Climate-friendly building measures are often seen as a cost factor. However, this picture is reversed in the case of holistically certified Minergie<\/span> buildings. The latest study by Dr. Constantin Kempf shows that Minergie-certified apartment buildings built between 2010 and 2020 incur additional costs of 1.6 to 5.1 percent. However, these pay off with initial rents that are on average 2.6 to 6.6 percent higher than comparable, non-certified properties.<\/p>\n\n\n\n\n\n

Individual measures such as heat pumps or district heating do increase construction costs. However, without the overall Minergie<\/span> concept, it is not possible to generate higher rents. The new Minergie<\/span> site standard shows that a transformation towards sustainability is also measurable and plannable at district and site level. This offers new arguments for sustainable and high-yield construction projects, particularly in site development.<\/p>\n\n\n\n\n\n

More comfort, lower operating costs
<\/strong>It’s not just tenants who benefit. Tenants also enjoy a clearly noticeable added value<\/span>. Although net rents are slightly higher, this is offset by lower ancillary costs and improved living quality, for example through automatic ventilation systems and better thermal insulation in summer.<\/p>\n\n\n\n\n\n

Minergie<\/span> is therefore more than just an environmental label. It is an economic, political and social instrument that reconciles both return on investment and climate targets.
