Reputation Study Construction and Real Estate analyses 42 companies

In the new 2023 benchmark study on the reputation of construction and real estate companies in Switzerland, Implenia from Opfikon ZH is in first place among construction companies, followed by Halter AG from Schlierem. Steiner from Zurich, Allreal based in Baar ZG and Frutiger in Thun BE follow in the other places, achieving good results overall.

Mobimo from Küsnacht ZH leads the real estate category rankings according to the survey. It is true that second-placed Swiss Prime Site, based in Zug, has significantly greater visibility than Mobimo and achieves similarly good scores. However, due to the lack of statements on the topic of employers, it was not enough for the top spot, according to the statement. Avobis and UBS Asset Management (both Zurich) as well as Fundamenta Group in Zug follow in the other ranks.

The reputation rankings were compiled by the consulting firm swissreputation.group together with the Institute for Management and Economic Research(IMWF). According to the statement, 42 construction companies, general contractors, real estate service providers and real estate owners were examined for this purpose. A total of around 17,500 statements in Swiss media and social media from 1 June 2022 to 31 May 2023 were identified and analysed using artificial intelligence.

The factors product & service, innovation, profitability, sustainability, management and employer shape the good reputation of companies, according to the study. Media-mediated information and communication play an important role in forming opinions.

Steiner and House of Lab Science are planning new innovation parks

Steiner is collaborating with the young company House of Lab Science , which specializes in offering and operating innovation parks for life sciences companies. As a first step, the two partners have planned the establishment of two new innovation parks in Basel and Winterthur. Steiner AG contributes its expertise in real estate development and its corresponding resources. House of Lab Science contributes its community platform and its contacts in the life sciences industry and start-up scene.

“With the base in Basel, we are making a contribution to one of the two most important life science clusters in Switzerland, which means that we benefit from significant synergy effects of these ecosystems,” Christian Hugo Hoffmann, CEO of House of Lab Science, is quoted in the press release. “In Winterthur, on the other hand, we are demonstrating our core competence of being able to successfully set up a new center even with comparatively few network effects.”

The Manufakt concept developed by Steiner is to be used in the construction of the innovation park. These are modular rooms with which areas can be divided as required. The first manufactory building was opened last summer after almost a year and a half of construction, explains Steiner in the press release.

Steiner AG sells commercial building in the Glasi district

The investment company Edmond de Rothschild Real Estate SICAV from Geneva has bought the Angelo house in the new Glasi district in Bülach from the Zurich general contractor Steiner , who is developing the quarter. Nothing was known about the purchase price. According to a press release , the first expansion work began in November 2021.

The Wisli Foundation will move in as a long-term tenant. The non-profit social institution wants to run a cafeteria and a bakery on the ground floor. Furthermore, the digital health center , a center for digital innovation in healthcare, occupies rooms. Overall, more than 80 percent of the 6,576 square meter commercial space is rented.

From the summer, the new district with its 21 new buildings on a 42,000 square meter site of the former Bülach glassworks should gradually come to life. After completion of all work, the quarter will offer 1,500 people 560 apartments and more than 20,000 square meters of commercial space to live and work.

Atelier M Architekten will realize a commercial development in Aarau

The health organization Swica from Winterthur and Steiner AG from Zurich want to realize a mixed-use development in the Aarau district of Scheibenschachen. In a study order procedure carried out for this purpose, the project contribution Wohnen am Weinbergplatz by Atelier M Architekten was unanimously accepted, Steiner informed in a press release . The project approach envisages four new buildings with around 70 rental and owner-occupied apartments.

In addition, there is a commercial section at street level, which will offer the quarter an improved range of shops in the future, explains the Zurich-based project development, total and general contractor. The proposal by the winning Zurich architects' office also integrates the historic Kreuz building on the site "in an appropriately respectful manner".

The orientation of four buildings to an "urban figure" provided in the concept can cope well with the high urban density, is quoted in the communication from the appraisal committee. It certifies the approach of Atelier M Architekten as a "successful balance between urban elegance and good marketability". In the communication, Steiner also emphasizes the varied open spaces "with a neighborly character" envisaged by the draft.

Steiner sells the "Widacher" project to Fortimo

During the first construction phase, Fortimo will build 16 terraced houses and 42 apartments in the Minergie standard. The latter are spread across three apartment buildings that are being newly built, as well as two existing listed buildings. The new quarter will have attractive housing offers, private retreats and communal meeting areas. Right from the start, Steiner AG pursued the goal of transforming a fallow industrial area into a new, livable place to live in the countryside. Existing listed buildings such as the barn and the old post office were carefully integrated into the project and are now being revitalized as part of the implementation for living and common rooms.

    Focus on real estate development
Due to a portfolio adjustment, Steiner AG decided to sell the site development, which has already been approved in part, before the execution phase. Michael Schiltknecht, Co-CEO of the Steiner Group, is very pleased about the successful transaction: “With Fortimo we can hand over this great project to a long-term partner company, which ensures the successful implementation and further development of this attractive residential development.” He adds: “We have developed a convincing new building project with great potential from a former industrial site, the success story of which is now being continued by Fortimo.”

A major project in three stages
The construction of the first stage will start in summer 2022 if the project goes according to plan. The overall project, which consists of three stages and will one day include 165 residential units in 10 multi-family houses and 46 row single-family houses, will be completed in the next few years.

    Rural yet central
The proximity to Zurich, an independent village character and a colorful club life make the Aargau community of Fischbach-Göslikon particularly attractive as a place to live. The Widacher area is in a quiet location and scores with a wonderful view and excellent transport links. From here, the public schools, shops and the natural banks of the Reuss with their sandbanks can be reached quickly on foot.

    Steiner AG
Steiner AG, one of the leading project developers as well as total and general contractors (TU / GU) in Switzerland, offers comprehensive services in the areas of new construction, renovation and real estate development. The company, founded in 1915, has built over 1,500 residential construction projects, 540 commercial properties, 45 hotels and 200 infrastructure facilities such as universities, schools, hospitals, old people’s homes and correctional facilities. Steiner AG is headquartered in Zurich and has branches in Basel, Bern, Geneva, Tolochenaz and Lucerne.

    Fortimo AG
Fortimo creates added value with joy and enthusiasm, regardless of whether you develop, hold or operate real estate. Responsible and sustainable, the more than 80 Fortimo employees at the new headquarters in St.Gallen generate annual added value of well over CHF 200 million. In 2020 Fortimo built more residential units than ever before, and at the beginning of 2021 the properties it owns exceeded the billion mark. The combination of investment, development and operation creates valuable synergies that ultimately benefit the users of the real estate.

Laying of the foundation stone for the Osiris eco-quarter in Echallens

The eco quarter was developed as a joint project by Realtim, Equitim and ODS Investhome. The aim is to achieve Minergie-P-Eco certification, which includes the integration of environmental aspects in the construction process. That is why Steiner is using more than 50 percent recycled concrete in this project. In addition, strict criteria for reducing gray energy and labeling materials such as wood must be adhered to. The Steiner teams also pay close attention to effective waste and wastewater treatment on site.
The general contractor is aware of the importance of short transport routes and works with local subcontractors as far as possible on all projects. Currently, 75% of those involved in the project come from a radius of less than 50 kilometers around the Osiris construction site.

At the same time close to nature and in the city center
The planned eco-quarter comprises 15 buildings with a total of 410 apartments. It offers a natural, spacious outdoor area and foot and bike paths. Both the heating (heat pumps with geothermal probes) and the electricity (photovoltaic modules) rely on renewable energies. Another ecological advantage: the reversible heating system is used for surface cooling in summer (free cooling). Located not far from the center of Echallens, the eco-district has the ideal conditions for non-motorized traffic; the site will be equipped with paths and bicycle garages accessible for bicycles.

After the client had completed the earthworks, Steiner began building the shell in the summer of 2021. As the project was divided into several areas, the different areas are in different construction phases. The buildings in the first area are at an advanced stage, while the basement and first above-ground floors of the other two areas are currently only being built. The building handover of the Osiris project will take place in spring 2023.

Steiner celebrates the topping-out ceremony in the new industrial park in Basel

The new Werkarena business park in Basel celebrated topping-out on Friday. After construction began in autumn 2019, Steiner AG was able to complete the shell of the building complex, according to a media release.

The first tenants should be able to move in from autumn. The Werkarena is designed for different types of companies. The lower floors offer a ramp system for small vans especially for the storage and logistics industry. Tenants can also use the existing office, meeting and conference rooms jointly.

The upper floors offer a marketplace, a forum and rooms for new business models. They are primarily intended to address startups and small and medium-sized companies that are expanding their network and looking for a place for inspiration and exchange. The trade association Basel-Stadt and the Business Parc Reinach operate part of the commercial and business park, which particularly want to promote start-ups.

The Werkarena is being built near the border with Germany, the A3 motorway and the EuroAirport Basel-Mulhouse airport. It is an initiative of the trade association Basel-Stadt , Immobilien Basel-Stadt , Business Parc Reinach , Steiner AG, smeyers AG and Picard Angst AG as well as other large companies.

There are plans for the Rorschacher Feldmühle site

The Zurich-based project developer as well as total and general contractor Steiner is planning, together with the Steiner Investment Foundation , to develop the largely fallow land of the Feldmühle site in Rorschach. A sub-zone and a design plan, which was drawn up together with the city of Rorschach, will be available to the public from Monday until April 21 at the Office for Building and Urban Development. They can also be viewed on the city's website. An identical press release from Steiner and the city provides information on this.

On the 27,500 square meter inner-city area near the train station, 40 percent residential buildings for 760 people are planned, a total of 142 condominiums and 162 rental apartments. Commercial space is to be 20 percent or 9,000 square meters.

An underground car park, e-parking spaces and a car sharing provider are also planned. Individual, historically valuable and identity-creating buildings are retained and placed in context with new buildings. The original character of the former industrial plant should remain noticeable. Completion of the project is planned for 2025 if everything goes smoothly.
