    BLKB Fund Management AG launches sustainable property fund

    BLKB Fund Management AG, the Binningen-based subsidiary of Basellandschaftliche Kantonalbank(BLKB), has launched its first sustainable property fund. According to a press release, the BLKB (CH) Sustainable Property Fund will primarily invest in energy-efficient properties in Northwestern Switzerland and the neighbouring regions of Bern, Central Switzerland and Zurich. It is aimed at qualified investors who wish to invest in a high-quality property portfolio with a predominantly residential focus.

    The initial issue has a volume of up to CHF 160 million. BLKB also intends to invest in the fund. The proceeds of this issue are to be used to acquire a property portfolio with a market value of CHF 177 million. The portfolio, for which BLKB has already acquired seven of the eight properties in the past two years, consists of energy-efficient properties in good locations. It is characterised by a high proportion of residential properties with a low vacancy rate. Currently, 80 per cent of the property assets in the BLKB (CH) Sustainable Property Fund are located in Northwestern Switzerland.

    “The launch of the sustainable property fund with a focus on Northwestern Switzerland is an important milestone. The property sector offers attractive yield opportunities for investors and at the same time has a major impact on energy efficiency, which is particularly relevant for climate neutrality,” Michel Molinari, CEO of BLKB Fund Management AG, is quoted as saying in the press release.

    The subscription period is expected to run from 24 June to 23 July 2025 with payment on 30 July 2025.

    Trinational S-Bahn: 33 new Flirt Evo France trains for the Basel area

    New S-Bahn connections for the Basel area
    Every day, 60,000 people commute in the border triangle of Switzerland, France and Germany – including 30,000 commuters between Alsace and north-west Switzerland. Around 90 per cent of them currently use the car. This is set to change: From the end of 2030, a direct S-Bahn connection will be introduced between north-west Switzerland and Alsace. The aim is to get as many commuters as possible onto the railway, including the more than 6,000 employees in the EuroAirport catchment area and the approximately eight million air passengers a year.

    Introduction in stages
    The new cross-border S-Bahn lines will be introduced in stages:

    • From December 2030: Commissioning of the S2 (Olten-Basel-Mulhouse) and S4 (Laufen-Basel-St. Louis) lines every 30 minutes.
    • From 2034/35: Connection of EuroAirport to both lines, together with the French regional express line Strasbourg-Mulhouse-Basel (TER200) every 10 minutes between EuroAirport and Basel SBB.

    Procurement of the new trains
    SBB is procuring 33 Flirt Evo France trains from Stadler to operate the new railway service. These vehicles are characterised by two special features:

    • A standardised fleet:
      The trains can be used in both countries, which reduces complexity and increases operational flexibility. The vehicles can be efficiently coupled as single or multiple traction and replace the previous vehicles on the Mulhouse-Basel line (TEROmnibus).
    • Two systems:
      The trains are technically equipped to be authorised in Switzerland and France. They have two integrated traction current and railway safety systems to ensure smooth cross-border operation.

    Investment and project management
    The investment for the procurement of the 33 trains amounts to around 320 million Swiss francs. SBB and SNCF Voyageurs jointly founded EuroBasilea AG in July 2023 to ensure efficient preparation and timely commissioning of the new service.     FHNW inaugurates pavilion made from recycled components

    As part of the annual theme Constructive Futures – beyond Concrete, the University of Applied Sciences for Architecture, Civil Engineering and Geomatics held a competition among the students of the third year of their bachelor's degree in architecture. The task was to reuse the components of a storey-high wooden ramp that was temporarily attached to the Swiss Architecture Museum. A place to stay protected from wind and sun was to be created in the park of the FHNW campus in Muttenz.

    The Silvestris project, which won the competition, was deepened and implemented in an interdisciplinary elective course last spring semester, explains the FHNW in a statement . "Various structural and static challenges" had to be mastered. The project also showed the limits of the recyclability of the components. Specifically, the waste wood of the ramp did not have the necessary strength for the structurally relevant components of the planned pavilion. Here, construction wood not originating from the ramp had to be used.

    The now completed "Arena Circular" is intended to serve as a place for teaching, performances and as a place for use and participation by members of the university and residents of the quarter. On September 27th, the FHNW invites all interested parties to the inauguration in the park of the FHNW campus in Muttenz. Registration is not required.

    Tenants who wish to move must be prepared for higher rents when looking for an apartment. After several months with practically unchanged values, landlords raised their price expectations by an average of 0.7 percent in May. The correction is almost as large as the change registered over the last twelve months (0.9 percent). This is shown by the Swiss Real Estate Offer Index, which is collected by the SMG Swiss Marketplace Group in cooperation with the real estate consulting company IAZI.

    However, the development of rents differs depending on the region. Apartment seekers in the greater Zurich region (1.8 percent) and in central Switzerland (1.2 percent) are confronted with a significant increase in asking rents. The surcharges are lower in the Lake Geneva region (0.5 percent) and in north-western Switzerland (0.4 percent), while in the central region (0.1 percent) and in eastern Switzerland (0.1 percent) there are practically no changes. In contrast, rents have fallen in Ticino (−0.8 percent).

    Home ownership: The boom is not over
    The real estate market is currently in focus mainly because of the high prices for residential property. Against the background of rising mortgage interest rates, many observers expect the situation to cool down soon. However, the asking prices are still on the rise, as the analysis of the advertisements in May shows.

    “For single-family houses, 1.0 percent higher values were required than in the previous month, for condominiums the price growth is 0.2 percent. The interest-related increase in financing costs does not seem to bother prospective buyers much. At least sellers are still assuming an increasing willingness to pay,” says Martin Waeber, Managing Director Real Estate, SMG Swiss Marketplace Group.
