Investment properties in the canton of Basel-Stadt would have proven to be a “crisis-resistant investment” in 2021 as well, according to the Basler Kantonalbank ( BKB<\/a> ) in a statement<\/a> on the real estate<\/span> compass it created in cooperation with IAZI AG<\/a> . According to the announcement, all property categories increased their performance<\/span> in 2021 compared to 2020. According to the BKB, residential properties even achieved “a record-high overall performance<\/span>” of 7.9 percent in the year under review.<\/p>\n

The analysts of the current real estate<\/span> compass observed the greatest increase of 1.0 percentage points to 7.1 percent in mixed-use real estate<\/span>. Office and commercial real estate<\/span> lagged behind with a recovery of 0.4 percentage points to 3.8 percent.<\/p>\n

The increase in overall performance<\/span> across all property categories was primarily due to increases in value, the analysts explain. Therefore, “a different picture” emerges from the gross return that excludes the increase in value.<\/p>\n

In the year under review, the analysts observed gross returns of less than 4 percent in Basel, Binningen and Bottmingen. In general, the more centrally located the property, the lower the yield.
