    How a Switzerland of 10 million can succeed

    Lardi emphasised the need for better framework conditions to counteract the housing shortage. He presented four key demands. Energy-efficient refurbishments and adding storeys can create additional floor space without taking up new space. It is not about skyscrapers, but about moderate increases in the height of existing buildings. Conversion of office space into residential space, as the strict separation between residential and work zones is outdated. Mixed zones could reduce traffic congestion and create living space. Misregulations in rental housing law and tax privileges lead to an unfair distribution of living space. Liberalisation could free up older living space and stabilise prices. Objections and lengthy authorisation procedures are the biggest obstacles. These would have to be streamlined in order to create new living space more quickly.

    Important referendum
    The construction of new living space also requires the continuous renewal of the transport infrastructure. The strategic development programme for motorways is of central importance here. This proposal, which includes six major projects to eliminate bottlenecks, will be put to the vote in November 2024. The Swiss Association of Master Builders is in favour of voting yes to the proposal and is calling for an efficient mobility offering that combines all modes of transport. Lardi also emphasised the importance of the new environmental protection law, which adapts noise protection criteria and enables the construction of flats that were previously blocked for noise protection reasons.

    Illustrious guest appearances
    One of the highlights of the event was the presentation by Bertrand Piccard, who emphasised the role of the construction industry in the fight against climate change. Economist Martin Neff explained how a growing population influences a country’s prosperity and how more living space can be created by reducing regulations. Civil engineer Pirmin Muff presented practical implementation approaches for the construction industry. Cantonal Councillor Martin Neukom delivered the welcoming address from the host Canton of Zurich.

    HGC anniversary and construction party
    The major event, moderated by Mascha Santschi, concluded with a networking aperitif, dinner and the legendary construction party. Musical entertainment was provided by 21-year-old singer Joya Marleen from St. Gallen, one of the rising stars of the Swiss music scene.

This realisation is not new, but we are finding that the maturity of the development is now such that the changes are increasingly being felt by companies in the property industry. Companies that adapt to the dynamics of the digital world need not worry about their business model.

    How can the property industry prepare for the challenges of the digital future?
    It has become clear that even large established industry players are too small to play a significant role in the digital developments of an industry. We therefore recommend that property companies join forces in a powerful interest group such as Next Property AG in order to work together for favourable framework conditions.

    Is there an example of this?
    A current example of this is the promotion of the property marketplace newhome, which adheres to agreed industry principles and in which the more than 500 Next Property AG shareholders are indirectly involved. Together, early or exclusive advertisements and targeted marketing campaigns are used to ensure that newhome becomes a regionally competitive marketplace alternative for professionally marketed properties.     Careful transformation of the Papierwerd site resolved

    The Papierwerd site is to become a public place that is well connected to the adjacent urban space and invites people to stay, meet and exchange ideas. With this in mind, the city council has agreed to a careful transformation, in which the open space offer in particular is to be increased. The direction of development is based on the results of the “Forum Papierwerd” dialogue process and takes into account important framework conditions, such as the need to protect the temporary Globus building and water protection. How far the redevelopment of the Papierwerd site will go and what it will involve in detail is still open.

    Strategy process for the Papierwerd site
    The Papierwerd site strategy process was used to develop the basis for a broad-based decision on the future of the site. The core of this process is the “Forum Papierwerd” dialogue procedure carried out in 2022, in which experts from various disciplines, representatives from politics, associations and other organisations as well as the population participated. The process revealed that both structural and use-related changes are necessary for the desired opening and changeability of the area. The results are recorded in eleven central statements that contain important aspects for the future of the village.

    Immediate measures
    The transformation of the Papierwerd site will begin as soon as possible. Where changes in the sense of the results of the dialogue process are feasible on a low-threshold basis, (temporary) immediate measures will be implemented from 2024. For example, an upgrading of the open space south of the Globus temporary building or a more open, transparent design of the ground floor façade in the entrance area of the station bridge are planned.

    Next steps

    In an in-depth phase up to the beginning of 2025, various construction-related questions will be clarified and the handling of the Globus provisionals’ worthiness of protection as well as water protection will be further discussed. In the subsequent project phase, which is estimated to last until 2026, a competition will be held. This will be followed by project planning and the approval procedure. All work on the Papierwerd site should continue to be carried out transparently and in dialogue with the various parties involved.

    Energy Cluster invites to one-day course on photovoltaic façades

    The Energy Cluster network based in Bern invites interested parties to a day course on photovoltaic facades (PV facades) at the Lucerne University of Applied Sciences and Arts(HSLU) on 12 September. From 8.30 a.m. to 5 p.m., speakers will shed light on various aspects of house facades for the production of solar energy, according to a media release.

    Accordingly, David Stickelberger, Head of Market and Policy at Swissolar, will discuss the political framework conditions for PV façades from 9 a.m. onwards. From 9.30 a.m., Christoph Wangler, Product Owner PV Systems at 3S Swiss Solar Solutions, will address the question of how sustainable solar modules are.

    From 10.40 a.m., Roger Buser, lecturer in building technology and energy at the HSLU, will discuss the process steps from a rough estimate to the construction project. Pierre-Olivier Cuche, Managing Director at Solarwall, will then talk about the architecture and design of PV façades. From 11.40 a.m. Andreas Haller, Head of Innovation Solar Systems at Ernst Schweizer AG, will talk about implementation planning and installation.

    After the lunch break, the talk will continue with the topic of fire protection in a presentation by Christian Renken, Managing Director of CREnergie GmbH. From 2 p.m. Renken will be devoting himself to the topic of performance and economic efficiency.

    He will be followed by Stefan Gränicher, Project Manager Real Estate Development at Frutiger AG, with his impulse on profitability from the perspective of a real estate developer. Robin Bergamin, Consulting & Sales at Invisia AG, will then talk about energy management and the best possible use of electricity.

    The last lecture of the day is by Sina Büttner, research associate at the Institute for Building Technology and Energy at the Lucerne University of Applied Sciences and Arts, on optimal façade design with solar systems and greening in view of climate change.
