    Hächler AG Umbau und Renovation tackles a special task every year. Under the management of Reto Schwitter, the Wettingen-based company preserves and protects the Vindonissa amphitheater in Windisch, Hächler announced in a press release. The expert in monument preservation at Hächler is contributing his extensive specialist knowledge, valuable experience and passion to the maintenance of the largest facility of its kind in Switzerland, according to the statement.

    “The renovation and refurbishment of such a building requires absolute expertise, many years of experience and a high level of sensitivity,” writes Hächler. The annual maintenance work mainly involves repairing defective joints through which water could otherwise penetrate the masonry. Hächler uses a mortar specially adapted for this purpose.

    The amphitheatre in Windisch was built in the first century AD in the immediate vicinity of the Roman legionary camp of Vindonissa. It measures 111 by 99 meters and offers space for 11,000 spectators. The site, which is owned by the Swiss Confederation, is a cultural asset of national importance.

    Baden Cantonal Hospital (KSB) has carried out around 250 publicly tendered procurements over the course of the six-year construction phase of the new building. According to a press release, these tenders resulted in a total of 1066 contracts for work and services. The most recent tender was for the furniture. According to the KSB, the new hospital building lives up to the Swiss made label. 97 per cent of the 177 companies involved in the new building come from Switzerland. Only 3 per cent of the contracts were awarded to companies in Germany and Italy.

    A total of 25 per cent of the companies involved in the construction are based in the canton of Aargau and 40 per cent in the canton of Zurich. “We are proud that KSB has thus made a significant contribution to local and regional value creation,” KSB CEO Adrian Schmitter is quoted as saying.

    Thanks to the high presence of local companies, KSB has also set an example in terms of sustainability, Schmitter continues. “During the construction phase, it was above all a project of short distances for the trade companies involved. This resulted in various synergy effects,” says the CEO. This also applies to the time after commissioning, when reworking, maintenance or similar may be required.

    Baden Cantonal Hospital(KSB) has announced the opening date for its new building. According to a press release, the new KSB will officially open on Tuesday, 25 February 2025, with the main move taking place the following weekend. The new building took six and a half years to complete. With a usable area of 76,215 square metres, it will offer around 30 percent more space than the building in which the KSB has been housed since 1978.

    The move will be completed in five days. A total of 4571 cubic metres of medical technology and other goods will be moved, according to the KSB press release. This corresponds to the load of 76 lorries of 40 tonnes each. The project is divided into three phases, according to the press release. In the preliminary move, material will be moved so that the doctors and nurses in the new building can start work immediately. During the main move, the intensive care unit, the monitoring ward, neonatology and the emergency department will take priority. Hospital operations will continue as normal.

    The new building will actually be ready sooner. But the KSB management deliberately chose February as the date for the move. “Theoretically, the new building would be ready for occupation as early as next autumn,” KSB CEO Adrian Schmitter is quoted as saying. However, moving before the autumn holidays would have been tight. This is because the building still has to undergo numerous complex tests beforehand. In addition, all operating licences must be obtained.

    As the KSB is always very busy between October and January and many patients with infectious diseases are treated during the flu epidemics, it was decided to use the time window with fewer patients from the end of February for the move. On 25 March, the city of Aarau issued the building permit, according to the magazine. The path to the new Haus der Wirtschaft is therefore clear and the ground-breaking ceremony is approaching. The new Haus der Wirtschaft is expected to be completed in spring 2026.

    As the building permit has been granted earlier than expected, the parties involved have been able to press ahead with the planning work and bring forward the implementation planning, the report continues. Tenders are currently being invited for the various works. The award negotiations for the most important contracts are due to take place at the beginning of July.

    According to the plans, the demolition of the existing building will then begin in mid-August. This will be followed by excavation and drilling for the planned seven geothermal probes. The shell construction work will start at the beginning of October 2024. The new Haus der Wirtschaft should be ready for occupation in spring 2026.

    During the construction work, the employees of the AIHK and the AIHK compensation fund will move to other premises in July. It is still unclear where. Talks about possible rental properties in Aarau are ongoing, according to the AIHK.

    According to an earlier report in “Impulse”, the new Haus der Wirtschaft will enable more professional courses and events to be organised. The new building also stands for the ongoing digitalisation and modernisation that has been taking place at the association for several years.

    Following the completion of slope stabilisation measures in Land Rai, the municipality of Bergdietikon has arranged for measurements to be taken. These are intended to ensure that the site can be built on. Due to heavy and persistent rainfall during the observation phase, two independent geologists decided to collect further measurement data. In May 2022, Implenia Schweiz AG began dewatering work on the slope and stabilisation measures in close cooperation with the municipality. The monitoring phase then began.

    According to a press release, the heavy rainfall led to meaningful measurement data. Although no critical values were measured at the measuring points of the neighbouring buildings, the geologists were not yet able to make a conclusive assessment of the buildability of the slope based on the measurement data collected. Further data would therefore be collected in consultation with the cantonal specialist centre. Six core drillings will be carried out from 21 May. In the northern part of the site, six piezometric boreholes will also be drilled to measure the pressure. These will be carried out by the company Geocontrol from Rumlikon ZH.

    A design plan was adopted by Bergdietikon municipal council on 23 November 2020 and approved by the canton on 26 February 2021. If buildability can be guaranteed, the Rai land will be developed. The developer will then be Implenia Schweiz AG, which would like to realise several residential buildings there based on the guideline project from 2019.

    The analysis has shown that structural development and densification of the site is necessary to maintain its current use in the long term. According to the press release, the upcoming test planning should analyse and clarify the framework conditions and requirements for a high-quality further development of the site in greater depth. The existing buildings will be included in the test in order to show how they could be dealt with.

    Based on the findings from the test planning, a well-founded directional decision is to be made that will be decisive for the further development in 2025. Three planning teams will develop the planning concepts in dialogue with the monitoring committees. The test planning is expected to be completed in spring 2025.

    The Innovaare park was opened on 25 April in the presence of Federal Councillor Guy Parmelin and State Governor Dieter Egli. According to a press release, the innovation park comprises 23,000 square metres of clean rooms, laboratories, precision workshops, offices and meeting rooms. “To date, we have attracted 21 companies, including a total of 15 spin-offs from the PSI, ETH or FHNW, two technology transfer centres and large international companies”, CEO Robert Rudolph is quoted as saying in the press release. “The overall occupancy rate is around 80 per cent and we are very confident that we will be able to increase this even further in the coming months.”

    The new innovation park is located in the immediate neighbourhood of the Paul Scherrer Institute (PSI). This is a strategic partner and the largest tenant in Park Innovaare. The Innovaare Park focuses on photonics, quantum technologies, life sciences, advanced manufacturing and semiconductor technologies as well as energy and sustainability.

    “New findings, methods and specialists from research are to be made accessible to the economy. This will further strengthen Switzerland’s high level of competitiveness”, Christian Rüegg, Director of the PSI, is quoted as saying in the press release.

    Park Innovare is Switzerland Innovation‘s sixth location. “Switzerland has been one of the most innovative countries in the world for years. In order for marketable products and services to emerge from our excellent education and research, our universities must be linked to the economy in the best possible way”, Andreas Rickenbacher, President of Switzerland Innovation, is quoted as saying. Park Innovaare is the best example of how cutting-edge research can be optimally linked with the economy.

    City of Baden reviews development for the Galgenbuck area

    In consultation with the canton of Aargau, the city of Baden is launching a cooperative workshop process to review the development guideline plan (ERP) for the Galgenbuck area in Baden-Dättwil, according to a press release. The ERP, which was drawn up in 2008, defines planning parameters and strategic objectives for the development of the plot and was revised in 2019. To date, it has not been possible to reach agreement on the development of Galgenbuck in the subsequent procedures. As a result, the zoning procedure has been blocked. At 15 hectares, the Galgenbuck site in Dättwil is the last large and contiguous settlement reserve in the city of Baden.

    “The workshop process allows for an open discussion. We are conducting it with the aim of jointly setting the right course for one of the last settlement reserves,” says Karin Bächli, Co-Head of Urban Development and Environment. The city of Baden, Baden Regio, the canton and experts are now to test the future viability of the Galgenbuck development plan on an interdisciplinary basis and reach a consensus on how to proceed.

    “This modern review of the ERP will provide the necessary certainty for future investors and users,” says Markus Schneider, Mayor of the city. The process, which has now been presented to those directly affected, should provide clarity on the next steps by 2024.

    According to the press release, the review of the ERP is running in parallel with the overall revision of Baden’s building and utilisation regulations. The master plan for the cantonal development centre in Dättwil is also being drawn up.

    The cantonal Department of Construction, Transport and Environment (BVU) has suspended the project for Mellingerstrasse, which was developed jointly with the city, until the results of the urban planning processes are available.

    After a four-year construction period, the new southern section of Aarau railway station is now in operation. According to a press release from Aargau Verkehr AG(AVA), the modern new building offers passengers significantly improved travelling comfort. Among other things, AVA’s head office has moved in here, as has a modern train control centre for the Wynental and Suhrental Railway. Convenient kiss-and-ride parking spaces have been created for travellers on Hintere Bahnhofstrasse, allowing them to get on and off the train quickly. Any rail replacement services that may be required are also better organised with new bus stops.

    The ground floor of the new station building is home to businesses and restaurants. On the upper floors, 62 exclusive 2.5- to 4.5-room flats are available for rent, according to the press release.

    IKEA Switzerland, headquartered in Spreitenbach, is building its first store in the canton of Valais. After only seven months of construction, the topping-out ceremony was celebrated on the building site in Les Morand near Riddes with around 150 construction workers and representatives of authorities, partners and IKEA employees, according to a media release.

    Since the groundbreaking ceremony in March, the shell for the 23,000 square meters of store space on two floors on the total 49,000 square meters of land has been completed on schedule. In total, the investment amounts to more than 100 million Swiss francs. After opening in 2024, IKEA will then have ten stores and two planning studios in Switzerland with around 3300 employees.

    This will be IKEA’s first foray into the Swiss mountain region with a large store, according to a media release. “The opening of the IKEA store in spring 2024 is a great opportunity for the municipality of Riddes and of particular economic importance for the entire canton of Valais,” Riddes municipal president Christel Duc is quoted as saying.

    Recruitment for around 200 jobs at IKEA Riddes has been underway since September. The most modern and sustainable IKEA store in Switzerland is being built there, featuring a zero-waste approach and a huge solar installation, among other features, the statement said. The next steps include technical installations inside the building and the removal of the unloading ramps for the storage racks; the storage and self-service hall is the first area to be built. At the end of November, the construction of the furniture exhibition and market hall departments will begin in stages. The installation of the photovoltaic system is expected to start in November, once the roof is completed.

    InCube Challenge comes to the FHNW in Aargau

    Aarau’s Telli shines in new splendour: with the official opening event on 25 August 2023, one of Switzerland’s largest energy-related renovations in an inhabited state came to an end.

    Raise your glasses! The Telli building complex in Aarau was officially opened last weekend in a festive atmosphere. In addition to the opening ceremony on Friday, 25 August, the new neighbourhood meeting place was also inaugurated the following day.

    The B and C wings of the building were renovated to bring them up to today’s energy standards while they were still occupied. The fact that the tenants did not have to leave Telli during the renovation makes the project one of the largest of its kind in Switzerland. “An occupied refurbishment of this magnitude presented us all with enormous challenges. The fact that we were able to master them together was something we wanted to celebrate properly with everyone involved,” says Frederick Widl, Head of Real Estate at AXA Investment Managers.

    More living comfort – less CO2

    In addition to new façade insulation and the installation of district heating, the flats also received modern ventilation. This will save around a thousand tonnes of CO2 per year. Residents also enjoyed 90 cm larger west-facing balconies. In addition, meeting zones and a neighbourhood meeting point with community rooms were created.     Sustainable in all areas

Nevertheless, an inhabited refurbishment is a challenge for all involved. “A project of this magnitude required transparent communication right from the start,” says Manuela Gnehm, project manager at AXA Investment Managers.     The two buildings to the west of the station form a boundary opposite the track field and thus create living and recreation space in a central location, according to the project announcement. The entrance areas and partly open-plan staircases are intended to provide a view of the railway tracks. There will be small squares and a play street in front of the house entrances. Flexible 2.5 to 4.5 room apartments with private outdoor areas and communal roof terraces are planned.

    A four-storey service building with shops and restaurants is planned to the east of the residential buildings and embedded in the historic station buildings. According to the announcement, the protected individual objects Lokremise, goods shed, station building and turntable will be preserved.

    The winning team of the architectural competition consists of Burkard Meyer Architects from Baden AG, ASP Landscape Architects from Zurich, MWV Civil Engineers from Baden, Leimgruber Fischer Schaub from Ennetbaden AG, Mühlebach Partner from Winterthur and Scherler AG from Lucerne.

Personally, I am convinced that the project will create significant added value not only for the area itself, but also for the surrounding area.» The construction project was also affected by the corona pandemic. Many households would like more space so that they can work comfortably from home in the long term: “We also have studios and small apartments that can be rented. In principle, we are working from a very solid starting position due to the good development and the comprehensive supply of quarters and can easily react to changes," concludes Dunkel.
