    Transfer of ownership of the Schützengütli site for residential development takes place

    In February 2022, Halter AG acquired the Schützengütli site in Bischofszell with two areas of around 6500 and 1000 square metres. The property, which had served the Schiffli embroidery factory from 1907 and later the glass rectifier construction, passed into the ownership of the Laumann & Co. malt factory and fruit pressing plant in 1946. Essences and syrups were produced here until a few years ago. On 10 February 2023, the revised building and zoning plan of the city of Bischofszell came into force, allowing residential use with a design plan obligation on the site.

    “With this site development in an intact neighbourhood, we will create attractive living space in a very well-developed location right next to the railway station,” says Rolf Zäch, project manager at Halter Entwicklungen, with conviction. “The development of the site makes a valuable contribution to an attractive Bischofszell.” Thomas Weingart, mayor of Bischofszell, is also pleased about the upcoming development: “The centre of our town continues to develop positively. The town council is pleased about that. We are particularly honoured that Halter AG, a well-known company, will be active in Bischofszell and can contribute its great experience in urban development.”

    Harmonious integration into the neighbourhood and the city
    Around 50 owner-occupied flats are planned, for which the existing buildings will be removed except for individual elements. In a two-stage study contract, the aim is to achieve a high-quality site development that offers future residents a high quality of living and blends harmoniously into the surrounding neighbourhood. Taking economic criteria into account, an urban planning concept for the site will be developed, which will be followed by the architectural design in a second step. The study commissioning process already initiated by Halter Entwicklungen will start this spring.

    The development on Untere Bahnhofstrasse 1-11 is the result of a study commission to meet the high architectural and site planning requirements at this location, which is important in terms of traffic engineering and construction. The location between the railway tracks and Unterer Bahnhofstrasse placed high demands on the organization and floor plans in terms of emissions, living hygiene and quality of living: "In Eastern Switzerland, the first development of this size is being built here, which will be certified for a 2000 watt area," says the project manager Stefan Schreiber from real estate developer Mettler2Invest AG. "The new building eliminates a problem at the train station that has been referred to as a 'scand stain' in the local press for years."

    A new, covered two-wheeler parking facility for over 600 bicycles is being built in the basement. This is operated by the city of Wil and is directly connected to the SBB pedestrian underpass. With 100 units from 1½ to 5½ rooms, the complex offers a wide range of living space, suitable for single households, couples, families and senior citizens. 4100 m2 of space is available for office, service and retail use. The central location directly on the station square and on platform 1 of the SBB offers tenants and customers very good public access. The building is architecturally and economically a lighthouse project for Wil.

    With the winning project from CF Møller Architects resulting from the study, a modern and representative office building is being created. It is consistently oriented towards the lake and the lake promenade. Most noticeable are the storey-high glass surfaces and the canopies, which will be equipped with photovoltaic modules. The building will also meet high energy requirements, which is underlined by the desired LEED Platinum label. After the various requirements from the building permit have been met and the building permit has been received, the dismantling and renovation work is currently taking place. Since the property was built in 1974, the work also includes the professional disposal of asbestos-containing materials. A task that is demanding and time-consuming.     ruktion is also the merging of the different design of the finishing details of the terrace and parapet. And last but not least, the construction site is in the inner-city area, which also brings logistical challenges with it.

    Basic renovation
    Bellerivestrasse 36 is a reference property for Allreal, as on the one hand it meets high standards in the field of sustainable building. This is evidenced by the desired LEED Platinum label. the
    PV systems will also help to reduce the consumption of fossil fuels in the company’s portfolio of investment properties. Allreal wants to halve the proportion of fossil fuels in its portfolio by 2030. On the other hand, Bellerivestrasse 36 is also an example of Allreal’s business model. The property was operated as an investment property until the end of last year. When the anchor tenant moved out, it was possible to fundamentally renovate the building. In-house project development then carried out a study contract, then specified CF Møller’s winning project and made it ready for construction. The Realization division is currently implementing the project. From summer 2023, the property will then be occupied by the new tenants and reintegrated into the portfolio of investment properties and managed by Allreal. The company thus covers the entire value creation process from a single source.

    Lots of flexibility
    “In addition to the exclusive location directly on Lake Zurich and the collaboration with a foreign architect, the high quality of materials and details of the components used are extremely attractive,” says project manager Alain Granwehr from Allreal. “The facade in particular, with its protruding canopies and the photovoltaic elements mounted on it, is a challenge in the construction process”. The pandemic is changing user needs. A clear picture is not yet emerging. At the moment, many customers are still unsure which long-term changes will prevail in connection with the demands on the workplace, says Allreal on request. However, the company has not noticed any decline in demand, particularly for properties in very good locations. The property at Bellerivestrasse 36 will also benefit from this. In addition, once the modernization has been completed, the commercial building will be able to be operated as a multi-tenant property and thus offers a great deal of flexibility.

    Winning project known from the Rockwell site study contract

    The Rockwell area belongs to the western part of the Torfeld Süd and was acquired by Mobimo in 2001. Rockwell Automation GmbH intends to discontinue production at the Aarau location at the beginning of 2022. Only the research and development areas will remain at the long-standing headquarters. This will free a large part of the area – and the further development of the Aeschbach district can be tackled.

    As of today, the Aeschbachquartier comprises 167 rental apartments, 92 condominiums, the Aeschbachhalle, the Oehlerpark and commercial space. The urban planning guidelines designed by the renowned Dutch architect and retired ETH professor Kees Christiaanse and the associated vision of the “Urban Village” – an urban village – with diverse uses should also shape the further development steps.

    Mobimo has invited five renowned architecture firms to take part in a study. In addition to the high demands on the sustainability of the project – it should be made of wood and meet the SNBS Gold standard – the results of the participation process from 2020 were also part of the task package.

    The proposal by Baumberger & Stegmeier Architects from Zurich in collaboration with Hoffmann Müller landscape architects and Pirmin Jung timber construction engineers particularly impressed the jury and was chosen as the winning project. Your project envisages an increase in the historical Hall 5 and a new wooden building (see visualization). In addition to the ecological construction method, the winning project is characterized by many green areas with large trees. The project envisages 110 rental apartments of various sizes and suitable for families and senior citizens. Alternative forms of living such as cluster apartments are also to be created.

    Mobimo will invest around CHF 50 million (amount excluding land value). Realization can probably begin in mid-2023, which means that completion would be possible in mid-2025.
