    The canton of Fribourg is sharpening its profile in global competition. With fribourg.swiss, the economic development agency is focusing on a clearer and internationally recognisable brand. The new platform is aimed specifically at companies, investors and innovation players in Switzerland and abroad. Thanks to the official domain extension “.swiss”, the affiliation to Swiss quality standards is emphasised in a compact, accessible and strong brand.

    Making excellence visible
    “fribourg.swiss is our strategic showcase to the outside world,” says WIF Director Jerry Krattiger. The focus is on companies, educational and research institutions as well as centres of excellence that shape the economy of the canton of Fribourg. Topics such as the bioeconomy, Industry 4.0, life sciences and technology transfer demonstrate the diversity and future viability of the location.

    Multi-channel communication for maximum reach
    The new brand is already active on all external channels, from the website to newsletters and international LinkedIn activities. The content is distributed worldwide via embassies, consulates and specialist networks. At the same time, the new brand identity also strengthens the internal perception of the economic strengths and creates a shared awareness within the canton.

    Visibility and identification
    With fribourg.swiss, the canton of Fribourg is opening a new chapter in location marketing. One that focuses on digital clarity, international reach and regional anchoring. The canton’s economic dynamism is thus becoming more visible and more widely recognised, both within and outside Switzerland.

    At the turn of the year, SMG Real Estate integrated numerous new digital tools into the digital Business Manager for its customers, which provide specific support for letting and marketing. These include, for example, the digital showcase page, which professionally presents the portfolio and special services of property companies to interested parties. A personal introduction of the team with contact information and contact person portraits promotes a pleasant first impression and builds trust.

    Another new feature is the use of artificial intelligence (AI) and the automated creation of listings on SMG Real Estate’s property platforms. The entire process is made considerably easier. Once the address and a few specific details of a property have been entered, the advert is filled in automatically – supported by reliable data from IAZI. The property description can also be created automatically. The new AI solution is integrated into the Business Manager user interface and analyses property data and neighbourhood information to create professional descriptions that highlight the best features of each property.

    SMG Real Estate has also further optimised its marketing packages: 50% more ads in the search results list not only ensure more visibility, but also improve performance and thus the company’s own marketing success. A key factor in optimising the likelihood of closing deals quickly is, on the one hand, information relevant to decision-making and, on the other, the accuracy of the approach to potential interested parties. SMG Real Estate now provides the “Potential Map for Properties” tool for this purpose. Based on property valuations, estate agents can identify regions with potential sales potential and can therefore focus their marketing activities on particularly promising districts and regions.

    SMG Real Estate has also simplified day-to-day collaboration within the team. Customers can access the entire real estate ecosystem with just one login. This makes it even easier for them to benefit from daily updates in the Business Manager and gives them quick and convenient access to numerous third-party partner services.

    The product portfolio of third-party partners has also been expanded once again. The IAZI capitalised earnings value model not only makes it possible to quickly calculate property yields on the basis of current market data. The tool now also incorporates “natural hazards” on the basis of IAZI data and provides important decision-making aids for most cantons with regard to various natural hazards (including risks such as avalanches, landslides, rockfall, floods, storms, earthquakes, hail and surface runoff) and their hazard categories.

    Another example of additional services: If you place the HEDOlight widget on your own company website, it lays the automated foundation for new contacts and mandates. This is because potential home sellers can use the HEDOlight widget to obtain a free estimate of the value of their property based on IAZI’s hedonic method.

    And thirdly, SMG Real Estate’s exclusive partnership with the Residenture auction platform opens up new opportunities for estate agents to significantly increase the number of potential buyers for their properties. The leading Swiss platform for AI-supported property auctions provides estate agents with a legally compliant and transparent digital auction process. Bidding processes for properties advertised via SMG Real Estate can be started seamlessly with verified interested parties in a fast, traceable process.

    Although intergenerational living concepts have the potential to strengthen coexistence in neighbourhoods, many owners of large property portfolios are reluctant to implement them. The reason for this lies in the lack of experience with the administrative burden of these special forms of housing, which differ significantly from conventional offers.

    In order to meet these challenges, an orientation framework and a toolbox have been developed that offer insights into the necessary administrative tasks and questions that need to be clarified. The aim is to provide owners, portfolio managers and property managers with a clear guideline to simplify the realisation of such innovative forms of housing. These useful tools emerged from an intensive exchange of experience organised by Zimraum and Stratcraft, in which various stakeholders took part. In a total of four brown bag meetings, essential topics such as marketing, letting, operational management and advice on project development were discussed and solutions developed.

    With the new orientation framework and the toolbox, SVIT Zurich is providing important impetus for the property sector by not only paving the way for the implementation of community-promoting forms of housing, but also helping to rethink and redesign housing for the elderly.

    CSL Immobilien appoints Piffaretti and Walter as co-CEOs

    Renato Piffaretti will take office on 1 October as one of two future CEOs at Zurich-based CSL Immobilien. According to a media release, his focus will be on product development and product marketing. He was most recently Head of Real Estate Switzerland at Swiss Life Asset Management AG.

    The company, led by Chairman of the Board Markus Schawalder, has decided on a co-CEO structure to succeed Yonas Mulugeta, who will leave at the end of September. Piffaretti’s competencies will complement those of Thomas Walter. The latter will take up his post as Co-CEO on 1 March 2024 at the latest and will then be responsible for the areas of business and digitalisation.

    “The appointment of Renato Piffaretti and Thomas Walter is the right step to strengthen and expand CSL’s services,” Schawalder is quoted as saying in the statement. “They will successfully shape the future of CSL Immobilien based on the cornerstones of innovation, quality and responsibility.”

    Canton of Zurich initiates further promotion of mountain regions and wine-growing areas

    The Canton of Zurich wants to further promote the Zurich mountain region and the wine country within the framework of the federal government’s New Regional Policy, informs the Cantonal Office for Landscape and Nature in a statement. A corresponding implementation programme focuses on sustainable tourism, the marketing of regional products and the promotion of innovation by SMEs. A total of 6.2 million Swiss francs are to be spent on this between 2024 and 2027.

    The Zurich cantonal government has already approved an amount of around 3.3 million Swiss francs. Further funding of CHF 2.4 million is being requested from the federal government. The remaining funds will be provided by the cantons of Thurgau and St.Gallen and the municipalities in the two regions. For the implementation of the projects, the Canton of Zurich is working together with the Zürioberland location promotion agency and ProWeinland. Corresponding service agreements are to be concluded “as soon as the federal government has approved the programme”, according to the statement.

    To promote sustainable tourism, the canton wants to position the mountain region and the wine country even more strongly as an excursion and local recreation area. In the marketing of regional products, it is also planned to explore “in the sense of the circular economy” “how material cycles can be closed in the regions”.

    SMEs in the Zurich mountain region already have access to innovation promotion, coaching and networking through a supracantonal programme. SMEs in Weinland should also be able to take advantage of these funding opportunities from 2028. The Office for Landscape and Nature explains that the Weinland is working on the corresponding basics.

    Eastern Switzerland as a "hidden champion"

    Eastern Switzerland is certainly the part of the country with the greatest potential for discovery. Development companies have avoided this part of the country for a long time and are gradually discovering its advantages. The growth rates had an inhibiting effect for a long time. But at its core there is a volcano smoldering beneath eastern Switzerland that only needs to be ignited.

    Development areas from west to east
    In the area of site development, eastern Switzerland offers numerous pearls that can be discovered. A conversion area for the Swiss Army is slumbering right next to the Frauenfeld station area. In the canton of Thurgau, however, there is currently a particular focus on the development area in Wil-West near Münchwilen, where in the future commercial and industrial uses, as well as service functions, will have their home on around 200,000 square meters. The G-Werk Bronschhofen industrial and commercial park is close by for new companies. The Uzwil location also has several pearls to show for. The Birkenhof residential development with a supermarket, fitness studio and daycare center was recently built on the Benninger site. With the CUBIC, an innovation campus was built on the Bühler AG site that deserves international renown. The city of Gossau is setting new accents in Sommerau with the expansion area of Aepli Metallbau AG. A (still) sleeping giant is also slumbering in the St. Gallen-West / Gossau-Ost (ASGO) development area: primarily commercial and industrial uses, but also service functions and housing, are to be developed there. The Lerchenfeld-Areal St. Gallen is the new location of the Innovation Park Eastern Switzerland, location of EMPA and the Business Incubator Startfeld. Business areas for start-ups and the high-tech segment are provided here. The first signs of a revitalization of the freight yard area in St. Gallen are recognizable, due to the overriding plans for traffic development (new feeder A1) the area is not available in the medium term. In return, the «lattich» is a national display object for successful temporary use. There is also an area for logistics and commercial use in the Geissberg / Altenwegen-Ost area in St. Gallen. At the St. Fiden station area, the feasibility of covering both the motorway and the track field is currently being evaluated. In the medium term, a new district with uses for research, education, services and living will be created at this location. For this purpose, the areal Bahnhof Nord lies fallow right next to the main station St. Gallen. After planning a test, the canton has issued a moratorium on further planning steps and wants to reserve the area for its educational institutions. In the Herisau station area, too, various office and residential uses are being developed with direct location on the railway tracks, along with the redesign of the station.

    Attractive Lake Constance area, Rheintal technology hub
    The entire Lake Constance area is also of interest. Oberthurgau offers great potential for further conversions with Arbon and Saurer Werk II with its existing factory halls, which are currently used by small and medium-sized SMEs from industry, production and services. In the future, an interesting mix of living, living and working spaces is to be created here. Numerous residential developments – for example in the Raduner area in Horn – will offer further attractive housing options with more or less direct access to Lake Constance. In Rorschach, numerous new apartments and commercial uses will be built on the Feldmühle site – right next to the city train station with the best connections from Zurich to Munich. The developments in St.Margrethen are also worth mentioning, where the new construction of the Stadler Rail production plant is clearly causing a pull – commercial and residential construction is attracting in the community. After all, with the Innoparc in Heerbrugg, Eastern Switzerland has a hotspot for the opto-mechanical industry. A compression project is being planned here. Mention should also be made of the station area in Buchs, where there is a legally binding development plan. The competitive situation in the Eastern Switzerland region remains manageable overall – but the urge to develop has awakened.

    Settlement desert in Eastern Switzerland with potential
    The number of settlements in Eastern Switzerland has collapsed at an above-average rate in recent years. Because so far Eastern Switzerland has not been the first choice for globally successful companies dealing with technologies or knowledge-based corporate functions. There are many reasons. The canton of St. Gallen missed the opportunity to accelerate travel times from the canton's capital to the surrounding centers. The disadvantageous direct taxation of private individuals and companies is also of little help. There was also a lack of development areas, which are now being prepared. The canton of Thurgau, over which the development spills from Zurich via Frauenfeld towards Lake Constance, is a bit better. The two half-cantons of Appenzell Inner- and Outer Rhodes also benefit from the influx of wealthy people from the greater St. Gallen area. But they are hardly relevant for the development of jobs.

    Marketing with potential
    The lack of success in the relocation business of the cantons of Eastern Switzerland depends on a deliberately chosen gap: Eastern Switzerland lacks powerful marketing structures that are effective abroad. Anyone who wants to score points at the location of the competitions has to literally “stand on the mat” within four to 48 hours and present their advantages. That is why other parts of the country have created powerful, cross-cantonal marketing structures (Greater Areas), which, together with the Swiss national marketing, ensure that their corporate landscape is refreshed year after year. Eastern Switzerland operates an area under the brand «St. GallenBodenseeArea », but this has neither budget nor effect. Direct investments would also be a kind of rejuvenation treatment for Eastern Switzerland. New technologies, talents and international structures accelerate the renewal of an economic structure. And the more modern and meaningful jobs there are, the more talent a location will attract.

    Eastern Switzerland is on the way there; hesitantly, but with ever better arguments – and above all potential areas.
