    Three companies move into QUBO

QUBO welcomes three new companies. CES Bauingenieur AG, werkunion and Orfida Treuhand + Revisions AG moved into the Obwalden work centre in March. QUBO consists of two interconnected buildings and is owned by Obwaldner Kantonalbank(OKB), the Eberli Group, Orfida and werkunion. OKB has set up its Innovation Lab on the top floor of the new QUBO 17 building. The Eberli Group moved into its remodelled and expanded headquarters in the existing QUBO 15 building in January.

Orfida Treuhand + Revisions AG moved into the Obwalden workspace at the beginning of March, coinciding with the company’s 40th anniversary. “The move to QUBO is more than just a change of location,” reads a corresponding press release from QUBO. “The modern and innovatively designed office space offers optimal working conditions that not only increase Orfida’s attractiveness as an employer, but also bring a ‘super flow’ to the team.”

With werkunion moving in, all five companies of the umbrella brand will find a new home in Sarnen. In future, general planning, architecture, interior design, specialist planning and brand design will all operate in QUBO. “We are proud to be part of this pioneering project and look forward to breaking new ground together with everyone at QUBO and shaping the future of entrepreneurship in Obwalden,” said Roli Scherer, architect and head of werkunion, in a further press release from QUBO.

The new trio of tenants is completed by CES Bauingenieur AG. Headquartered in Nidwalden, the company has also been represented in Sarnen since 1983. According to the press release, CES Bauingenieur AG intends to offer its employees an attractive office structure and culture at QUBO.

  • Park Ost: Entrepreneurship meets research

    Park Ost: Entrepreneurship meets research

A lot of innovation is already happening three kilometers from the city center of St. Gallen. This is where Empa is located, the ETH Domain's interdisciplinary research institute for materials science and technology. Right next to it is a 35,000 square meter commercial property, where a community of start-ups, SMEs and technology-oriented companies has developed over the past ten years. The Startfeld association, a network for innovations and start-ups, is also located here. It provides managed premises – event rooms, meeting rooms, meeting points, a makerspace and a co-working space. There is also a publicly accessible canteen.

The Switzerland Innovation Park Ost aims to establish itself in this area by 2022. There are currently reserves of 9,000 square meters of commercial and industrial building land here. With a standard construction method of 18 meters high, this results in development potential of almost 18,000 square meters of usable space. For an initial expansion phase, there are plans to initially have around 6500 square meters of usable space. It is expected that this could be achieved by 2025. Two further expansion stages can be implemented as required.

The areas that are already available are suitable as clean rooms, laboratories and rooms for industrial production. Most of the available spaces have plenty of natural light and are therefore also suitable as offices, meeting rooms or for events.

Park Ost is to become a globally recognized center where companies in Eastern Switzerland promote innovations in selected areas on the basis of research by Empa, the St. Gallen Cantonal Hospital and the University of St. Gallen. The focus of innovation at Park Ost is dedicated to the development of technologies for health and medical technology as well as in the machine, electrical and metal industries. With regard to these technologies, he also deals with digitization – in particular artificial intelligence and the “Internet of Things”.

How does Park Ost actually create synergies between business and research? Companies can bring their projects to Park Ost. Depending on the scope of the projects, they also send employees to the park's location. The research institutions can also send employees to the park and thus bring research expertise into project operation. You support the project team of a company or work as your own project team.

Park Ost is run by a private stock corporation. Switzerland Innovation Park AG was founded at the beginning of September 2021. She gives herself ten years to make the Innovationspark Ost financially self-sustaining.

An external location of Park Ost is RhySearch in Buchs. A campus is planned there, where the University of Applied Sciences in Eastern Switzerland, the Buchs vocational and advanced training center and the Alpine Rhine Valley Precision Industry Center are located. The Buchs campus has 8,000 square meters of industrial building land reserves.

  • JED: Innovative office and service space with industrial charm

JED: Innovative office and service space with industrial charm

Schlieren's western part has had a new think and worktank since mid-2020: JED (Join. Explore. Dare.). Since 2018, a new center for knowledge transfer, innovation and entrepreneurship has been built on the site of the former NZZ printing company. Not far from Schlieren train station, offices, industry and commerce are brought together. Spread over three buildings and a total of around 38,000 square meters of land, there are various seminar, conference and meeting areas as well as an event hall with space for up to 600 people. A gastronomic offer from the “Eves Kitchen” restaurant and several bars complete the offer.

The center of JED is formed by the former printing halls (building complex J) with a ceiling height of up to 18 meters. Both service and event areas are located here. Further office and restaurant areas are located in the front building (Building E), which is connected to the halls. The catering business is currently being implemented on the ground floor, while the upper three floors are intended for office space.

But building D in particular is something to talk about: a new building that is expected to be ready for occupancy at the end of 2022. After completion, this solid construction will provide space for office and service areas and aims to be a pioneer in terms of resource-saving architecture. The “2226” building concept was developed by Professor Dietmar Eberle and his architectural office Baumschlager Eberle. The buildings are designed without technical air conditioning such as heating, cooling or ventilation. Natural drafts are used for cooling. It is heated by the heat emitted by the lighting and electronic devices as well as the people who work in them.

Solid walls reduce heat exchange. The surfaces and materials also compensate for temperature fluctuations, so that a comfortable temperature of 22 to 26 degrees Celsius can be guaranteed throughout the year. The proportion of windows is deliberately kept small at 16 percent – and the panes are set back in the building in such a way that only seldom rays of sunlight reach the glass. Sensors that measure temperature, humidity and CO2 content control ventilation blades as required. The materials used have a lifespan of 200 years. In addition, the reduced building technology ensures both a high level of space and energy efficiency. As a result, only half of the maintenance and operating costs of conventional real estate will be incurred.

Meeting and recreation zones will be created in all three buildings. The number of above-ground parking spaces was deliberately kept small in order not to impair the high quality of the outdoor space visually or in terms of area. Photovoltaic systems can be found on all roofs.

After Zühlke Engineering AG moved in in April 2020, Halter AG will relocate its headquarters to JED at the end of the year. Around 250 workplaces will be set up on an area of over 5,000 square meters. ■
