    Werkmatt Uri is one of the last large land reserves in the Uri valley floor. The first industrial uses with a direct railway connection were already established here during the First World War. The listed grain stores designed by architects Eduard Züblin and Robert Maillart in 1912/13 are particularly characteristic. These buildings will be preserved as landmarks and converted into an exhibition centre and art warehouse. The canton is investing in infrastructure to further develop the area between the new Altdorf cantonal railway station and the future Altdorf South motorway junction.

    Optimum location and economic impetus
    Uri is strategically located on the most important European north-south axis with the Gotthard Base Tunnel and the A2 motorway. The immediate proximity to the Altdorf intercity railway station and a modern bus concept promote the accessibility of Werkmatt. The improved accessibility provides impetus for economic and residential projects. With “Vena”, “Cubo” and “Strickermatte”, private investors have realised modern residential developments within walking distance.

    Development with vision
    Kässbohrer Schweiz AG has already recognised the added value of Werkmatt and relocated its headquarters to Altdorf in 2019. The new service building has created 30 qualified jobs in the areas of administration, sales, service, training, final assembly and production of special vehicles, mainly snow groomers. Werkmatt AG is also developing an innovative utilisation concept for building plots 9 and 13. The plans include a multifunctional centre with a business hotel with 80 rooms, co-working spaces, commercial and cultural spaces, restaurants and fitness and recreation areas.

    Targeted planning for sustainable growth
    As the owner, the canton of Uri is striving for a win-win situation with the future owners, users and investors in the area. The plots are to be sold and built on gradually over the next few years. The canton is developing the Werkmatt Uri site in a coordinated manner so that sustainable economic uses are created in the interests of the region as a whole. To this end, it is drawing up guidelines – including those relating to workplace density. The neighbourhood design plan serves as a planning instrument for investors and companies wishing to build on the site, which is binding on the owner and defines the parcel of land. It sets guidelines regarding utilisation, design and infrastructure.

    Werkmatt Uri is an example of coordinated and sustainable site development. Companies benefit from a committed administration, short decision-making processes and needs-orientated solutions. The region expects the project to provide long-term economic impetus and create more than 1,000 jobs.

    Artisa Group restores Locarno's grand hotel

    Artisa Group wants to renovate and expand Locarno’s Grand Hotel. A corresponding planning application has already been submitted, the Zug-based company, which specializes in real estate investments on the Swiss and European market, informed in a press release . For the project, Artisa Group is collaborating with architect Ivano Gianola.

    Artisa writes that the design envisages the preservation of the existing substance and in particular the listed frescoes, decorations and facades of the historic building. The large hall, in which the peace conference took place in 1925, is to be restored in a contemporary way. A new SPA and wellness center will be set up.

    “The new Grand Hotel Locarno will set standards worldwide in terms of excellence, sustainability and modern service,” explains Stefano Artioli, Vice President of the Artisa Group, in the press release. “In addition, we will take responsibility for 100 employees who will work in the hotel.”

    Outside, the concept envisages a redesign of the more than 4000 square meter park. Together, the hotel and park should complement the tourist offer of Ticino, according to the statement. “The holistic hotel concept fits perfectly with the OTR strategy (Mendrisiotto and Basso Ceresio, Luganese, Bellinzonese and High Ticino as well as Lake Maggiore and valleys): wellness, food and wine, events, meetings, sustainability,” says Fabio Bonetti, Director of the Tourist Organization of Lake Maggiore , cite there.

The wide range includes thermal baths, wellness and gastronomy geared towards health and relaxation. The new building in the Limmatknie offers living space and space for additional uses. The renovated Verenahof square completes the range of uses of the new buildings in the healthcare sector. An underground car park and the landscaping in the Mättelipark, Limmatpromenade and Ochsengarten areas are also part of the project.

    Doctors and residential building
    A building for medical use is planned right next to the bathroom. The elbow bath and the Roman apse will also be integrated into the new building. In addition to this, there is also the thermal spring in the spa district. The residential building comprises 2½ and 3½ room apartments as well as attic apartments. The apartments are expected to be ready for occupancy in 2021. The project also includes a private clinic with seventy single rooms and various rehabilitation areas.

    The Verenahof square
    One sub-project is the redesign of the Verenahof district with the old spa hotels Verenahof, Bären and Ochsen. It is under integral monument protection. The hotel area is being converted into a prevention and rehabilitation clinic by the Basel architects Villa Nova Architekten AG. A public restaurant rounds off the offer. The Verenahofviert will be connected underground with the thermal bath building and will share infrastructures like kitchen or parking garage with it. RehaClinic AG will act as the future operator.

    Redesign of public space, core area bathrooms
    The public space in the core area of the bathrooms is being redesigned. This presents itself in addition to the new thermal baths and residential and medical center as well as the Verenahof area, which has been revitalized with a rehabilitation clinic. The implementation planning, tendering and awarding of the work will take place in 2019. The construction work in the Verenahofviert with the private construction projects in the baths should be implemented by autumn 2021.     Art also finds its place
    In the bathrooms, the relocation of art objects is in the foreground. Those responsible for the project emphasize that these should be placed in the context of the historical heritage and the spa culture. They should work in the sense of their purpose and at the same time enrich the public space as design elements ideally and materially and contribute to the marketing of the bathrooms and to the added value on site. An artistic specialist is entrusted with this task and is accompanied by the Planning and Construction and Culture departments in cooperation with the Art Commission of the City of Baden. ■
