    Green light for cargo sous terrain

    With the Federal Council’s sectoral plan decision, the innovative Cargo sous terrain freight transport system is officially anchored in spatial planning for the first time. The privately initiated project will transport goods through an underground tunnel system from the Swiss Plateau to the cities. This will be done around the clock, with low emissions and independently of road traffic.

    The basis for this is the Federal Act on the Underground Transport of Goods (UGüTG), which came into force in 2022. It enables companies like CST to plan and implement such systems under clear legal conditions.

    First stage between Härkingen and Zurich defined
    The federal government has now defined the spatial planning corridor for the first section from Härkingen to Zurich in the newly inserted part of the sectoral transport plan. The planned locations for the logistics hubs are also spatially localised in the plan. The plan thus creates planning and legal certainty for all levels involved, from the federal government to the cantons and municipalities.

    Critical points will be incorporated into further development
    The cantons and municipalities affected were able to express their opinions during a consultation in the first half of 2024. Issues discussed included the impact on groundwater, the volume of traffic at the hubs and the handling of excavated material from tunnelling. The feedback will be integrated into the further development of the sectoral plan. According to the federal government, there are no contradictions with existing structure plans.

    Important step on the way to the construction permit
    The entry in the sectoral plan fulfils a key requirement for the subsequent construction permit. Further authorisation and approval procedures are still to come, but the current decision significantly strengthens the feasibility of the overall project.

    Paving the way for a new logistics era
    With the sectoral plan decision, the Federal Council is sending a clear signal in favour of sustainable and innovative infrastructure development. Cargo sous terrain could revolutionise freight transport in Switzerland in the long term – underground, quiet and space-saving. The spatial planning framework is in place, now the next stage of implementation begins.

    AI-supported simulations allow production conditions to be precisely adapted. The control of the vacuum quenching time in particular plays a decisive role. AI optimises this process to ensure the best possible material structure.

    The KIT study shows that AI is a key driver for the further development of perovskite photovoltaics. The technology could revolutionise the solar energy market and become industrially usable faster than ever with AI.

    As part of a comprehensive vision for the city of Schaffhausen, the Kammgarnareal is to be further developed with new access points and better connections to the urban fabric. In addition to the existing access points from Baumgartenstrasse, Rheinuferstrasse and Rheinstrasse, a new passageway will be created along Klosterstrasse to improve accessibility. This will integrate the site even more closely into the urban infrastructure and enable new utilisation options.

    The Kammgarn area will become part of a “string of pearls” of meeting places along the banks of the Rhine, which will play an important role in the further upgrading of this area. With the start of construction in September, the approximately two-year construction phase will begin, with which Schaffhausen will gain a modern, attractive district that will significantly improve the urban quality of life as a meeting place and cultural centre.

    Upgrading the areas and increasing the quality of stay
    The areas are also to be upgraded as part of the planned redesign. The creation of spacious green areas, seating and a water feature in the inner courtyard of the former worsted spinning mill will increase the quality of stay. These measures aim to transform the Kammgarnhof into an attractive place to meet and relax, which can be used for events and everyday activities.

    New uses and modern infrastructure
    A central element of the redesign is the construction of a single-storey underground car park with around 90 parking spaces, which is to be built under the Kammgarnhof. This will make the inner courtyard car-free and provide more space for events and recreation. A pergola is planned in front of the west wing, while a large terrace will be created in front of the north wing.

    The historic west wing of the Kammgarn site will be prepared for new uses as part of the refurbishment. The ground floor, along a new passageway to the inner courtyard, will house the library and the toy library. The glazed façades will give passers-by an attractive insight into the world of books and games.

    Half of the first floor will be used by the library, while the remaining space will be rented out in small to medium-sized units. The Schaffhausen University of Teacher Education will move into the upper floors, while the remaining space will be available for flexible use by other tenants.

    This comprehensive remodelling of the Kammgarn site strengthens the connection to the old town and the Rhine and gives the area a new significance in the urban fabric. The planned measures will contribute to long-term urban development and create a modern, vibrant neighbourhood that will significantly improve the quality of life in Schaffhausen.

    In February 2023, Swiss Prime Site decided to remodel and sustainably develop the Jelmoli building. The aim is to adapt the retail space to current market requirements and make the building fit for the future. In Manor, Swiss Prime Site has now found a long-term tenant that will ensure the long-term attractiveness of the building and the lower Bahnhofstrasse.

    An inspiring shopping experience in the heart of Zurich
    Manor will rent around 13,000 square metres of space and is expected to take over the ground floor, basement and first floor in 2027. Manor will open a flagship store here, which will be directly accessible from Sihlstrasse and Seidengasse. Roland Armbruster, CEO of Manor, promises an inspiring shopping experience with a varied and curated product range in the areas of fashion, beauty, home and living. A diverse range of restaurants will round off the shopping experience.

    New office space and restaurants
    Following the renovation, the upper floors of the Jelmoli building will offer around 20,000 m² of office space, providing a new top address in Zurich city centre. This office space will be complemented by a wide range of catering and leisure facilities. The newly designed roof terrace will provide additional space for catering outlets.

    Partnership between Swiss Prime Site and Manor
    The long-term rental agreement between Swiss Prime Site and Manor is a significant step for both companies. Manor will also contribute to the investments for the remodelling in order to create attractive retail space. Existing tenancy agreements, in particular with the Holmes Place fitness club, will remain in place during and after the renovation. Holmes Place will continue to offer its services to customers during the renovation phase. With Manor and Holmes Place, around half of the space has therefore already been let before the start of construction.

    A unique meeting place for Zurich

    Change of management at SVIT Switzerland decided

    The Assembly of Delegates of the SVIT member organisations took place in Lucerne on 20 June 2024. It was decided that Michel Molinari, currently Vice-President of SVIT Switzerland, will take over the office of President from Andreas Ingold in 2025. Jean-Jacques Morard, also Vice-President, will be replaced by Cécile Berger-Meyer. David Zumsteg will succeed Michel Molinari as Vice President. Andreas Dürr will also hand over his seat to Boris Grell in 2026. Last year, Gabriel Schmid was appointed to the Executive Committee as Chief Financial Officer. These new appointments mark the start of a comprehensive change of leadership in the umbrella organisation.

    Decision on sponsorship agreements
    In addition to the elections to the Executive Committee, the delegates voted on motions put forward by SVIT Eastern Switzerland and SVIT Central Switzerland. The motions called for SVIT Switzerland not to conclude any further advertising, sponsorship or other service agreements with Swiss Marketplace Group AG and its organisations. Existing agreements should be cancelled at the end of their contractual terms. The delegates approved these motions, thereby sending a clear signal in favour of a new direction for the association.

    Swiss Real Estate Forum as a supporting event
    The 2024 Delegates’ Meeting was embedded in the Swiss Real Estate Forum (SREF), which took place on the same day. This forum provided a platform for personalities from politics, business and sport, including former Federal Councillor Ueli Maurer and former world goalkeeper Oliver Kahn, to discuss current issues in the property sector.

    Venture Kick supports Borobotics with 150,000 Swiss francs

    Borobotics from Winterthur has received 150,000 Swiss francs from Venture Kick for the further development of its innovative drilling robot after reaching the third stage of the programme. In response to the problem of the previously energy-intensive and expensive drilling of holes for geothermal probes, Borobotics is revolutionising geothermal heating processes with a drilling robot that can work in up to 90 per cent less space and at significantly lower cost, according to a media release.

    In addition to the high costs and large space requirements, previous methods bring disadvantages such as energy intensity, inaccuracy, noise pollution and landscape destruction, according to the release. Borobotics describes its development as “an earthworm-like robot that moves vertically into the earth” without a rig or drill pipe. It is intended to enable a much wider spread of geothermal heating.

    Borobotics emerged from a research project at the Zurich University of Applied Sciences, according to the release. The start-up wants to invest the 150,000 Swiss francs in several drilling tests of its robot in order to be able to present a functioning prototype at the geothermal energy trade fair GeoTHERM 2024 in Offenburg during demonstration drillings on 29 February and 1 March 2024.

    CLEMAP has successfully completed a seed round, the young company from Zurich informs in a message . No information is given there about the amount of capital collected under the leadership of Malco Parola, investor in the Swiss ICT Investor Club ( SICTIC ). CLEMAP intends to use the funds for the further development of its B2B energy platform and further market entries. Founded in 2017, the company has specialized in products for intelligent networks, factories and buildings since 2020.

    In the financing round that has now been concluded, the investors were convinced “by the new national and international cooperation”, writes CLEMAP. CLEMAP's charging management for electric vehicles and energy monitoring solutions for intelligent factories are named as further capital magnets in the communication. The young company is already active on the Italian market with the latter. The load breakdown product CLEMAP One is already being used in intelligent buildings.

    In connection with the seed round, the start-up is also changing its board of directors. SICTIC investor Parola takes a seat as a new member. Pascal Kienast will hand over the presidency to the ex-CEO of Repower, Kurt Bobst. With Gino Agbomemewa as CEO and Pascal Kienast as COO, however, the management of CLEMAP will remain unchanged.
