These include, for example, the digital showcase page, which professionally presents the portfolio and special services of property companies to interested parties. A personal introduction of the team with contact information and contact person portraits promotes a pleasant first impression and builds trust.

    Another new feature is the use of artificial intelligence (AI) and the automated creation of listings on SMG Real Estate’s property platforms. The entire process is made considerably easier. Once the address and a few specific details of a property have been entered, the advert is filled in automatically – supported by reliable data from IAZI. The property description can also be created automatically. The new AI solution is integrated into the Business Manager user interface and analyses property data and neighbourhood information to create professional descriptions that highlight the best features of each property.

    SMG Real Estate has also further optimised its marketing packages: 50% more ads in the search results list not only ensure more visibility, but also improve performance and thus the company’s own marketing success. A key factor in optimising the likelihood of closing deals quickly is, on the one hand, information relevant to decision-making and, on the other, the accuracy of the approach to potential interested parties. SMG Real Estate now provides the “Potential Map for Properties” tool for this purpose. Based on property valuations, estate agents can identify regions with potential sales potential and can therefore focus their marketing activities on particularly promising districts and regions.

    SMG Real Estate has also simplified day-to-day collaboration within the team. Customers can access the entire real estate ecosystem with just one login. This makes it even easier for them to benefit from daily updates in the Business Manager and gives them quick and convenient access to numerous third-party partner services.

    The product portfolio of third-party partners has also been expanded once again. The IAZI capitalised earnings value model not only makes it possible to quickly calculate property yields on the basis of current market data. The tool now also incorporates “natural hazards” on the basis of IAZI data and provides important decision-making aids for most cantons with regard to various natural hazards (including risks such as avalanches, landslides, rockfall, floods, storms, earthquakes, hail and surface runoff) and their hazard categories.

    Another example of additional services: If you place the HEDOlight widget on your own company website, it lays the automated foundation for new contacts and mandates. This is because potential home sellers can use the HEDOlight widget to obtain a free estimate of the value of their property based on IAZI’s hedonic method.

    And thirdly, SMG Real Estate’s exclusive partnership with the Residenture auction platform opens up new opportunities for estate agents to significantly increase the number of potential buyers for their properties. The leading Swiss platform for AI-supported property auctions provides estate agents with a legally compliant and transparent digital auction process. Bidding processes for properties advertised via SMG Real Estate can be started seamlessly with verified interested parties in a fast, traceable process.

    With the approval of the new federal law by both chambers of parliament, a long-awaited change to the system of residential property taxation has been agreed. The imputed rental value tax, which was considered unsatisfactory and unfair, is now a thing of the past. In future, income taxation of the notional “own rent” for owner-occupied residential property will no longer apply, which will significantly simplify the tax system.

    Promoting financial stability and home ownership
    Another key point of the new law is the reduction of private debt. The limitation of the deduction for private debt interest and the cancellation of additional deduction options lead to a strengthening of financial stability. Young families benefit from a time-limited debt interest deduction, which makes it easier for them to purchase residential property. This fulfils the constitutional mandate to promote home ownership.

    Adjustments to tax deductions
    The abolition of imputed rental value tax entails the cancellation of previous deductions such as maintenance costs and insurance premiums in line with the system. At the same time, it is up to the cantons to retain deductions for energy-related renovations or environmental protection measures in order to continue to promote these.

    No discrimination against landlords
    Private landlords will retain the option of deducting costs such as maintenance or debt interest from their taxes. This will ensure that the new regulation has no negative impact on the letting of private properties.

    Constitutional amendment for compensation
    The entry into force of the new law is linked to a constitutional amendment. This allows cantons to introduce a property tax for second homes in order to compensate for tax losses on owner-occupied second homes. Tourism cantons in particular should be able to compensate for the financial impact in this way.

    Today’s ground-breaking ceremony marks the start of the redevelopment of the “Müllerbräu-Areal” in the heart of Baden. By 2027, a modern district will be created there under the motto “brew – live – enjoy”. In addition to retail and office space, 136 flats will also be built. The traditional brewery H. Müller AG will continue to brew beer at this historic site, where Baden’s brewing activities began in 1897.

    When the building permit is granted in October 2023, the ground-breaking ceremony today will mark the visible start of the transformation of the 8,000 square metre site. The new district next to Baden railway station will enhance the entire neighbourhood and have a positive impact on urban development.

    The art of brewing remains an important part of Baden’s identity. The site design plan still envisages the popular Müllerbräu beer garden. From 2027, the classic Müllerbräu beers as well as specialities from the “Müller Bräu Handcrafted” line, which are already produced by master brewer Simon Neuhold, can be enjoyed there.

    The fourth generation of the family business is investing a considerable sum in the double-digit millions in the new building project. It is possible that part of the development will be handed over to a partner. The construction phase will take around three years, during which the neighbours will be kept regularly informed of progress. The rental flats are expected to be advertised for rent from summer/autumn 2026 and ready for occupancy from summer 2027.

    According to the Zurich Airport press release, there are new developments in the catering and wellness areas. Leon’s Loft has been part of the catering operations in the Circle since 2020. Thanks to its successful development, the restaurant will be expanding its premises in early summer to include the area directly next door, the press release explains. A bodega concept with integrated wine sales will be created there in collaboration with Zurich winery Smith & Smith. In addition to the existing terrace on the main square, further outdoor seating areas will also be created in the alleyway.

    The health and wellness offering in the Circle will also be expanded, according to the press release. The Flooat floating centre opens in February and offers a special relaxation method: floating in a brine of water and salt, the body experiences weightlessness through natural buoyancy, which relieves the joints and organs.

    Regarding the new lettings, it is reported that another internationally established company, Be-Terna, which belongs to Telefónica Tech, has decided in favour of the Circle as a location. BE-Terna offers Microsoft cloud solutions. The move is planned for the fourth quarter of 2024. The CSS Group and Grenkeleasing AG will also be expanding their office space.     At CHF 3.8 million, income from developments and the sale of properties was well below the previous year's figure of CHF 54.4 million. Here, the sale of a major project shaped the result, explains Mobimo. The operating result therefore fell year-on-year from CHF 115.4 million to CHF 81.4 million. At CHF 63.5 million, corporate profit was CHF 20.2 million lower than in the first half of 2021.

    Mobimo was able to post a revaluation gain of CHF 29.0 million for its own investment properties under construction. The company writes that the demand for home ownership remains high. In Meggen LU, Mobimo sold 30 newly built apartments in the reporting period. Of a further 38 apartments under construction in Horgen ZH, 29 apartments have already been reserved, according to the announcement.

    Mobimo sees itself well positioned for the future. The company is currently developing six projects with a total volume of CHF 370 million, writes Mobimo. In addition, twelve condominium projects are planned with a total volume of CHF 640 million.

    Verit Immobilien uses the Flatfox platform to handle the entire process. Martin Frei, Chief Digital Officer at Verit, is quoted as saying: "The entire process of re-letting takes place seamlessly digitally via the Flatfox platform – from the time a potential tenant becomes aware of an offer to the formally valid issue of the rental agreement . A proposal for the renovation of the building to meet contemporary needs should be available by the end of the year.

    The rental apartments, which, unlike in old people's homes, are offered without services, are "a little old" and no longer meet today's standards. Some of the total of 18 apartments could therefore no longer be rented out despite the overall clear demand.

    In order to determine the real needs, residents and interested parties should be asked about their ideas. But one thing is certain: services such as those offered in old people's homes or larger institutions are not economically viable.
