    Halter AG has inaugurated work on the Chalet Weggis residential development with a ground-breaking ceremony, the Schlieren-based property developer announced in a post on LinkedIn. The ceremony is described there as “a significant milestone for this unique project on the Wyermatt site”. The residential development near Lake Lucerne comprises four buildings with a total of 44 condominiums.

    All four residential buildings stand on a common plinth level and are also connected by two contiguous basement levels, explains Halter in the project description. The basement levels house 62 garage spaces, bicycle storage rooms, private cellar compartments and technical and security rooms. Anyone buying a flat can design the interior fittings themselves using the Trend AG configurator.

    Canton Aargau approves Vinea project in Spreitenbach

    The municipality of Spreitenbach can realise the Vinea design plan for the construction of flats at the entrance to the village. The Department of Construction, Transport and Environment(BVU) of the Canton of Aargau has approved the design plan, according to a press release. It forms the planning basis for the realisation of a development with around 37 flats on the previously commercially used site south of the Landstrasse and Wigartestrasse junction.

    According to the municipality, the planned development comprises three buildings. A four-storey building is to be constructed along Landstrasse, a three-storey building on Wigartestrasse and a two-storey building directly facing the village stream.

    A traffic-free inner courtyard is to be created between the buildings, which will be available to residents. The underground car park is intended to increase the quality of living and contribute to sustainable development.

    Vinea is based on the indicative project by Hunziker Architekten AG in Baden-Dättwil and SKK Landschaftsarchitekten AG in Wettingen AG. Metron AG in Brugg AG drew up the design plan together with the client and the municipality of Spreitenbach. The Vinea site is currently built on with a commercial development. A development study was prepared by Hunziker Architekten back in 2018. After weighing up various options, the municipality decided in favour of a longitudinally oriented development along the road in order to “create optimal urban planning conditions”.

    Spreitenbach-based fsp Architekten AG has won first place in the competition for the study contract for the MW Eichmatt Villmergen project, according to a press release. The assessment committee unanimously decided to recommend the Janus project by fsp Architekten AG and landscape architects Appert Zwahlen Partner AG in Cham ZG to the client for further development and realisation. It was the “most convincing project proposal overall”, according to the press release from fsp.

    The new Eichmatt-Villmergen residential development is located on the outskirts of the village. Adjacent to the agricultural zone, this development offers 112 modern 2.5 to 4.5-room flats in three-storey buildings. Balconies and garden seating areas are consistently south-west facing. The arrangement of the twelve buildings provides generous open spaces. The existing Eichmatt Süd development was realised to the Minergie standard.

    The latest flagship project of the Building 2050 concept of the Swiss Environment Arena Foundation isa CO2-neutral housing development in Urdorf. It is now being made accessible to interested parties as part of guided tours. According to a LinkedIn post by the foundation, the programme is also suitable as a company outing. In the first module, participants are given a guided tour of the housing complex itself. They are also shown a model flat. The second module takes place in the Umwelt Arena in Spreitenbach, where further background information on the Building 2050 concept is presented. The Environment Area itself will also be in focus. Among other things, participants could travel between the two locations on the Limmattalbahn.

    The CO2-neutral residential development in Urdorf features several sustainable building concepts. For example, recycled concrete and brick were used, which allow solar thermal energy to be stored with as little loss as possible. In addition, showers with heat recovery, geothermal probes and triple-glazed windows, for example, contribute to high energy efficiency. Thanks to such measures, electricity and heat are free of charge for tenants within a defined budget. The development was built by W. Schmid + Co. Glattbrugg and Umwelt Arena’s exhibition and specialist partners.

    The Hagenmatt housing estate in Root, with around 160 flats, is a good example of successful total renovation and redensification: the estate, built in the 1970s, offered ideal conditions for this project. For the implementation, Die Liegenschaftsverwalter AG, representing the owner Schürch Immobilien AG, engaged PP Baumanagement AG from Kriens for the overall project management, cost planning and construction management. In addition, six new buildings with a total of fourteen terraced detached houses and fourteen 2.5-room flats in timber construction were realised by Strüby Konzept AG from Seewen SZ on behalf of the owner.

    In addition to a more attractive design of the flats, the renovation also aimed at optimising the building’s appearance, redesigning the outdoor spaces and optimising energy efficiency. The latter was achieved thanks to technical measures such as triple-glazed windows and a connection to the EWL district heating system, as well as switching off the oil-fired heating system. For more living comfort, underfloor heating was installed in the existing property, the balconies were extended, the kitchens were equipped with new appliances and the wet rooms were renovated.

    The newly built single-family and multi-family houses are all two-storey and blend in harmoniously with the previously underutilised areas. They feature Minergie-compliant building envelopes, green flat roofs, generously designed roof terraces, and large windows that ensure that the houses are flooded with light. The total renovation of the Hagenmatt development and the construction of the six new buildings was completed in stages within eight months.

    The fast construction time – especially for the new buildings – is due to the chosen timber construction: The components are delivered to the construction site prefabricated, so that assembly can begin directly on site. The Strüby companies purchase around 20,000 cubic metres of wood per year directly from Swiss forest owners. The wood is sawn and glued in the respective region before it is processed further. Thanks to these short distances, grey energy is significantly reduced.

    In addition to the short construction time, the owner of Die Liegenschaftsverwalter AG, Andreas Gasser, is proud that the project’s total cost budget of 42 million Swiss francs could even be undercut. Moreover, the quality of living for the tenants, who were not yet affected by the conversion in the first stage, was not restricted at any time. Gasser emphasises that by cleverly increasing the density by adding storeys, extensions or supplementary buildings, it was possible to create more living space on existing areas and at the same time curb land wastage.

    On April 21, Stefanie Steiner from the certification organization SNBS presented the certificate at a certification ceremony in the Tröckneturm St. Gallen and thanked the builder Previs Vorsorge for the good work and handling of the certification.

    The Waldacker development is made up of two long, kinked rows of buildings that hug the natural terrain lengthways. Together they form an interior space that serves as a meeting and communication space for the residents. From the upper edge of the basement, the buildings were almost entirely built using timber system construction with closed, rear-ventilated spruce wood formwork, including the lift shafts. The timber construction was inspired by the historic Tröckneturm, which is located directly next to the superstructure.

    The living room has external areas on both sides in the form of a veranda and an integrated winter garden. The apartments are accessed via a continuous arcade; Access is via external, covered stairwells. Photovoltaic systems were installed on the roofs and the heat supply is ensured by the district heating network of the city of St. Gallen. Between the two rows of buildings, a continuously green inner space with a playground and seating areas invites you to linger. The neighborhood should be kept car-free as much as possible. There is a large number of bicycle parking spaces and charging stations for e-bikes and e-cars. There are also Mobility vehicles that can be used by tenants.

    «Johanna»: New residential development with a historical namesake

    Grain, flour and bread: for centuries it was this triad that shaped human life and survival. This is also the case in Weinfelden, whose mill was built by the municipality in 1784. Around a hundred years later, it was bought by the miller Hermann Meyerhans. After his early death, his wife Johanna Meyerhans took over the management. Back in 1897, a woman with four small children at the head of a large mill was anything but ordinary. Johanna Meyerhans ran the mill for 19 years and with great success. She died in 1936 at the age of 82.

    The Meyerhans mill is still in the Sangenfeld West area in Weinfelden. In the immediate vicinity, a street will soon bear the name of Johanna Meyerhans – and thus be one of the first two streets in Weinfelden to be named after women. On this street – today it is still called Thurfeldstrasse – the "Johanna" development is also being built. Two apartment buildings with a total of 33 condominiums are being built on a plot of 3005 square meters.

    3.5 and 4.5 room apartments and a 5.5 room attic apartment are planned. The ground floor apartments have covered seating and private gardens, the apartments on the remaining floors have large balconies and terraces.

    The development is located directly on the Thur Canal. There are shops, a kindergarten, schools and sports facilities, a vita parcours and an outdoor swimming pool nearby. A nicely structured architecture, bright facades, large balconies and terraces as well as small, secluded spots give the development a cozy and friendly flair.

    The attractiveness of the residential development should not be based on superficial chic and unnecessary accessories, but on well thought-out solutions. «Johanna» wants to be an oasis in which people feel comfortable. It is expected to be ready for occupancy from February 2024. Construction work is expected to start in November 2021.

    For thirty years there was a jumbo hardware store on the 8,600 square meter area in Arbon. It was demolished at the end of 2018. There are now two new buildings here: The Breeze residential complex offers a total of 63 apartments in two houses.

    Breeze is located directly on Lake Constance, between the city's waterfront promenade, designed as a chestnut avenue, and Bahnhofstrasse, on a plot of land with a connection to the lake. The park-like surroundings, the proximity to the train station, the historic old town and the shopping facilities of Arbon are also intended to make the centrally located development an attractive place to live.

    In modern apartments, classic, high-quality materials should convey style and comfort. The apartments with 2.5, 3.5, 4.5 and 5.5 rooms have large windows, spacious floor plans and bright rooms. Your terraces are large and partly all around. With its generously designed outdoor spaces, Breeze should blend in harmoniously with the surroundings and location directly on the water.

    The architecture competition for Breeze took place in 2017. The jury decided in favor of the project by the Caruso St John Architects.

    The two angular houses with receding outer corners each have five main floors and an attic floor. They are mirrored to each other and rotated 180 degrees. There is a shared underground parking garage under the two structures.

    Towards the lake, the houses border a semi-private open space with seating and trees. The houses are accessed on Bahnhofstrasse. The re-entrant corner areas are transformed into clearly delimited, greened front zones by pavilions. From here, footpaths also lead to the open space on the lake side and on to Kastanienallee.

    Breeze complies with the Minergie guidelines and uses environmentally friendly district heating. As a further contribution to sustainability, the flat roofs of the building are greened. The roof structure is chosen in such a way that the rainwater is largely retained.

    Construction work started in early 2019. The development has been in place since December 2020. All 63 apartments have already been sold and will be ready for occupancy at the end of 2021.

    The building permit for the new housing estate called Unity in the municipality of Menziken has become legally binding. Steiner AG can then start construction work.

    As the Zurich developer as well as a total or general contractor notifies , six apartment buildings with 47 condominiums and 51 parking spaces will be created close to the station as a whole. The canton-protected Villa Zur Eintracht, which was built in 1811/12, will blend in harmoniously with the overall situation.

    Steiner is thus making a contribution to the promotion of affordable housing. A functional design can be built in a cost-optimized manner. Among other things, uniform windows in all buildings, minimized living space and standardized wet rooms in all apartments contribute to this.

    The building permit for the Gupfengarten residential development in Niederweningen is now legally binding. According to a media release, construction on a well-developed area south of the 3,000-inhabitant village should begin in late summer. The project is being implemented by the Zurich project developer Steiner AG on behalf of Evostate Immobilien AG.

    The Gupfengarten project comprises 36 single-family houses and three multi-family houses with 21 condominiums. It should be completed by the 3rd quarter of 2023. Graf Biscioni Architekten AG is responsible for the architecture.

    Othmar Ulrich, Head of Real Estate Development in the Eastern Region at Steiner AG, points out in the press release that the marketing of the apartments began last year. "With the legally binding building permit, another important milestone has now been reached," said Ulrich. The 36 row single-family houses with 4.5 and 5.5 rooms have their own private garden and are child-friendly. The 21 condominium apartments with 2.5 to 4.5 rooms have a covered outdoor area. The traffic-free settlement has an underground car park with direct access to the residential units.

    The Gupfengarten project focuses on sustainability with heat generation using a heat pump and photovoltaic system. The building envelope is made of wood for optimal thermal insulation values. The Gupfengarten development is within walking distance of the train station. From there it is 35 minutes by train to the center of Zurich.
