    The management of the CMSM Western Switzerland & Ticino is in the hands of Philippe Schroff, who, as a retail expert and former head of the Signy Center for many years, is well connected in the region. The team at the CMSM Hub Romandie in Signy is primarily responsible for two major projects: the Signy shopping center and its upcoming revitalization project, and the A-One Business Center in Rolle. Two different properties in which the specialists with their different skills complement each other perfectly.
    For Philippe Schroff, the hub is the ideal form of organization: “In the hub, we have combined the complete expertise of both areas locally.     Ticino closes the circle
    The strategic expansion of the area will continue to be actively promoted. With the acquisition of the Centro Lugano Sud, the first center mandate in Ticino, Wincasa is now represented in all language regions in the CMSM. The existing team on site will be taken over by Wincasa and led by Philippe Schroff. The center was acquired by the Swiss Prime Site Solutions Investment Fund Commercial on May 9, 2022. Philippe Schroff sees the expansion course towards Ticino very positively: “By taking over this experienced team, we now have the opportunity to implement Wincasa’s great competence and strong network in the Ticino region as well. The retail space in Sihlcity in Zurich is the first of its kind in Switzerland. Others are to follow after a first test phase.

The Cube is a place of experience and experience. Customers can test the products live, try them out and give immediate feedback.     Thomas Hinderling has been with Wincasa since 2017. He played a key role in setting up the Mixed-Use Site Management (MUSM) department, which has been in existence for five years, and initially managed the projects in the Zurich area. From 2019, he was assigned to head the MUSM German-speaking part of Switzerland. In this role, he was responsible for the sub-area within Center & Mixed-Use Site Management (CMSM) and was the deputy head of CMSM. The 47-year-old has an Executive MBA Marketing FH, a CAS in Urban Management FH and was CEO and partner of various marketing and distribution companies before joining Wincasa. From May 1, 2022, he will be the new Head of CMSM at Wincasa and thus a member of the Executive Board. Thomas Hinderling will be succeeded by Philipp Arnold as the new head of MUSM German-speaking Switzerland.

    Internal succession regulations
    Thomas Hinderling is looking forward to his new role: “It fills me with joy and pride to take over the management of CMSM from Felix Kubat. We both have worked very well together in the past and have successfully launched many projects. Now it is important to push this work further together with my new team, because there is still a lot of potential.»

    The CMSM department has been headed by Felix Kubat since the end of 2019. During his tenure, he successfully developed and implemented a new strategy for the area. This included, among other things, the establishment of two CMSM locations, thanks to which great added value could be achieved through a targeted bundling of strengths and expertise on the part of center and mixed-use site management. He also confidently led the business through the Corona crisis. He is leaving the company of his own volition and will in future devote himself to management and teaching activities at a commercial vocational school. «In the past 2.5 years at Wincasa, I have been able to shape and continuously develop the Center and Mixed-Use Site area. It was a very exciting and intensive time, which I look back on with great pleasure. Now I’m looking forward to a new chapter. For several years I have been sporadically working as a lecturer at HF level in the field of management training. I will now continue to pursue this passion with a position as a manager and lecturer at a commercial vocational school,” says Kubat about his move.

    Thomas Hinderling’s successor is also an internal change. Philipp Arnold is now taking on the role of Head of MUSM German-speaking Switzerland. He has been with Wincasa since 2014, started out as Center Manager Zentrum Regensdorf & HUB and then took over management of the MUSM Hub Zurich in January 2020. Among other things, Philipp Arnold has a degree in business administration, an MAS in real estate management, an MAS in brand and marketing management and is a RICS member. He is therefore well prepared to succeed Thomas Hinderling.

According to a press release , Wincasa intends to facilitate the efficient use of materials throughout the life cycle of a property. Wincasa uses the Madaster material pass for this. It gives insight into the materials, components, products and quantities that were used to create a building. It also includes information about the quality of the materials, their locations, and their financial and circular value.

    “The exact knowledge of the built-in materials is an integral part of the holistic view of a property”, Beatrice Landolt, Head Construction & Facility Management at Wincasa AG, is quoted as saying. “On the basis of this data, we will in future be able to evaluate the circularity of the properties we manage and map this in a corresponding index.”

    As stated in the announcement, a detailed material pass for an existing building is being created for the first time in Switzerland in the Müllerstrasse 12 renovation project in Zurich. Wincasa is supporting this Swiss Prime Site Immobilien AG project with its client trust department. In this way, if one property is demolished, materials can be used specifically in another property, says Landolt. “This possibility means a new dimension of circularity in the real estate industry and closes the cycle in Cradle to Cradle construction projects.”

    IT innovation service provider Zühlke from Schlieren brings the software used at Wincasa up to date, which meets today's market requirements. The real estate service provider from Winterthur has so far worked with the programs developed in-house. According to Zühlke's press release , these programs, which have been developed in the company over the last 15 years, are "extremely functional", but are not sufficient for Wincasa's expansion strategy. So far, data exchange with third-party applications has not been possible, nor is the software cloud-based. But both are necessary in order to use omni-channel marketing – the forwarding of product information to all sales channels and media – and to offer tenants and owners appropriate services.

    Zühlke helps the Wincasa experts to modernize the existing system. It should not be set up completely from scratch. For this purpose, the three existing areas of corporate planning, property management and construction project management are made cloud-enabled and prepared for use in the Microsoft Azure environment. The data that has been collected over many years now has to be cleaned up and transferred to the new platform. New projects are brought in there directly. Zühlke experts work together with Wincasa IT specialists on this work.

    The media release states the goal of the modernization: Wincasa wants to lead the digital revolution in the Swiss real estate market.
