in charge of acquisitions. The merger increases the market impact and promotes the necessary agility in the face of intense competition.

    Christoph Egli is leaving the Executive Board after the independent property management division was dissolved. His many years of commitment and formative role in the property management business are highly valued by the Board of Directors.

    Sustainable management organization
    This reorganization is intended to bundle the entire value chain more strongly and position it more effectively in the market. The move underscores the strategy of continuing to respond successfully and agilely to the challenges of a changing real estate market.

    Mobimo Holding AG achieved an operating result at EBIT level including revaluations of CHF 83.3 million in the first half of 2024, the Lucerne-based real estate company announced in a press release. This corresponds to a year-on-year increase of 63.9 percent. Excluding revaluations, EBIT rose from CHF 60.1 million to CHF 61.3 million. Mobimo attributes this positive development to consistently strong rental success and a strengthened development and promotion business.

    At CHF 65.6 million, net profit including revaluations was 91.5 percent higher than in the same period of the previous year. This was due to a gain from the sale of a non-consolidated stake in Parking Saint-Francois SA in Lausanne. Excluding revaluations, profit increased year-on-year from CHF 43.1 million to CHF 47.8 million.

    At 62.5 million, rental income was 3.0 percent below the previous year’s figure. Excluding special effects of CHF 3 million recognized in the first half of 2023, however, rental income increased by 2.5 percent, Mobimo explains. This leads to growth in net rental income of 2.0 percent on an adjusted basis.

    The value of the real estate portfolio amounted to CHF 3.7 billion at the end of June, compared with CHF 3.6 billion at the end of 2023. In July, Mobimo also acquired six buildings with a total of 41 apartments in Dielsdorf ZH from an institutional investor.

    According to astatement by Mobimo Holding AG , the Lucerne-based real estate company booked rental income of CHF 60.0 million in the first half of 2022. In a year-on-year comparison, this corresponds to growth of 7.4 percent. Mobimo attributes the increase to the acquisition of new properties. In addition, the company was able to reduce its vacancy rate by 0.2 percentage points to 4.6 percent compared to the end of 2021.

    At CHF 3.8 million, income from developments and the sale of properties was well below the previous year's figure of CHF 54.4 million. Here, the sale of a major project shaped the result, explains Mobimo. The operating result therefore fell year-on-year from CHF 115.4 million to CHF 81.4 million. At CHF 63.5 million, corporate profit was CHF 20.2 million lower than in the first half of 2021.

    Mobimo was able to post a revaluation gain of CHF 29.0 million for its own investment properties under construction. The company writes that the demand for home ownership remains high. In Meggen LU, Mobimo sold 30 newly built apartments in the reporting period. Of a further 38 apartments under construction in Horgen ZH, 29 apartments have already been reserved, according to the announcement.

    Mobimo sees itself well positioned for the future. The company is currently developing six projects with a total volume of CHF 370 million, writes Mobimo. In addition, twelve condominium projects are planned with a total volume of CHF 640 million.

    The office building with the plate facade from 1992 has been empty since the beginning of January. The five-story building was last used by artists from the Lemon Association. Mobimo decided to convert and build a new property at Im Tiergarten 7 in Zurich-Friesenberg: “We already own a commercial property with the neighboring building,” says Daniel Garcia, the project manager in charge at Mobimo. In addition, there is great demand for apartments in the city of Zurich. “The conversion was therefore obvious,” explains Garcia.

    59 rental apartments in the medium price segment are to be built here by 2022. The architecture contract went to Theo Hotz Partner Architects: “With this architecture office we have found a partner who optimally embeds the property in the surroundings and does not make it look like a foreign body. Architectural details that reflect Mobimo’s values in the context of sustainable construction were incorporated into the project, ”says Garcia.

    The architectural office has planned a free-standing, triangular block of flats that will form an urban hinge between the neighboring Friesenberg office building and the surrounding residential area. The 1.5 to 4.5 room apartments are intended for singles, families and senior citizens. The energy concept provides for central heat generation by means of a heat pump and the use of waste heat from the cooling network of the data center in the neighboring building.

    Mobimo commissioned W. Schmid AG as total contractor for the new building. The owner is spending around 49 million francs on the new project. The first occupancy is planned for December 1, 2022.

    Winning project known from the Rockwell site study contract

    The Rockwell area belongs to the western part of the Torfeld Süd and was acquired by Mobimo in 2001. Rockwell Automation GmbH intends to discontinue production at the Aarau location at the beginning of 2022. Only the research and development areas will remain at the long-standing headquarters. This will free a large part of the area – and the further development of the Aeschbach district can be tackled.

    As of today, the Aeschbachquartier comprises 167 rental apartments, 92 condominiums, the Aeschbachhalle, the Oehlerpark and commercial space. The urban planning guidelines designed by the renowned Dutch architect and retired ETH professor Kees Christiaanse and the associated vision of the “Urban Village” – an urban village – with diverse uses should also shape the further development steps.

    Mobimo has invited five renowned architecture firms to take part in a study. In addition to the high demands on the sustainability of the project – it should be made of wood and meet the SNBS Gold standard – the results of the participation process from 2020 were also part of the task package.

    The proposal by Baumberger & Stegmeier Architects from Zurich in collaboration with Hoffmann Müller landscape architects and Pirmin Jung timber construction engineers particularly impressed the jury and was chosen as the winning project. Your project envisages an increase in the historical Hall 5 and a new wooden building (see visualization). In addition to the ecological construction method, the winning project is characterized by many green areas with large trees. The project envisages 110 rental apartments of various sizes and suitable for families and senior citizens. Alternative forms of living such as cluster apartments are also to be created.

    Mobimo will invest around CHF 50 million (amount excluding land value). Realization can probably begin in mid-2023, which means that completion would be possible in mid-2025.
