Bereits neun Projekte in Deutschland

Innovation campus in Zizers for 400 employees
INTEGRA Biosciences recorded a 73 per cent growth in turnover in 2020. The company, which manufactures robots, laboratory products and pipettes, has been growing by an average of 23 per cent annually for a decade. CEO Urs Hartmann emphasises: “Our capacity expansion in all areas is a response to our stronger than expected growth.” The existing building in the Tardisland industrial estate, built in 2009 and expanded in 2019, will be developed into a campus with 30,000 square metres. This will create 250 new jobs. Construction will take place in two stages, in 2023 and 2028.
The main change is in production. Until now, INTEGRA produced pipette tips and consumables only in the USA. In Zizers, a production hall is being built with state-of-the-art injection moulding equipment that produces various pipette tips in a clean room. CEO Hartmann explains, “We’re switching to 24-hour operation and focusing on automation.” A high-bay warehouse is used for storage and delivery. The campus will not only be efficient, but also innovative. A “creative village” with offices, coworking zones, test lab and restaurant will be created.
Fanzun AG is in charge of the general planning. A photovoltaic system and heat pump ensure environmentally friendly operation. Charging stations for electric cars are part of the sustainability concept. INTEGRA is investing over 100 million Swiss francs in Zizers by 2028. The campus will cover 30,000 square metres and provide space for 400 employees. A commitment to the location that combines innovation and sustainability. The inauguration is planned for 2024. -

Discover architecture in the Engadin
The format is not new: Open House Worldwide, initiated in London in 1992 and now present in over 40 cities, has already delighted thousands of visitors in Switzerland. The “Open House Zurich” and “Open House Basel” events (the latter took place for the third time in mid-May and counted 21,000 building visits) have been held annually since 2016 and 2018 respectively.
The aim of “Open Doors Engadin” is to raise awareness of the architectural heritage in the Bergell and Engadin, to bring lay people and experts as well as guests and locals into an exchange, to promote dialogue and for all parties to participate in the public to enable discussion. “Open Doors Engadin” thus contributes to anchoring knowledge about architecture and its importance for the development of our living spaces in the public and enables the population to get to know and appreciate Baukultur objects in their local townscape. -

Second home prices soar
In a press release , the major Zurich bank UBS informed about an increase in the price of holiday apartments in the Alpine region. With a price increase of almost 10 percent, residential real estate has reached its highest level in the past twelve years. Arosa GR, Engelberg OW, Flims/Laax GR and the Jungfrau Region, where prices have risen by 15 percent, are most affected.
Based on the findings of the Alpine Property Focus study, UBS explains the price increase, among other things, with a decline in supply and increasing demand. As a result of the corona pandemic, working from anywhere has become attractive. Many working people have moved their desk and primary residence to the holiday regions.
Furthermore, held back sales have led to the tense supply situation on the residential real estate market. According to this, many owners would have refrained from a planned sale of the holiday apartment because of their own needs for their home office.
The Second Homes Act, which has been in force since 2012, has also had an unfavorable effect, ordering a de facto freeze on the construction of second homes in tourist regions. However, the stable value of residential real estate is said to be unaffected by the lack of new housing construction.
As a result of the high capital costs when buying a holiday home and rising interest rates at the same time, the demand for holiday homes is likely to fall again, according to experts. The real estate economist at UBS, Maciej Skocz, quoted in the study, also includes the increased energy costs and expects “a good third higher usage costs” for an “average holiday home” for 2023 compared to the “beginning of the second home boom in 2020”. In the medium term, the expected increase in the supply of second homes will regulate the current price explosion again.

Hälg takes over Simeon
According to a press release , Hälg & Co. AG has bought Simeon Haustechnik AG from Lantsch/Lenz. Hälg has been in the building technology sector for 1922 years, specializing in the installation of heating systems and developing building management solutions. With the new location, the company, which is still family-owned today, gains more proximity to the market and to the customer base in the region. The increase is also associated with an increase in the plumbing and heating trades.
Simeon has been supporting customers since 1993 with service and renovation of household technology as well as sanitary and heating systems. With the sale to Hälg & Co. AG, owner Robert Simeon has succeeded the company he founded, but will continue his activities in consulting and acquisition.
The company buyer fully integrates Simeon Haustechnik AG. The previous company name will disappear. The location and the team in Lantsch/Lenz, which will be there for customers under the umbrella of Hälg & Co. AG in the future, remain unchanged. This expands the Hälg Group’s network of 22 locations by a further branch. Long-standing Simeon employee Mike Müller will take over management of the branch.

Graubünden begins renovation of the Plantahof
According to a press release , the canton of Graubünden is building a new, state-of-the-art conference center on the Plantahof site. 24.5 million francs are available for the development of the area.
The ground-breaking ceremony heralded the start of construction for a building that is intended to create the spatial and energetic conditions for the future. The Plantahof agricultural training and advice center will receive a “future-oriented, flexible infrastructure” in several construction steps. The new building is said to be an asset for the future education and training of the young generation of farmers and for advising farmer families.
Investing in the future means environmentally conscious building in accordance with the Minergie-P-Eco standard. This energy-efficient and resource-saving construction meets all “legal requirements and regulations in terms of energy, environmental and safety technology as well as disability law”.
The new building is urgently needed after more than 40 years of operation and considerable need for repairs, especially in the dining room, kitchen and accommodation. Gradually, first the accommodation, then the kitchen and the hall will be modernized. The architecture should “disentangle” the building areas and “structure the exterior and interior spaces of the facility precisely and with high quality”.
Planning and implementation is carried out by a consortium consisting of the Nickisch Walder Architects based in Flims GR, the planning office Planalytik with headquarters in Flums SG and a specialist planning team.
The canton is investing CHF 24.5 million in the construction project. The Graubünden electorate had approved the referendum on February 9, 2020. Construction can take place during ongoing operations. Completion is scheduled for spring 2025. In the canton of Graubünden, the conference center founded in 1896 plays a central role in training and further education for agriculture.

Inventx can expand its headquarters in Chur
Inventx has received the green light to expand its headquarters in Chur, according to a press release . The IT service provider wants to build a new building on the area of the old forestry workshop in the city center. This should offer space for more than 200 employees. In addition, there will be space in the new building for apartments, restaurants, a daycare center and the Chur city archive.
Inventx has been planning to expand its headquarters for four years. However, the project was delayed due to “objections from the neighborhood”. Ultimately, the complaints landed before the federal court. But she rejected this.
“We are pleased that the project can now finally be realized and that the fallow area in the city center is revitalized,” says Mayor Urs Marti (FDP) in the press release. “In addition, the project strengthens Chur as a business location in the long term and thus also strengthens the city’s position as an attractive ICT location,” he adds.

Graubünden promotes recyclable building materials
Graubünden wants to increase the demand for recycled building materials. As the Canton now tells , he has to this end, together with the Association of Grisons concrete and gravel industry developed a brochure. It is intended to show project developers and building owners the possibilities of using recycled building materials.
Every year around 250,000 cubic meters of mineral construction waste are delivered to the 42 processing stations in the canton of Graubünden. That corresponds roughly to the volume of 1,300 single-family houses. As the canton further explains in its announcement, concrete demolition is already being recycled and used in new concrete structures.
However, mixed demolition and road pavement are often not returned to equivalent circular applications, but are used loosely, for example in foundations or deposited in landfills. That is neither ecologically nor economically sensible. That is why the message passed by the government on the Green Deal Action Plan provides for measures to close material cycles and to increase the recycling of building materials.
What is often missing is the demand for these recovered building materials. In terms of price, they would be on par with the primary materials. They also offer the added value of a sustainable use of resources. However, it is often overlooked that building materials are also polluted with CO2. The brochure now presented shows "for all conceivable applications in civil engineering which recycling products can be used".

Student creates concept for Bündner Crotti
Lucas Buschauer has received recognition from the Swiss Association of Engineers and Architects ( SIA) for his semester thesis. This has the technical college Grisons now informed . The graduate of architecture studies at the University of Applied Sciences in Graubünden is planning a revival as a brewery for some unused Crotti in Bondo in Graubünden.
The SIA specialist group for the preservation of buildings awards diploma and semester theses throughout Switzerland that present outstanding concepts for the exemplary handling of existing buildings and their preservation. This year a total of eleven works were selected.
Buschauer's semester thesis provides for the renewed use of some Crotti that were spared from the landslide in 2017. These little houses on the shady hillside were once used as natural refrigerators. He wants to convert it into a brewery and a meeting place for the village. Different uses are planned for the individual Crotti. For example, the first crotto would catch the spring water flowing by, and two more would be converted into malthouses. Four of these crotti are intended for the brewing process. He has also planned an inn and a master brewer's apartment.
"Lucas Buschauer's semester thesis impresses with its careful research, a captivating concept idea, which was implemented carefully and in detail and is presented convincingly," said the jury's explanation. As head of the study Christian Auer emphasizes, in addition to the architectural design, “the clarification of constructive and economic issues is one of the educational objectives of our architecture course. It was precisely this know-how that was required for this task. I am very pleased that the Graubünden University of Applied Sciences is competitive throughout Switzerland with its range of courses. "

Domat / Ems station area is being converted
The Rhaetian Railway (RhB ) wrote in a press release that the Domat / Ems station area is getting "a new face". According to her, the Graubünden railway company will renew the Domat / Ems station and make it accessible for the disabled. "We are building a modern train station that is adapted to the needs of our customers and to those of the community," RhB director Renato Fasciati is quoted in the announcement.
Specifically, the RhB wants to extend both platforms at the station and partially cover them. In addition, a pedestrian underpass is to be built and equipped with handicapped-accessible ramps and stairs. The municipality of Domat / Ems contributes two passenger lifts. In addition, the RhB plans to equip sidewalks and streets with a continuous separation at the three secured level crossings.
At the same time, the municipality of Domat / Ems is tackling extensive changes in the station area. The heart of the building plans is a new commercial and residential building directly on the platform. The four-storey building will have space for public use on the ground floor and living and office space on the other three floors, according to the announcement. In addition, a new space is planned on the south side of the station. The number of bicycle parking spaces available at the station will be increased to around 300. All construction work planned by the municipality and the railway company should be completed in summer 2023.
"Good transport links are central to the community of Domat / Ems – for the numerous commuters, but also as an important commercial and industrial location," said Mayor Erich Kohler (CVP) in the message. "The overall project creates a modern, functional train station area that optimally meets high requirements for user-friendliness and audience-oriented uses."

New use for a former prison
An open district of Chur is being realized on the Sennhof site. With the new Sennhof, the city is getting an extension of the old town with a broad mix of uses, writes the building construction department of the canton of Graubünden in a message. In other words: after two hundred years, the Sennhof prison will once again be freely accessible to everyone. The conversion includes residential, commercial, gastro and a hostel.
New life in old walls
Those responsible for the project emphasize that in future people will work and live around the newly accessible inner courtyard. In the planned new building on the Sennhof site, 29 modern old town apartments will be realized. The heart of the complex remains the actual Sennhof, which, with the tower from the 13th century, is a distinctive identification feature. In addition to the tower, the arched wing and the buildings along Sennhofstrasse will be retained. The proposed project blends the existing building structure harmoniously into the old town, according to the building construction department. The angled part of the new building means that the inner courtyard is redrawn, opens up towards the vineyard and looks more spacious overall, according to the team of architects. The overall idea is supported by the diverse and well-structured mix of uses with a restaurant, commercial, residential, cultural and student space. Except for deliveries, the area should be car-free and only open to non-motorized traffic.Construction is expected to start in autumn 2020. The project development company Sennhof submitted the building application for the project in mid-February 2020. The company consists of Brandis Investment AG and Miro Immo AG. The Chur office Ritter Schumacher is responsible for the architecture. The project developers provide an insight into the planned project as part of the temporary use until October 2020 on the Sennhof site in Chur. If everything goes according to plan, construction work should start in the autumn of this year. ■

La Margna becomes the Grace Hotel St. Moritz
The renovation work has been underway since September 2016: In St. Moritz, the former Hotel La Margna on Via Serlas is becoming the Grace Hotel. The owner is the internationally active Grace Hotel Group. She has the building carefully renovated and expanded with an annex. The opening was originally planned for 2017, was then postponed to autumn 2019 and is now to take place in 2022. The reason for the delay: the project was modified and expanded again after construction began. The number of hotel rooms was increased by a third to 56, as a correspondingly high demand is expected.
Upon completion, the hotel will include the historic “La Margna Wing” and the modern, newly built “Grace Wing”. In the "Grace Wing" an underground car park, a spa area as well as hotel rooms and suites are being built. In the “La Margna Wing”, the rooms on the upper floors are being completely renovated. The rooms on the lower floors are being restored so that the historical building fabric is preserved. Here guests will discover vaults, arches and other architectural features of Art Nouveau.
Art Nouveau meets modernity
The former Hotel Margna was built in 1906 and 1907 according to plans by the architect Nicolaus Hartmann in the Engadin style. In 1911 the east wing was increased by three storeys. After that, renovations and renovations took place again and again, but the external appearance was never significantly changed. The striking facade is to be retained even after the current renovation. The drafts for the project come from the pen of the architect Nikolas Travasaros from Divercity Architects. For him, the main challenge was to freshen up the original architecture and at the same time create a modern extension for additional rooms and a spa. In addition to taking into account the strict building regulations and the given restrictions due to the sloping terrain, Travasaros had to plan hotel rooms that can also be converted into long-term apartments.
His plans combine old and new by expanding the base of the existing building. The extension follows the natural gradient and fits seamlessly into the landscape. The new wing is deliberately kept discreet and does not overshadow the traditional architecture and the breathtaking alpine surroundings. Panoramic windows and adaptable, open interiors create a feeling of light and space.
Blarer & Reber Architects in Samedan are responsible for the planning and implementation on site. The preservation of monuments in Graubünden was included in the project development so that the greatest possible preservation of the historically valuable building fabric is guaranteed. The STW AG for spatial planning based in Chur was also included in the project team.
All rooms and suites of the boutique hotel Grace St. Moritz will offer lake or panoramic views. Three restaurants and a spacious spa area with swimming pool as well as a fitness center on over 800 square meters are planned. The hotel has a private car park and is just a 2-minute walk from the train station and the bus stop. A ski shop and ski room are also planned. Serviced apartments are also to be offered for sale in both wings. ■

Graubünden luxury residences should be vacant less often
The University of Applied Sciences of Graubünden has examined how the added value of luxury residences that are often vacant can be improved. In this context, the Institute for Tourism and Leisure ( ITF ) investigated the question of how their owners can become convinced renters. In Graubünden they have been “neglected”, writes the FH in a press release . However, because the trend is moving from overnight stays in a hotel to one's own holiday home, this clientele should not be neglected.
However, the existing data is too thin for a needs analysis. Therefore, in their study, the researchers examined the willingness to rent similar prestige properties. In the global yacht charter market, they identified high administrative hurdles as well as psychological motives as an obstacle to renting out. These include encroachments on privacy and limited flexibility in personal use.
The most important finding from this needs analysis, however, is "that both the rental of superyachts and luxury residences are a matter of trust". So that the potential of the often vacant luxury properties in the high-priced Alpine destinations can be used, "all tasks that arise must be managed by a coordinator role". It is your job to guarantee that all service participants work together as smoothly as possible. “The rest then comes naturally, because satisfied landlords generate satisfied tenants,” says the message.
