A residential area to feel good

With this project, Steiner AG is creating living space for young people, singles, couples, families and senior citizens. In the new quarter there will be attractive housing offers, private retreats and communal meeting areas. Numerous green areas with playgrounds and playgrounds invite you to spend a lot of time outside. At first glance, the many green and recreational areas as well as the bright apartments catch the eye: "We have placed great emphasis on open, well-lit interiors with a beautiful view, which ensure a pleasant, feel-good climate, peace and relaxation," says Stefan Gabriel, Team Leader Real Estate Development at Steiner AG. «The apartments are barrier-free, functional and can be flexibly furnished. Private gardens and community gardens invite you to linger and round off the multi-generational living in the quarter. "

Here, a fallow industrial area is being transformed into a new place to live in the countryside. Existing listed buildings such as the barn and the Alte Post are carefully integrated and revitalized for living and common areas. This project aims to create a comfortable living area that will enrich Fischbach-Göslikon.

    Contemporary renovation
Steiner AG sees its project as a symbol of the connection between the past and the future of Fischbach-Göslikon. “The listed barn is an important cultural and historical witness in the community and in the neighborhood – a building that needs to be preserved. The barn is being gently but modernly renovated and used for new purposes. A day-care center with 16 places and a workshop are to be built on the ground floor. A common room for various occasions, such as birthdays or family celebrations, is planned on the upper floor. The room can also be rented by the public, ”says Gabriel.

    Start of construction in 2022
The start of construction on the first stage is scheduled for 2022. The overall project, which consists of three stages and should be completed by 2032, will one day include 165 residential units in 10 apartment buildings and 46 row single-family houses. Due to the current design plan, there must be an interval of four years between building applications. Gabriel concludes: “We are now expecting the building permit for the first stage to become legally binding. We are pleased about the excellent cooperation with the authorities and everyone involved. This is an important prerequisite for such a project to be implemented successfully. "

The 165 residential units are all very bright.

    Researchers want to print tower

The Graubünden village of Mulegns on the Julier Pass is to receive a new cultural site: Giovanni Netzer, theater director and founder of the Origen cultural festival, wants to have a new white tower built. This should be 23 meters high and comprise four floors. At the very top, a stage for performances is to be built under a dome. The appearance of the tower should be reminiscent of the Graubünden confectioner tradition.

Netzer wants to rely on digital construction technologies for the construction of the tower. To do this, he works with researchers from the Swiss Federal Institute of Technology in Zurich ( ETH ). The tower is designed and planned by ETH professor Benjamin Dillenburger and Michael Hansmeyer from the Digital Building Technologies research group together with the Origen Foundation by Netzer. In addition, with Robert Flatt, Walter Kaufmann and Andreas Wieser, three other ETH professors from the national research focus on digital fabrication are involved.

The components of the tower are to be produced on site with a 3D printer. Interested parties can watch this process. Robots should then build the tower from these parts. According to an announcement from ETH, the tower will be one of the tallest structures ever to be 3D printed and built by robots. The construction using 3D printing enables complex geometries to be produced and raw materials to be used sparingly.

When the project was presented on Tuesday, Federal President Guy Parmelin was also present. Construction is scheduled to start in April 2022. In addition, the dismantling is already planned. In this way, the concrete elements can be separated from each other again at a later point in time. Theoretically, the tower could then be rebuilt in another location.

Umwelt Arena implements lighthouse project in Urdorf

The development of the Umwelt Arena in Männedorf received the Watt d'or 2021 from the Federal Office of Energy. The two multi-family houses in Männedorf can cover their energy needs with photovoltaic modules on the facades and roofs and two wind turbines. This means that your residents are exempt from electricity and heating costs up to an upper limit.

The Umwelt Arena is now following up with a new lighthouse project. In Urdorf, three more energy self-sufficient residential buildings are to be realized, is explained in an article on energeia + . The blog of the Federal Office of Energy will accompany the implementation of the project in a loose series of articles. In the first article, Walter Schmid, investor and initiator of the Umwelt Arena, explains the planned development.

As in Männedorf, the buildings in Urdorf will also produce their own energy, explains Schmid. “Photovoltaic systems are installed on the facade, on the flat roof or the entrance to the underground car park.” Excess energy produced in summer is to be fed into the gas network and withdrawn in winter. In order to convert the gas back into electricity and heat, a hybrid box will be installed in the basement of the building. The tenants of the residential buildings are to be exempted from electricity and heating costs up to an upper limit.

In the brochure for the project, the development in Urdorf is referred to as a “national future project”. Because the project should show "that it is worthwhile to build energy-efficiently and win everyone in the process," says the initiator Schmid. Männedorf has already shown that the idea works, that the larger project in Urdorf should "make it even cheaper, more economical". Because this is the only way to attract imitators.

The humidity is regulated by walls and ceilings plastered with lime.

A photovoltaic system installed on the roof of the building will generate around 260,000 kilowatt hours of electricity per year, the press release further explains. This is more than Sonova needs to run its Competence Center. The excess electricity is to be fed into the power grid.

ETH Zurich helps with the construction of the Zug wooden high-rise

A ten-story office building with wooden components is to be built on the Suurstoffi site in Risch Rotkreuz. With a height of 80 meters, it will be one of the tallest wooden houses ever, as the Swiss Federal Institute of Technology Zurich ( ETH ) writes in an article. A lot of basic research is also required for the construction. Due to fire protection, this type of construction has only been allowed in Switzerland since 2015.

According to the article, basic research for the new building is being carried out in the ETH building hall on the Hönggerberg. There, for example, it is simulated how the timber structure would behave in strong winds. Computer models are not always sufficient for such simulations. This is why experiments are carried out in the ETH building hall. "For us, testing something usually means loading it until it is destroyed," explains Dominik Werne, head of the construction hall, in the article. In the case of innovations in particular, computer models have to be validated through tests, adds Andrea Frangi, Professor of Timber Construction at the Institute for Structural Analysis at ETH.

Tests on the structure of the Zug high-rise are currently being carried out in the building hall. This is planned by the Zurich engineering firm WaltGalmarini and built by the general contractor Implenia . After the tests at the ETH, the researchers decide together with engineers from WaltGalmarini which systems Implenia should use during construction.

City of Baden starts revision of land use planning

With the opening event on Saturday, May 29, the participation of the people of Baden in the revision of the land use planning of the city of Baden begins. According to the press release, this revision should take place in several phases and bring a result by 2025, which will then be submitted to the residents' council and the government council for approval.

After 25 years in which various partial revisions have taken place, it is time to undertake an overall revision, the message says. It is about the structural development in view of the expected growth and the effects on settlement, traffic and open space. The guideline for the overall revision is the spatial development concept 2040 of the city of Baden. The structure plan of the canton of Aargau predicts a population growth of plus 34 percent or 6330 people for the city of Baden from 2013 to 2040. At the same time, Baden is listed on the structure plan map as an economic development focus of cantonal importance.

The public should be actively involved in the revision of the land use planning, according to the announcement. Information events, dialogue events, walks and workshops take place regularly under the motto “Baden will”. All information on participation can be found on the wiewird.baden.ch website, which was activated on Wednesday.

The revision of the land-use planning is currently in the first phase, which will determine the process and basis this spring. In the second, a good two-year phase, the draft of the new land use plan is drawn up. In the third phase from 2023 the formal participation and public edition will take place, with the possibility of submitting entries and objections. The third phase will be completed by the city council approving the land use planning revision, is explained in the press release. In phase four, the residents' council and the government council approve the revised land use plan.

  • Winning project from study contract for further development of Aeschbachquartier Aarau

Winning project from study contract for further development of Aeschbachquartier Aarau

Winning project known from the Rockwell site study contract

The Rockwell area belongs to the western part of the Torfeld Süd and was acquired by Mobimo in 2001. Rockwell Automation GmbH intends to discontinue production at the Aarau location at the beginning of 2022. Only the research and development areas will remain at the long-standing headquarters. This will free a large part of the area – and the further development of the Aeschbach district can be tackled.

As of today, the Aeschbachquartier comprises 167 rental apartments, 92 condominiums, the Aeschbachhalle, the Oehlerpark and commercial space. The urban planning guidelines designed by the renowned Dutch architect and retired ETH professor Kees Christiaanse and the associated vision of the “Urban Village” – an urban village – with diverse uses should also shape the further development steps.

Mobimo has invited five renowned architecture firms to take part in a study. In addition to the high demands on the sustainability of the project – it should be made of wood and meet the SNBS Gold standard – the results of the participation process from 2020 were also part of the task package.

The proposal by Baumberger & Stegmeier Architects from Zurich in collaboration with Hoffmann Müller landscape architects and Pirmin Jung timber construction engineers particularly impressed the jury and was chosen as the winning project. Your project envisages an increase in the historical Hall 5 and a new wooden building (see visualization). In addition to the ecological construction method, the winning project is characterized by many green areas with large trees. The project envisages 110 rental apartments of various sizes and suitable for families and senior citizens. Alternative forms of living such as cluster apartments are also to be created.

Mobimo will invest around CHF 50 million (amount excluding land value). Realization can probably begin in mid-2023, which means that completion would be possible in mid-2025.

Quote from project manager Thomas Schaz: “We are delighted to be able to open a new chapter in the Aeschbach district. Rockwell Automation remains an important and valued user of the quarter in a reduced space. "

  • Shed Zug: "Every visit to us is unique"

Shed Zug: "Every visit to us is unique"

Can you even plan the construction and opening of a gastronomy concept like the Shedhalle in today's crisis-ridden times?
Lina Fluri: The current situation certainly doesn't make planning the opening easy. However, we are adjusting to the originally planned opening date and are constantly watching how the situation develops. The construction was only marginally influenced by the pandemic and could therefore be carried out without major problems.

In retrospect, what were the most important changes due to the corona pandemic?
We recognize significant changes in the difficulty of planning certain projects and uncertainty about future developments. In addition, the home office has fundamentally shaken up the world of work. What was only possible physically in the past is now easily achieved digitally. This development will have far-reaching consequences for various industries and types of work.

    Can you give an example?
In the catering industry in particular, people's consumer behavior has changed. Take-away food has become more important. The need of people to cultivate more social contacts again is great and will become noticeable in a rush to restaurants and bars after a relaxation. One or the other guest will probably spend an above-average amount of money to satisfy the appetite for social experiences.

All are corona tired. Can you get something positive out of this long time without meetings and events?
I believe that the corona pandemic caused a lot of suffering for many people. However, there are certainly branches and industries that have benefited enormously in these times of crisis. On a personal level, I notice that life has slowed down a bit, that we are increasingly focusing on the essentials again and appreciating the little things more, which is basically a very nice development.

The Shedhalle is intended for smaller events. Is that an advantage nowadays?
The Shed is characterized by its enormous flexibility. We can hold events for 6 to 300 people and always put together an attractive offer for the customer. However, the focus is on events between 20 and 100 people, which can be an advantage in the coming years. We close a big gap in the market with our private dining rooms, which can be booked for meetings of all kinds. The cozy rooms leave nothing to be desired and offer the customer the unique opportunity to combine business with high-quality cuisine.

The special industrial charm of the Shedhalle is emphasized again and again. What do you mean by that?
The Shedhalle will remain as one of two monuments from the industrial beginnings of Zug and is prepared for the next 50 to 100 years. We have tried to carry on the industrial touch with a lot of charm and passion and have created a place where industry meets contemporary and modern architecture. The industrial charm is noticeable in our attention to detail and in the respectful handling of the history of this place.

  • “Lindenpark” development: mixed living in the center

“Lindenpark” development: mixed living in the center

The area between Erliweg and Birkenhaldenstrasse in Steinhausen is one of the last plots in the village center that can be built on. The landowner Viktor Jans – landlord of the Gasthaus zur Linde – has commissioned the architects Mächler und Töngi from Rotkreuz with the "Lindenpark" development. Since 2020, five buildings have been erected here, arranged in an oval shape. A green space is planned in the middle.

The tallest building with seven storeys and the largest with 757 square meters is located in the south of the plot on Bahnhofstrasse. 26 apartments are being built here. The buildings are reduced in every dimension towards the north. Houses 2 and 3 still have five floors and houses 4 and 5 have four floors. This is a conscious reaction to the surrounding environment. Thanks to the staggered height, the structures are optimally fitted into the existing picture, and at the same time the tradition of large-scale buildings along Bahnhofstrasse is taken up. The facades are bent several times so that the new buildings appear softer and less angular. In addition, the entire development is given a dynamic movement towards the edge.

Mostly small apartments are planned. Some larger apartments are intended to create new living space for families. The attic apartments are located in the southern area of the building. In this way they support the sloping movement of the buildings to the north. The project includes 148 parking spaces. A green courtyard with a play and lounge area and an open area with a garden restaurant to the south are planned in the center of the development. Photovoltaic systems on the roofs ensure an environmentally friendly power supply. The facades are uniformly materialized with a glued stone facade with a clinker look. In this way, they blend in harmoniously with the “Dreiklang” development on the opposite side.

The existing barn, which is located in the south-eastern area of the "Lindenpark", is being converted into a multifunctional cultural space with a restaurant. Further public uses are planned on the ground floor level in the area facing Bahnhofstrasse.

    The planned development from above.

Steiner plans a new residential complex in Winterthur

The real estate developer Steiner AG is planning to build a new residential complex in Winterthur, according to a media release . It is to be built on the KIM site at Winterthur Neuhegi train station. The so-called Haus Weiler is to be built on a plot of 3328 square meters and comprises 80 condominiums. Twelve of these will be built as studio apartments on the ground floor with private garden terraces. A further twelve are being built as attic apartments with private roof terraces.

The design plan for the KIM area already became legally effective in September 2013. The newly emerging quarter combines living and working. It includes green areas, playgrounds and car-free zones. Grocery stores, cafes and restaurants are within walking distance. In addition, Zurich Airport can be reached in 25 minutes by car or train.

According to the announcement, the building application was submitted to the city of Winterthur on March 25th. Steiner AG expects construction work to start in summer 2022. Completion is planned for spring 2025.

There are plans for the Rorschacher Feldmühle site

The Zurich-based project developer as well as total and general contractor Steiner is planning, together with the Steiner Investment Foundation , to develop the largely fallow land of the Feldmühle site in Rorschach. A sub-zone and a design plan, which was drawn up together with the city of Rorschach, will be available to the public from Monday until April 21 at the Office for Building and Urban Development. They can also be viewed on the city's website. An identical press release from Steiner and the city provides information on this.

On the 27,500 square meter inner-city area near the train station, 40 percent residential buildings for 760 people are planned, a total of 142 condominiums and 162 rental apartments. Commercial space is to be 20 percent or 9,000 square meters.

An underground car park, e-parking spaces and a car sharing provider are also planned. Individual, historically valuable and identity-creating buildings are retained and placed in context with new buildings. The original character of the former industrial plant should remain noticeable. Completion of the project is planned for 2025 if everything goes smoothly.
