    Station area Wettingen becomes a residential area

    Under the aspect of living and working directly on the track, the SBB has announced an architectural competition for the design of their area at the railway station in Wettingen . According to the press release, the results are now available. They can be viewed in an exhibition in the foyer of the Tägi Wettingen until Tuesday, March 8th.

    The winning project is called Stadtlaube and, according to the SBB announcement at Wettingen station, envisages two long, five-storey residential buildings with service, retail and catering areas on the lower floors and a four-storey service building with public-oriented uses. The historical railway buildings are preserved.

    The two buildings to the west of the station form a boundary opposite the track field and thus create living and recreation space in a central location, according to the project announcement. The entrance areas and partly open-plan staircases are intended to provide a view of the railway tracks. There will be small squares and a play street in front of the house entrances. Flexible 2.5 to 4.5 room apartments with private outdoor areas and communal roof terraces are planned.

    A four-storey service building with shops and restaurants is planned to the east of the residential buildings and embedded in the historic station buildings. According to the announcement, the protected individual objects Lokremise, goods shed, station building and turntable will be preserved.

    The winning team of the architectural competition consists of Burkard Meyer Architects from Baden AG, ASP Landscape Architects from Zurich, MWV Civil Engineers from Baden, Leimgruber Fischer Schaub from Ennetbaden AG, Mühlebach Partner from Winterthur and Scherler AG from Lucerne.

    Dutch central bank builds with new strength

    The Dutch Central Bank uses CO2-neutral concrete in the renovation of its Amsterdam headquarters. This is made possible thanks to a collaboration between the Dutch New Horizon Urban Mining BV and the Swiss start-up neustark , according to a LinkedIn announcement .

    New Horizon’s technology makes it possible to reduce the carbon footprint of concrete by 75 percent, they say. For this, cement is obtained from concrete recycling material. The remaining footprint is offset by neustark. The start-up has developed a technology with which CO2 from the atmosphere can be permanently stored in recycled concrete. For this purpose, liquid CO2 is introduced into demolition material.

    Neustark is a spin-off from the Swiss Federal Institute of Technology in Zurich ( ETH ) based in Bern. The company works with Holcim , among others, to drive innovation and sustainability in the construction sector. As part of the collaboration, neustark is investigating the CO2 conversion potential of Holcim’s recycled demolition concrete. Holcim, in turn, optimizes the concrete produced by neustark.

    Planned SBB workshop in Ticino clears hurdle

    The SBB wants to build a new plant in Bellinzona’s Arbedo-Castione suburb. The Federal Office of Transport has defined a planning zone of around 150,000 square meters for this purpose. In March 2019, complaints were filed with the Federal Administrative Court. The complainants argued that crop rotation areas had been sacrificed too much and also wanted another location in the Bodio/Giornico TI area to be better examined.

    The Federal Administrative Court has now declared the complaints inadmissible due to “lack of legitimation on the part of the complainants”, according to a statement . The judgment can still be appealed to the federal court.

    According to SBB plans , the Ticino plant should be completed by 2027. The total investments amount to 580 million Swiss francs. A total of 360 employees and 80 trainees are to be employed at the plant.

    Graubünden begins renovation of the Plantahof

    According to a press release , the canton of Graubünden is building a new, state-of-the-art conference center on the Plantahof site. 24.5 million francs are available for the development of the area.

    The ground-breaking ceremony heralded the start of construction for a building that is intended to create the spatial and energetic conditions for the future. The Plantahof agricultural training and advice center will receive a “future-oriented, flexible infrastructure” in several construction steps. The new building is said to be an asset for the future education and training of the young generation of farmers and for advising farmer families.

    Investing in the future means environmentally conscious building in accordance with the Minergie-P-Eco standard. This energy-efficient and resource-saving construction meets all “legal requirements and regulations in terms of energy, environmental and safety technology as well as disability law”.

    The new building is urgently needed after more than 40 years of operation and considerable need for repairs, especially in the dining room, kitchen and accommodation. Gradually, first the accommodation, then the kitchen and the hall will be modernized. The architecture should “disentangle” the building areas and “structure the exterior and interior spaces of the facility precisely and with high quality”.

    Planning and implementation is carried out by a consortium consisting of the Nickisch Walder Architects based in Flims GR, the planning office Planalytik with headquarters in Flums SG and a specialist planning team.

    The canton is investing CHF 24.5 million in the construction project. The Graubünden electorate had approved the referendum on February 9, 2020. Construction can take place during ongoing operations. Completion is scheduled for spring 2025. In the canton of Graubünden, the conference center founded in 1896 plays a central role in training and further education for agriculture.

    Eberli is building a new Lucerne city hotel

    The new city hotel Tribschen is to be built in the Tribschen quarter of Lucerne by 2025. The office building of the owners HG Commerciale ( HGC ) and the Central Swiss Builders Association ( ZBV ) that has existed since 1975 will be replaced by a new building.

    Eberli AG from Sarnen will be responsible for the overall project management, construction supervision and construction management, according to a message on LinkedIn. The Lucerne architects Lütolf und Scheuner Architekten GmbH had already won the architectural competition last year.

    A business and holiday hotel with around 140 rooms in the three-star superior class is to be built. The hotel will be operated by Luzerner Tavolago AG . The subsidiary of the shipping company SGV already runs numerous restaurants in the region.

    Eberli AG recently completed another hotel project. She worked as a total contractor at the Kempinski Palace Engelberg. The Obwaldner Hotel started operations last summer.

    A few days ago, HRS handed over the Residenza Step Tower in Locarno to CS Asset Management (Switzerland) AG as the client, the real estate service provider from Frauenfeld informed in a press release . The project consists of a nine-storey and a three-storey building, which house a total of 44 apartments, the Lidl branch, offices and storage rooms. HRS is pleased “that a compact structure could be implemented here that makes optimal use of the available space and is self-confident but also harmoniously integrated into the neighborhood,” writes the real estate service provider.

    All units in the Step Tower have digital controls, and the apartment doors have digital locks. HRS explains that communication with property management can also take place digitally. Both buildings meet the Minergie and Greenproperty standards.

    Securecell expands its headquarters in Urdorf

    The headquarters of Securecell AG in Urdorf has been expanded. The biotech company has been based in the Luberzen industrial area since April 2019. At that time, the move to an area of 1800 square meters with around 30 employees took place. According to the media release , the company, which specializes in the development of automation solutions for bioprocesses, has since doubled the number of its employees and has therefore now enlarged its workspace. At the turn of the year, the ground floor at the company headquarters became vacant. According to the press release, Securecell AG was able to move into an additional 2,000 square meters of office and production space at the end of 2021.

    When moving into the 1st floor in 2019, modern offices, a research laboratory and a clean room for medical technology development as well as a production facility for small devices with an attached warehouse and workshop were set up. The newly added work area on the ground floor is perfectly tailored to Securecell’s needs and could be used immediately without much effort, according to the press release.

    The previous tenant equipped the rooms with modern office workplaces and meeting rooms, an ESD-protected workshop suitable for electronics and production, and a large warehouse. ESD means protection against electrical discharges. In addition, the floor offers access to the loading dock and a spacious kitchen.

    On Sunday, February 13, the HSG inaugurates its new learning center. Square represents a “prototype of the university of the future” and should serve as a “place for surprising encounters and mutual inspiration”, writes the HSG in a statement . “The new learning and teaching formats that are being developed in Square are intended to inspire the entire university and prepare our students as best as possible for practice,” HSG Rector Bernhard Ehrenzeller is quoted as saying.

    Square’s work is based on three pillars that faculty, alumni and students have developed together. On the one hand, the learning center is intended to serve as an experimental field for new formats which, if successful, can be implemented at the HSG and other universities. For the spring semester beginning on February 21, 80 existing courses were selected to be carried out and evaluated in the square.

    On the other hand, Square will take on the role of a base camp for an exchange between students, alumni and researchers. The HSG has planned to include personalities from various professions and social groups. Paul Achleitner, Chairman of the Supervisory Board at Deutsche Bank, Gabriele Fischer, Editor-in-Chief and publisher of the German business magazine “Brand eins”, and Federal Chancellor Walter Thurnherr, among others, have confirmed for the spring semester.

    Last but not least, Square should also serve as a public space for a critical discourse by and with those who are not directly connected to the HSG. In order to attract residents of St.Gallen and guests from near and far, Square wants to present itself as a marketplace with an open atmosphere. Music, barista coffee and beer brewed especially for Square are also offered.

    On February 7th, the key handover ceremony for the new Heart Neuro Center Lake Constance on the Münsterlingen hospital campus took place. A department for neurological early rehabilitation from the Rehabilitation Clinic Zihlschlacht will also start work there in March.

    The move of the patients from Kreuzlingen TG had taken place two weeks earlier without any problems, according to a media release . The Heart Neuro Center in Münsterlingen has been in regular operation since January 24th. Since then, 50 interventions have already been carried out.

    After ten years of planning and five years of construction, the new building of the Cantonal Hospital Winterthur (KSW) has been officially opened. According to a press release from the engineering and consulting company HKG , operations should definitely start in the coming week after the moving day on Thursday.

    According to the KSW, the new bed and operation wing will replace the existing high-rise building. After 55 years of operation it will be demolished. According to the KSW , the new building has 61,000 square meters of floor space, 13 floors, 213 rooms, seven operating theaters, 95 treatment rooms and 240 parking spaces. The RA-B architects working group (Rapp Architekten AG and Butscher Architekten AG) created the new KSW building under the direction of the cantonal building authority.

    The new building has a simple design with a lightweight travertine facade. Fully automatic building shading enables a pleasant climate in the rooms despite the large window areas. Like the facade, the KSW also designed the public park in front of the new building together with the Winterthur urban design specialist group.

    According to the announcement, the cantonal hospital invested CHF 350 million in the approximately ten years of planning and construction. CFO Hansjörg Lehmann, who will replace the current CEO Rolf Zehnder as Chairman of the Management Board in May, refers to the special features of the financing. “The KSW was the first hospital in Switzerland to place a green bond on the capital market and at the lowest conditions ever seen,” he is quoted as saying. The successful realization of the new building is “a milestone in the history of KSW”.

    Because a public celebration of the commissioning was not possible due to the pandemic, the KSW has provided videos with a virtual insight into the new building on a special website .

Die Geschossflächen können flexibel auf verschiedenste Flächenbedürfnisse aufgeteilt werden. Das Gebäude wird grösstenteils in Skelettbauweise mit Holzstützen, Holzunterzügen und Holzhybridecken errichtet. Bei der horizontalen Aussteifung des Gebäudes setzt man auf Erschliessungskerne in Massivbauweise.

    Photovoltaik-Anlagen an der Fassade und auf dem Dach, Energieerzeugung über Erdwärmesonden, ein innovatives Lüftungskonzept mit Wärmerückgewinnung sowie die Nutzung von Regenwasser tragen zur Nachhaltigkeit und Energieeffizienz bei. Die Verwendung von Holz und Holzwerkstoffen schafft zudem eine schöne Raumqualität und ein angenehmes Raumklima.

    dr Jens Vollmar is Head Division Buildings/Country President Switzerland and a member of the Executive Committee at Implenia AG. He is also Vice-President of Swiss Development and a member of the board of the umbrella organization «Bauen Schweiz». The 37-year-old studied at the University of St. Gallen (HSG) and the University of California in Berkeley and has a doctorate in Accounting and Finance. He is also a lecturer in the areas of construction & real estate management and mergers & acquisitions (mergers and takeovers) at the HSG.

    Which factors are important for the further successful development of the real estate market in our country from the point of view of Swiss Development?
    From our point of view, the market parameters, i.e. the so-called fundamental data, continue to support the positive development of the Swiss real estate market in the short and medium term. We see important drivers such as population growth, low interest rates or the unemployment rate at a stable and good level. However, the real estate itself is also important for healthy development. In addition to the location of a property, the focus is on the quality of the investments. In doing so, we understand quality not only as the materialization, but rather the optimal balancing of the needs of all stakeholder groups. A property today must have the desired flexibility and adaptability for users and owners. But the deadline within which a property can be put on the market is also important. As an association, we are committed to greater planning security, faster approval processes and streamlining and standardization of planning legislation. In this context, we strive to sensitize the actors involved to these issues.

    What influence does climate change and the associated overheating of cities have on construction projects?
    The frequency and intensity of heat waves are increasing and are already a reality. In addition, spatial planning calls for more dense building towards the inside, which contributes to the additional warming of the cities. As a direct result, temperatures in the unair-conditioned or uncooled interior spaces of properties will rise in the summer. We have to face this challenge. Our members work accordingly on technical and structural solutions. This includes, for example, thermal simulations in the early development phase or the option of activating floor heating for cooling. We are also seeing increased demand for greening buildings.

    Online trade is booming, which is likely to have an impact on commercial ground floor uses. How do you assess the future of these uses?
    The uses of the ground floor actually pose major social and urban planning challenges for the municipality, urban planners, investors and project developers. Different uses are increasingly converging: Today, working, living and leisure time can no longer be separated from each other. The separation of uses provided for in zoning plans and in the building and zoning regulations is difficult to reconcile with this trend. From our point of view, new, flexible zoning based on alternative criteria is worth examining – this could make ground floor uses more attractive again.

    Are there already changes?
    Yes, we are registering the advancement of innovative ground floor formats such as showrooms or parcel pick-up points. In the future, the restrictions on motorized private transport that are being asked for more and more, the creation of pedestrian zones and the discussion about wider sidewalks are likely to change the outdoor spaces of properties and quarters in the long term and thus also influence the use of ground floors. However, in our opinion, the latter should be defined in a needs-based manner, taking into account use and the environment, and not have to follow rigid legal requirements. In the long term, flexibility should also be a decisive point for ground floor uses.

    What factors influence the decision to convert/refurbish or build a new building?
    In the past, replacement buildings were a big topic. However, we believe that the conversion and renovation market will show the strongest growth in the future. Especially with regard to the increasing sustainability considerations. Energy and space efficiency as well as regulatory requirements play an important role here. Various factors are relevant for a decision about new construction or conversions or a change of use: recording the condition of the building and where a property is in the life cycle, analyzes of location and local market development, financial/economic parameters or also the consideration of the property utilization reserves.

    What efforts is Swiss Development making in digitization?
    The planning and realization of buildings and infrastructure still have a strong unique character today. Topics such as industrialization, productivity and digitization are essential for Switzerland's competitiveness in the field of development. Thanks to the use of BIM and 3D printers, digital construction progress control or the use of drone or robotic technology, planning security in terms of costs, quality and deadlines can be greatly optimized. In our opinion, unification and standardization as well as simplification in application are very important here. Development Switzerland, together with the member companies, examines possible contributions to the promotion and improvement of standards and their application. We anticipate a decade that will transform our industry in terms of digitization and productivity like never before.

    Today, new buildings must be energy-efficient and preferably completely recyclable. How are these aspects taken into account in Development Switzerland?
    Sustainability and ESG strategies are more relevant than ever in the real estate industry. Our members have long recognized these market needs and implemented them in their organization and range of services. For example, many companies already have sustainability departments. The greatest leverage is not in new buildings, but in spatial and energy-related renovations of existing properties. Development Switzerland always takes a holistic view of issues relating to energy sustainability, resource efficiency and the circular economy. This means that we try to take economic, social and ecological aspects into account in a balanced way. Our members work with start-ups, developers and research institutions to support and drive rapid market launch of innovative ideas.

    Agricultural land is still being built over in Switzerland. Do you think this is necessary?
    No, the focus is clearly on inward settlement development. Various legal advances, such as the revision of the Spatial Planning Act of 2013, restrict the development of cultivated land in favor of densification. In addition, the conversion of agricultural areas into building zones is usually only possible by means of area compensation or exchange. In general, it can be said that the utilization reserves in the cities and agglomerations are still very high. For the creation of living and working space, these usage reserves should be realized in advance.

    What's the problem with this?
    Less restrictive legal requirements would be desirable. The value-added tax, for example, makes it difficult or sometimes impossible to realize utilization reserves. But there are many other inflexible regulations that make building in existing buildings almost insurmountable challenges. Development Switzerland is working with the industry to sensitize decision-makers, authorities and politicians to this topic. We advocate more discretion so that good solutions can be developed taking into account the situation and user needs.

    Do you think the repeatedly forecast real estate bubble in Switzerland is a serious scenario?
    The ongoing low-interest policy of the central banks and the market development make investing in real estate attractive. There are few investment alternatives that have a similar risk/return profile. Switzerland has also learned from the mistakes of the past and is in a much better position today than it was at the beginning of the 2000s – for example against the background of more restrictive mortgage lending. However, the noticeably louder calls for a return to a normalized monetary policy show that this situation can also change in Switzerland. Rising interest rates too quickly and the associated refinancing hurdles could lead to a fall in market values, which in turn would have an impact on capital requirements. Accordingly, Switzerland would do well to continue its stable monetary and interest rate policy and to think in scenarios. The more robust the business models and financing, the less our economy is exposed to risks. As an association, we are very confident about the short and medium-term future.

    Up to 10,000 new jobs in Sisslerfeld

    The Sisslerfeld in Fricktal should develop into a place of the future. It is the largest contiguous and zoned industrial area in the canton of Aargau. With the further development of the Sisslerfeld, more companies should settle in the area and 5,000 to 10,000 additional highly qualified jobs should be created.

    The four municipalities involved – Eiken, Münchwilen, Sisseln and Stein – the Fricktal Regio planning association and the canton of Aargau therefore decided at the end of 2018 to tackle the development of the 200-hectare work zone together and in a coordinated manner. Qualitative growth is in the foreground.
    As early as 2019, people who live or work in Sisslerfeld, as well as companies and property owners, were asked about their needs. This resulted in guiding principles for further development.

    From January to September 2020, four teams of specialist planners looked for solutions to implement the guiding principles. In this so-called test planning, the teams dealt with the question of how jobs in Sisslerfeld can grow while traffic can remain bearable and the beauty of the landscape with its local recreational value can be preserved. Experts from the fields of business, society, urban planning, mobility, open space and energy worked together on an interdisciplinary basis. They examined and compared different approaches and discussed their advantages and disadvantages.

    Their solution approaches were intensively and critically discussed by a 16-strong assessment committee in three workshops. In order to give the younger generation enough weight, very young specialists were also represented on this body. The judging panel was chaired by Rainer Klostermann, an architect and urban planner from Zurich. In the test planning, it was important for him to "consider all the ideas and findings on how the Sisslerfeld can be designed as a future place of work, but also as a place to live and play". "On the other hand," Klostermann continues, "it is important to take local needs into account, indeed to protect them." The test planning not only explored how the Sisslerfeld could be developed. "It was just as important to discuss and reconcile different perspectives."

    Following the test planning, the various concerns were brought together to form a coordinated overall picture. The judging panel approved this synthesis in early July 2021. It consists of eight directions and shows how Sisslerfeld could develop sustainably and what course can be set for this today.

    In a next step, these directions will be discussed with the municipalities, the population and the landowners. The results of this dialogue are to be transferred in 2022 to plans that are binding on the authorities and then on the landowners.

    Maaglive is a project on the Maag Areal near Zurich Hardbrücke train station. It complements the office uses that characterize the area today with attractive residential uses, cultural and gastronomic offers: "We got involved with the planning team in the preliminary project in the third quarter of 2021," says Johanna Gerum, project manager for the Maaglive project at Swiss Prime Site. “At the same time, we are developing a promising cultural vision for Maaglive together with the cultural organizer and producer Michel Pernet. Artists, representatives from the creative industries, those responsible for culture in the city of Zurich and interested interest groups from the neighborhood are involved in the use of these areas.»

    The public-intensive uses distributed throughout the day enliven the Maag Areal and create a place in the middle of Zurich West where people like to spend time.

    The Maaglive project consists of the residential tower, the cultural center and the future listed building K. The three buildings are arranged around a tree-lined square which, together with other green spaces, contributes to reducing the heat in Zurich West.
