    Information event for senior citizens looking for accommodation – A cooperation project between SVIT Zurich and the city of Uster for residents of the city of Uster

    In einem Pilotprojekt hat sich der SVIT Zürich zusammen mit der Stadt Uster das Ziel gesetzt, im digitalen Zeitalter dieser Altersgruppe eine geeignete Unterstützung anbieten zu können. Im Zentrum steht eine enge Zusammenarbeit mit den Amtsstellen (z. B. Sozialdienste, Gesundheits- und Beratungsstellen) und dem Immobilienverband auf mehreren Ebenen:

    1. Informations- und Beratungsangebote
    Eine zentrale Anlaufstelle als Teil der «Fachstelle Alter» soll älteren Menschen unterstützen, sich über den aktuellen Wohnungsmarkt einen Überblick zu verschaffen und sich für Wohnungssuche «parat» zu machen.  Dabei gibt es einiges zu beachten, gerade, wenn wie so oft die letzte Wohnungssuche schon Jahrzehnte zurückliegt. Bei diesem Punkt kommt der SVIT Zürich ins Spiel und organisiert für Interessierte Seniorinnen und Senioren nützliche Informations- oder besser ausgedrückt «Aufklärungsveranstaltungen», welche auf die «Dos and Don’ts» der Wohnungssuche hinweisen. 

    Im «SVIT Zürich World-Cafe», werden die Besucher in 3 Gruppen an grossen Blocktischen eingeteilt. Bei Kaffee und Kuchen werden wichtige Schwerpunkte erläutert und besprochen. 

    • Ausfüllen eines Interessenformulars mit den nötigen Beilagen / Selektion der Mieter aus Sicht der Verwaltung 
    • Wie und wo suche ich nach geeigneten Wohnungen / Realitäts-Check der 

    gewünschten Wohnung (inkl. Suchprofil erstellen) 

    • Wo der Verband während der aktiven Suche unterstützen kann (Coaching) und 

    weshalb wir keine Wohnungen auf dem Präsentierteller anbieten können.

    2. Best Practice-Leitfaden für Senioren zum Vorgehen bei Vermietungsprozessen
    Vermietungsprozesse sind heute weitgehend standardisiert und auf Effizienz getrimmt. Grössere Liegenschaftsverwaltungen setzen stark auf Tempo und vergeben Wohnungen an den ersten Mieter, der passt. Kleinere Liegenschaftsverwaltungen und private Vermieter nehmen sich zwar manchmal mehr Zeit, aber auch sie wollen möglichst schnell vermieten. Wer seine Chancen bei der Wohnungssuche erhöhen möchte, muss sich sehr gut vorbereiten und bereit sein, schnell zu entscheiden. Die Vorbereitung lohnt sich, weil Wohnungsbewerbungen bei den meisten Verwaltungen ähnlich ablaufen.

    3. Prävention und Langfristigkeit
    In einer geplanten Kampagne „Wohnen im Alter“ – sollen ältere Menschen ermutigt werden, rechtzeitig über einen Umzug nachzudenken, denn eine frühzeitige Planung erleichtert den Wohnsuchprozess für den Lebensabend enorm.

    Property market shows slight easing

    Prices for single-family homes fell by 1.0 per cent in February compared to January, according to the SMG Swiss Marketplace Group(SMG) in a press release on the current Swiss Real Estate Offer Index. This means that the significant rise in prices at the beginning of the year has been reversed, write the SMG experts. The SMG Swiss Marketplace Group combines the digital marketplaces of TX Group, Ringier and Mobiliar.

    Over the last twelve months, prices for single-family homes have remained relatively stable with only a slight increase of 0.1 per cent. SMG’s experts have also registered a stabilisation in the market for condominiums. A zero round was observed here in February. Following significantly stronger increases in previous years, prices have risen by an average of just 2.9 per cent across Switzerland over the last twelve months.

    Asking rents for flats fell by an average of 0.6 per cent across Switzerland in February compared to January. Within the regions, asking rents were lower than in the previous month, particularly in Central Switzerland, the greater Zurich region, Ticino and Eastern Switzerland. In contrast, asking rents in the Central Plateau and the Lake Geneva region rose slightly.

    “After several months of increases, February brought a ray of hope for flat seekers”, Martin Waeber, Managing Director Real Estate at SMG Swiss Marketplace Group, is quoted as saying in the press release. According to him, this is partly due to the planned maintenance of the reference interest rate under rental law at its current level.

  • St.Gallen receives future-oriented development

    St.Gallen receives future-oriented development

    Previs Vorsorge is responsible for the new development in St.Gallen, according to a media release from the pension fund. The wooden superstructure will consist of two buildings with space for 110 rental apartments. The focus is on future viability and sustainability.

    Certified wood and recycled concrete are used as building materials. Since the components are prefabricated, the construction time can also be reduced. It will be possible to move in as early as autumn 2021. There are numerous different apartment sizes available to those interested, from studios to 5.5 rooms.

    A roof system contributes solar power, in principle the apartments are supplied with 75 percent renewable energy via district heating. There is a car sharing service available to residents, and they can also charge their electric cars in underground parking spaces. In addition, they can read their personal electricity consumption in real time via a so-called smart home system. A green space will be created between the two buildings, which will contribute to biodiversity with birdhouses and insect hotels.

    Interested parties already have the opportunity to view the apartments in advance using VR (virtual reality) glasses.
