    The event was moderated by Monika Schärer, who confidently guided the guests through the afternoon. After a brief welcome, Arun Banovi, owner of immo!nvest/immoTable, and Christoph Lang, managing director of FRZ Flughafenregion Zürich, were briefly asked about the economic region and the connection with immo!nvest.

    In addition, Fabian Streiff from the Zurich Business Development Agency gave the first presentation and presented the region in more detail. From this it emerged that the canton of Zurich is a globally significant hub for artificial intelligence (AI). He also introduced us to the innovation hubs in the Zurich airport region, including the Digital Health Center (Bülach), The Circle (Kloten) and the Zurich Innovation Park (Dübenorf).

    As the second speaker, Hans Egloff, President of HEV Switzerland, brought us closer to the topic of digitization in the real estate industry. Using various examples, he explained the opportunities and risks of digitization. For example, the AHV number serves as a personal identifier in the electronic land register and this entails a large group of authorized users and thus a large potential for misuse.

    Before the break, Tindaro Milone, Head of Large Plants, presented the EKZ and explained what is currently happening in the energy sector. For example, the scarcity of resources, climate change, politics and customer needs. He then presented the future of energy, it is mainly about decarbonization, digitization and decentralization. Of course, sustainability is also a topic that is very topical and will continue to occupy you in the future. He completed his presentation on the subject of electricity storage.

    After the first part of the program there was a break that was used for the first talks. There were also cool drinks, refreshing fruits and delicious cakes.

    This was followed by Dadvan Yousuf, who introduced us to his platform “Dohrnii”, where everyone can easily learn about cryptocurrencies in a playful way. The presentation also included the Dohrnii Markplace, the DHN Token and the Dohrnii DAO. Finally, he made the connection and opportunities between cryptocurrencies and the real estate industry.

    Then Christoph Axmann, Chartered Surveyor MRICS at Wüest Partner, came on stage. With overviews of the population and employment development, he showed the demand in the Glattal-Furttal region. Then he showed which offer can be used to cover inquiries. Below that are investments, quantities, supply in relation to inventory and prices. Finally, he showed the development potential in the airport region.

    The last speaker was René Götz from the business development department of the city of Bülach. He introduced the business location Bülach, showed the positioning, spoke about the goals and available development areas. The key sectors of the region, the space requirements of companies and the Digital Health Center Bülach were also included in the presentation.

    The crowning glory was the exciting panel discussion with Doris Meier (Mayor of Bassersdorf), Christoph Lang (Managing Director of the FRZ Zurich Airport Region), Fabian Streiff (Local Promotion Canton of Zurich) and Heinz Eberhard (Eberhard companies).

    During the aperitif with delicious appetizers and ice cream, there was a lot of networking. The atmosphere was very good and relaxed. Especially when the draw for the competition was due. You could win a trip to the Top of Europe – Jungfrau Joch with overnight stay and dinner for 2 people. This great prize was sponsored by eSMart, which celebrated its 10th anniversary last year. Monika Schärer made it exciting and presented the award to the delighted winner Markus Nussbaum.

    It’s literally a beer idea: Two friends chat after work about the garden, barbecuing and cosiness. A floor in a two-family house has just been bought and the first child is born. The existing open shelter would probably no longer offer enough protection to spend any more time in the garden. Reto Schär is a master plasterer, his contact person is a technical consultant for dry construction systems. What goes together comes together.

    The place was given
    The farm’s grounds offer the necessary open space for a stately garden house, on the concrete slab where the dung heap once steamed. A very concrete and measured hand sketch gradually turned into construction plans for the 5 x 5 meter room with a pent roof. The whole thing stands 10 cm higher on heavy-duty consoles so that the underbody insulation has space. After all, you want to feel good on cooler days, even when there is no heating.

    The choice of system is of course no coincidence. Thanks to the use of Rimodul ® , Glasroc X, Habito, Rigiton ® Ambiance and the right accessories, the builder, project manager at the plastering company carrying out the work, can build his garden house himself from the first profile to the top layer of plaster. The decisive factor for this solution was actually the new fleece-reinforced Glasroc X gypsum board from Rigips ® , because thanks to the low water absorption and integrated UV protection, it can also be used where gypsum boards previously did not belong: outdoors. The RiModul ® lightweight steel construction system is used as the substructure, which is extremely light but still fulfills a full load-bearing function. This allows dimensionally stable, i.e. walkable and resilient and therefore also free-standing buildings to be erected. The system is based on the principle of prefabrication, which reduces the overall construction time by up to 60%.

    The prefabricated RiModul ® elements are assembled according to an assembly plan.

    Process as usual
    The on-site assembly of the steel profiles was carried out according to the “assembly kit principle”. The plastering team then paneled the supporting structure on the outside with Rigips Glasroc X, with the cavities in the steel frame then being insulated with mineral wool. The entire outer skin, including the window reveals and roof soffits, were designed in this way. All panel joints and corners were taped with weather-resistant Glasroc X joint tape that can be plastered over. This ensured a driving rain-proof surface until further processing.

    Protection against all weather influences
    Rigips ® Glasroc X is a fleece-reinforced gypsum board of type GM-FH1 with extremely low water absorption. Even short-term direct exposure to the weather cannot harm it; Water that could freeze in the event of frost does not get into the plate in the first place. Since gypsum boards can lose their strength properties at high temperatures, the lightness value of the surface coating for external walls with Rigips ® Glasroc X is set at >20. Shades in this range have proven themselves in long-term tests; With proper maintenance and care, facades designed in this way remain permanently free of damage.

    Really strong when used correctly
    With correct planning and execution, the Rigips ® Glasroc X can withstand even the heaviest storms thanks to the preliminary design tables.

    With the cladding using Rigips ® Glasroc X, the statics of the construction are retained even under the influence of fire. Thanks to the excellent fire-retardant properties of the gypsum boards, Rigips exterior wall systems can also provide load-bearing components with a fire resistance period of up to 90 minutes. System structures with Glasroc X also achieve a significant reduction in sound transmission.

    Completely planked with Rigips ® Glasroc X, the garden house is optimally protected against wind and weather, fire and noise.

    Inside comes the all-rounder
    By choosing Rigips ® Habito H, the builder keeps all options open. The board has a much denser gypsum core that is mixed with a special formulation. It gives the plate a high degree of surface hardness, makes it shockproof and allows a load capacity of up to 30kg per screw. Schär is now completely free to hang all sorts of useful and decorative items on the interior walls, without the need for drills, dowels or wooden inserts. Simply screw in the chipboard screw – and you’re done. The suspended acoustic ceiling consists of a double grid and Rigiton ® Ambiance perforated panels, which are designed using Primeline technology. So it can get a little louder at the garden party with friends and children.

    Cut dust-free as usual
    Reto Schär, himself a seasoned master plasterer, didn’t want a wooden house from the catalogue. The idea with RiModul ® and the new Glasroc X immediately appealed to him: “Exactly the right solution for a real garden house. The best thing about the board is that you can cut it without a machine and like any plasterboard with a cutter, very efficiently and without creating dust. It’s amazing what we’ve done out here with systems that were previously reserved for interior design!»

    The symbiosis of steel and drywall

    The drywall builder was challenged: an extensive electrical and ventilation installation as well as a sprinkler system were to be integrated. A fire protection value of REI60 was also required. Since he had already completed product training at Rigips AG and knew the advantages of the new system, the case was clear: RiModul ® . The architect was also quickly convinced: "We had also checked the wood variant, but we reached the limits of the spans and would not have complied with fire protection," says Peter Fässler from MFW Architects. In addition, the slim wall constructions provide more usable space.

    Walk-in room-in-room solution
    Coop had been considering building a comfortable lounge for its employees for a long time. A good 5 meter high room, a kind of gallery, which is also adjacent to other rooms, was ideal for this purpose. But it would have been much too big, with its sand-lime brick walls, not comfortable and not heated. A room-in-room solution therefore offered itself, which could be implemented quickly, without a lot of dirt, but in compliance with all statics and fire protection requirements. Because the assembly took place while the high-bay warehouse was in operation, everything had to be well prepared and done quickly.

    Only half a day for the substructure
    As with all construction systems with a high degree of prefabrication, precise planning data and error-free transmission to the manufacturer were decisive. All steel profiles were cut to size and provided with the screw and punch holes to facilitate on-site assembly. The individual profiles could be efficiently screwed together using numbers and an assembly plan. Thanks to the corresponding planking, the entire construction has a fire protection rating of REI60. Plasterer Hansjörg Alder was enthusiastic: "The steel structure was in the distribution center in just half a day, and within three days it was planked and ready for expansion." You don't notice the stylish room and its quality of stay that it was delivered as a kit and set up within a very short time.

    Like lightweight construction, simply much more stable
    RiModul ® is actually nothing more than lightweight construction with stronger profiles. They achieve the best possible ratio of strength to weight, which among other things leads to dimensionally stable constructions – that is, walkable and resilient ceilings with additional usable area – and increased seismic resistance (earthquake security). And the system is based on the principle of prefabrication, which can reduce the overall construction time by up to 60%. RiModul ® lightweight steel construction systems also result in significantly lower loads on the foundations than conventional construction methods. Complex objects in new construction and renovation can thus be realized safely, economically and with almost unlimited design flexibility. The RiModul ® lightweight steel construction systems are particularly suitable for additional storeys, extensions and, as in the case of Coop, room-in-room constructions. It also makes sense to use it as an external wall system for infilling in hybrid buildings.

    In individual parts, prefabricated or pre-assembled
    Customers can choose from three pre-production stages according to which delivery should take place. You order RiModul ® flat if you want the individual parts and want to assemble them yourself. The profiles are numbered after processing and delivered bundled for each wall or ceiling element. With the help of an assembly plan, they can be easily assembled on the construction site or in an interim storage facility. With RiModul ® frame, the profiles are pre-assembled into frame elements in the production plant and delivered to the construction site. Planking and insulation are then carried out on site. Finally, with RiModul ® frameX, the frame elements are already planked with high-quality panels. It is advisable to make the choice of the degree of prefabrication specific to the property and already in the planning phase. Rigips designs the project in 3D based on the customer's plans and creates static dimensions and measurements. This includes, in particular, the definition of the connection and knot technology for the cold-formed steel structure. The plans for production in the factory are created on the basis of these documents.

    The 3-star hotel offers 80 rooms. It has a breakfast room, a bar and a lounge. Guests can go straight to the Perry Center via a passageway, where they can shop and use the other range of restaurants and meeting rooms. It is primarily aimed at business people who are busy in the region and are looking for accommodation for one or more nights in this central location in terms of transport.

    The physical possibilities of dry gypsum construction
    A hotel must above all meet two requirements: peace and security for its guests. The peace and quiet is made possible not least by the good construction quality, whereby dry gypsum construction systems are in no way inferior to conventional construction methods, on the contrary. In the Holiday Inn Express, among other things, a 350 m2 Rigiton® Ambiance acoustic perforated ceiling by Rigips spans a good five meters over the entire ground floor with reception, lobby, bar as well as breakfast and self-service area. The holes of different sizes (Ø 8, 15 and 20 mm) absorb the sound and provide a pleasant acoustic feeling of space. An elongated wooden slat ceiling that appears to float is built in over the tables in the breakfast room. It is mounted using threaded rods on the Megastil® special profiles from Rigips, which were used to reinforce the ceiling substructure in this section.

    Sleep in peace and security
    The partition walls between the individual rooms consist of double-clad Rigips® double stud walls made of 12.5 mm plasterboard with a wall thickness of 205 mm and a sound insulation value of 65 dB. These constructions are of higher quality and yet more efficient to create than concrete or brick walls. And above all, they can be easily relocated should the spatial requirements change. The corridor walls are optimized in terms of sound and fire protection with cladding made of plasterboard, especially in the area of the shaft walls in which the building services are installed.

    Standardized systems with tested performance values
    Rigips now has a catalog of hundreds of tested standard constructions for walls, ceilings and cladding. Their sound and fire protection, but also static and climatic properties vary depending on the height, structure and possibly the combination of systems with one another. It is therefore advisable to speak to drywall specialists from the earliest planning phase. In the case of larger projects in particular, Rigips' key project management, the consultant for planners and investors, can provide information on energy efficiency, life cycle assessment and moisture protection in addition to the relevant planning parameters for wall, ceiling and floor constructions.
