  • Immigration influences rents in metropolitan areas

Immigration influences rents in metropolitan areas

"The gap in apartment rental prices in the Swiss metropolises is widening," Comparis introduces a statement on a study on rental price developments over the past five years. The online comparison service evaluated more than 683,000 advertisements from 2017 to 2021 for them. According to the results, the average rents in the ten largest Swiss cities developed in opposite directions. "The main reason for the development is the migration away from the smaller towns to the large centers," Comparis real estate expert Leo Hug is quoted as saying in the press release.

In major cities such as Geneva, Zurich and Lucerne, rental prices rose sharply over the reporting period. With an increase in the median price from CHF 3,360 to CHF 3,500, Geneva recorded the highest growth for 4.5-room apartments. The average rental price for 3.5-room apartments also increased the most in Geneva, from CHF 2,410 to CHF 2,640. The prices for 2-room apartments rose the most in Lucerne in the reporting period, by 4.8 percent to CHF 1,300. Currently, however, you have to dig the deepest into your pocket in Zurich at CHF 1,650 for a 2-room apartment.

The Comparis analysts observed the most significant declines in median rents in Lugano. Here, the average rental price for large apartments fell from 1,900 to 1,700 francs, for medium-sized apartments from 1,650 to 1,450 francs and for small apartments from 1,295 to 1,150 francs. At CHF 985, a 2-room apartment is currently the cheapest to rent in Biel.

The analysts give the median as the mean rent. In contrast to the calculated average, the median represents the mean value across all rental prices.

New federal building receives certificate for sustainability

The new government administration building in Zollikofen has been awarded the platinum certificate of the Swiss Sustainable Building Standard. According to a press release , this is the federal government's third award for sustainable building since 2019.

In 2020, the new administration building on Pulverstrasse in Ittigen received the gold certificate, and in 2019 the administration center on Guisanplatz in Bern was awarded. "With the third award within a short period of time, the Federal Office for Buildings and Logistics is being rewarded for its consistent focus on sustainable building," says a press release.

With its certificates, the Swiss Sustainable Building Network honors "high-quality and forward-looking objects" that make an ecological, social and economic contribution. In the assessment, the Zurich-based association takes into account a total of 45 indicators from the areas of business, society and the environment, including the energy consumption of a building, the flora and fauna of the surrounding area and the regional added value. The selection of the architect's office by means of a competition procedure and communication also play a role.

According to the press release, the certified new building at Eichenweg 3 houses parts of the Federal Office for IT and Telecommunications as well as the IT Service Center of the Federal Department of Justice and Police.

  • When the current can be felt

When the current can be felt

Riccardo Pozzi is Head of Energy Management at Primeo Energie AG and responsible for procuring electricity, including for EKZ customers. To understand the price of electricity, you have to look at the prices for other energy sources. Because the price of electricity is closely linked to this. So let's look at the price of gas. Because it currently determines the electricity price and there is a lot to be read, seen and heard about it in the media: it is reaching record values. And a rapid price recovery is not yet in sight. "The reasons for this high gas price are, on the one hand, that the gas storage facilities could not be filled in the summer months," explains Riccardo Pozzi. The price of gas was already rising back then. In the hope of a price recovery, the annual filling of the gas storage facilities had been postponed. Added to the wait is the delayed commissioning of the Nord Stream 2 gas pipeline. In the future, this will transport Russian gas directly to Germany via the Baltic Sea. However, political and legal issues have delayed commissioning until now. Thus, the demand is greater than the supply, which drives up the price on the market.

    dependence of the electricity price
But what does the price of gas have to do with the price of electricity? Electricity is traded on various exchanges on the European electricity market. The price is determined by the most expensive technology used to generate electricity. This is because these power plants are deployed in the order of their marginal costs (variable costs). And so until the demand is met. The most expensive power plant used thus determines the price. This mechanism is expressed by the so-called "merit order curve".

“Currently, it is mainly gas-fired power plants that determine the price,” explains the energy specialist. This explains the sharp rise in electricity prices. But there is another reason for the increase in electricity costs: CO2 certificates. Power plants have to purchase certificates for the CO2 emissions they produce. These are also traded and their prices are largely influenced by the EU. As a result of the EU's ambitious emission reduction targets, the prices for CO2 certificates have also risen.

    Electricity price prospects
"Currently, business customers on the open market who are still without a contract, i.e. customers with a consumption of more than 100 MWh, are feeling the high electricity price very badly," says Riccardo Pozzi and adds: "Up to now, many customers have hoped that the prices would would go down." Customers in basic services would have it better. Because while business customers buy electricity at the current price, the price for customers with basic supply is made up of an average over two years. "Our customers will feel the effects of the current electricity price trend in 2023 and 2024 through a major price increase," explains Karl Resch, Head of Regulation Management and Network Management at EKZ. "Since we have hardly any own production in Switzerland and are therefore dependent on market prices, our price increase will be somewhat larger than that of energy suppliers who have a large proportion of their own production," adds the expert. And he says: "These companies tend to have higher electricity prices over the years, but they don't fluctuate as much". EKZ will also be one of the cheapest electricity suppliers in Switzerland in 2022. The extent to which electricity prices will increase in 2023 has not yet been determined. Because the tariffs will not be determined until summer 2022. However, EKZ continues to work to keep electricity prices as low as possible.

  • Daiwa House Modular Europe names four trends that will be essential for the real estate industry in 2022

Daiwa House Modular Europe names four trends that will be essential for the real estate industry in 2022

    Global scarcity of resources
The prices of many building materials are currently skyrocketing. This will not change this year either – insulating materials, steel, everything will become more expensive and scarce. Construction prices are rising accordingly and threaten to make many projects unprofitable. In addition, the emerging countries in particular are currently asking for a lot of material and are buying the market empty. So the situation will continue to worsen. In the long term, only improved project planning with a greater focus on reusability can help, because circular economy and resource protection already begin in the planning phase. If entire buildings, parts of buildings and building materials can be recycled or found a subsequent use, this not only reduces the material requirement, but also contributes to greater sustainability at the same time. It is important to think big about Cradle to Cradle in the future.

Sustainability not only through energy savings in the usage phase
The German construction industry in particular has an urgent need to catch up when it comes to sustainability. In the Netherlands there is already a CO 2 cap per square meter of new construction. With the new government with green participation, it is quite conceivable that such a cap will also become the new guideline in Germany. In addition, disposal costs will remain a major issue and will increase proportionately. Due to the still immature framework conditions for recycling processes and the low landfill capacities, waste is becoming a further driver of construction costs. This shows how important it will be in the future to use building materials and building parts for a long time and to reuse them later – as is already possible in modular construction by refurbishing reused modules. The circular economy should therefore be the focus of the project early on in the planning.

Digitization and AI also in construction
In order to increase sustainability across the entire industry and to counteract the scarcity of resources, both planning and production must be optimized. Both must become more intelligent overall and network. The use of “artificial intelligence” is ideal for this. It supports construction projects, for example, through generative design, proactive problem detection and the avoidance of delays and cost overruns. But it also has to be used in production. An example: Digitizing the cut leads to less offcuts and waste. Thanks to good advance planning and the use of an AI, the remaining material from a cut can be used for further use in other future projects. This not only saves material, but also additional work steps and thus increases the efficiency of the entire production process. After all, residual materials are also resources.

Industrialized manufacturing as in the automotive industry
The advance of digitization within the construction industry also enables the use of semi- or fully automated processes. They reduce sources of error and make production more efficient. Affordable living space can be optimally realized with robot-supported construction processes in connection with the necessary digital management of the construction data – from planning to construction site. In view of the acute shortage of skilled workers, which will not be solved in the next few years, this development is the logical consequence. Daiwa House Modular Europe will also rely on automated processes in the already planned German gigafactory.

These four trends should encourage the construction industry to rethink. In addition, there are a number of other changes such as a generational change in the ranks of managers as well as political and social change. Builders are now open to standardized building solutions. Modularly planned and built buildings offer a short construction time and high quality thanks to around 90 percent prefabrication in the factory. In the residential, care, hotel and education segments in particular, there are similar needs despite the different locations – so not every building has to be a prototype.

  • «In our professions we have to manage the balancing act between tradition and modernity and turn this into a strength»

«In our professions we have to manage the balancing act between tradition and modernity and turn this into a strength»

At the beginning of February, Silvia Fleury, a new director, took over the management of the Swiss Association of Painters and Plasterers. In future, the Aargau native will be at the forefront of representing the professional interests of around 1,900 member companies with almost 10,000 employees throughout Switzerland. In her job, she wants to focus on continuity: “The association is on the right track. I will continue what has proven its worth,” explains Fleury. "But of course the industry is also confronted with challenges that we will tackle together with the regional associations, with our members and with everyone interested in the industry." As examples, she cites the shortage of skilled workers, wage dumping and digitization.

    Combine craftsmanship and digitization profitably
Fleury intends to pay particular attention to digitization over the next few years: "Craft and digitization are not mutually exclusive, on the contrary," she is convinced. There are enough examples that show that the balancing act between tradition and modernity is possible and that digital tools used in a targeted manner can also strengthen and advance craft trades and businesses. "It is important that we do not stop at the companies, but that digitization is also promoted in training and further education as well as in the association itself." Digitization is a sign of modern work execution and thus an important argument for young people and parents alike when choosing a career. Especially in times of an ever-increasing shortage of skilled workers, this is becoming more and more important in order to be able to recruit the best junior staff. Combined with craftsmanship, which will remain central in the future, painting and plastering jobs can offer young people varied, modern and future-oriented work. Fleury sees her task in this process as "leading the way, initiating the discussion and pointing out opportunities, but also risks, so that we can all benefit as best as possible from the great possibilities of digitization."

Well known and networked in the industry
Silvia Fleury is well known and well connected within the association and the industry. As head of the central services, she was responsible for the entire association administration for 13 years and knows the SMGV from the ground up. "With Silvia Fleury, the Board of Directors has been able to win its preferred candidate for the demanding position of Director," says SMGV Central President Mario Freda. “She knows the strengths, challenges and processes of the association very well. At the same time, she has the professional and human qualities that are necessary to successfully lead the SMGV into the future. We look forward to walking this path with her and tackling the upcoming challenges together.”

Laboratory and research space provider soon with locations in Basel and Schlieren
The company Superlab Suisse, which already operates a location in Lausanne, provides operational and fully equipped research and laboratory space ("Lab as a Service"). The offer also includes operating services and other important services. Swiss Prime Site Immobilien and Superlab Suisse are planning to develop locations in Basel and Schlieren with a total area of over 10,000 m2 from 2022. The Stücki Park in Basel already houses a laboratory building and a technology park in which various life science start-ups come together. Right next door, another state-of-the-art building with laboratory and research areas is to be built by Superlab Suisse over the next 18 months. The second location is planned in Schlieren near the city of Zurich. The Limmattal is the seat of the Swiss Federal Institute of Technology (ETH), the University of Zurich (UZH) and research centers of numerous national and international pharmaceutical companies. There is correspondingly strong demand for laboratory space. Swiss Prime Site Immobilien is planning a modern new building project on the JED site in Schlieren. In cooperation with Superlab Suisse, research and laboratory areas for start-ups, spin-offs or established companies are to be created on two floors. «We are very pleased about the cooperation with Swiss Prime Site for the two upcoming locations in Basel and Zurich, the two most important life science clusters in Switzerland. Due to the direct proximity to the Wagi area in Schlieren and the technology park in Basel, companies from the life sciences sector can benefit from significant synergy effects of these ecosystems," says Zhang Xi, CEO of Superlab.

Great strides are being made towards making the areas more flexible .
The demand for flexible office and commercial space has been increasing for years. The market trend towards making rental space more flexible for other types of use is also steadily increasing. Swiss Prime Site Immobilien recognized this early on and successfully implemented it through the development projects YOND in Zurich and JED in Schlieren (existing buildings). Martin Kaleja, CEO of Swiss Prime Site Immobilien: “The key success factors are the modern standard of construction, the flexibility of the space and the guarantee of support and services. As with other areas that have already been made more flexible, the needs of our customers are also in the foreground in the Life Science area.» Swiss Prime Site Immobilien and Superlab Suisse together have the necessary know-how to ensure the space required in the laboratory and research area. While Superlab Suisse provides its innovative platform, Swiss Prime Site Immobilien manages the necessary
Real estate knowledge and related development resources. Martin Kaleja, CEO of Swiss Prime Site Immobilien, once again: “We are very pleased to have found the perfect partner for making laboratory and research areas more flexible and scaling in Superlab Suisse. While Superlab Suisse contributes the 'software', we have the right knowledge of the real estate market, the knowledge of what our customers want
and thus provide the 'hardware' in this partnership.»

  • That cost of Switzerland

    That cost of Switzerland

A significant part of the spending by Swiss people is in the areas of housing, mobility, insurance, leisure and sport. In its annual data analysis ” It costs Switzerland”, the SMG Swiss Marketplace Group provides comprehensive insights into the actual cost of living in Switzerland.

For this purpose, the figures for 2021 were collected on the online platforms ImmoScout24, Homegate, FinanceScout24, AutoScout24 , Car For You, MotoScout24, anibis.ch, tutti.ch and Ricardo . “As a digital pioneer, we want to simplify the lives of people in Switzerland with groundbreaking products,” says Gilles Despas, CEO of SMG Swiss Marketplace Group. “With our platforms, we give them the opportunity to offer and buy products and compare prices quickly and easily. Especially in an expensive country like Switzerland, price transparency is important to keep an eye on the cost of living.»

Real estate market: Condominiums in Zug are three times more expensive than in the Jura
Looking at real estate prices in Switzerland, there are large cantonal differences. While a 4.5-room apartment in the canton of Jura cost an average of CHF 516,000 in 2021, it was more than three times as much in the cantons of Geneva or Zug at over CHF 1,700,000. If you take the most sought-after type of apartment, the 3.5-room rental apartment, as a reference property, there will be differences in rental costs between the cantons of over 110 percent in 2021. While tenants in the canton of Jura paid an average of just 1,135 francs, this figure is more than twice as high in the canton of Zug at 2,428 francs. Overall, the rental prices for 3.5-room apartments remained the same or even fell compared to 2020 in most cantons last year.

The detailed results of the study on the individual areas can be found under “ The costs for Switzerland ”.

In-house Livit Academy celebrates its 15th anniversary

Since its foundation in 2007, the academy has repeatedly taken innovative paths and has developed from offering a once compact course program to today's industry-wide known competence center. It is an expression of Livit's strategic orientation of investing heavily in its employees and supporting them in achieving their goals – the credo to this day.

For the practice of most professional groups, different skills are required today than 15 years ago. The (working) world is becoming more and more digital, the flow of information is faster and job profiles are changing. Livit recognized the opportunities offered by new technologies and has become more and more modern in recent years. The Livit Academy developed accordingly and acted as a sparring partner in change management. In an accompanying function, she supports employees in remaining professionally qualified and in being able to develop culturally with the organization and strategic orientation.

    Prepared for the future
The complexity will continue to increase and the specialization of the job profiles will affect the professional requirements and the need for training and further education, says Judith Engel, head of the Livit Academy. This also means that cooperation is becoming increasingly important in order to achieve more together. The Livit Academy recently initiated a cooperation with the SVIT, the HWZ and Wincasa and jointly developed further training in the field of real estate accounting, which will start in March 2022 for the first time. The future is all about cooperation: Livit is also intensifying this with Swiss Life Asset Managers – with the launch of the “AM Academy”, of which the Livit Academy is a part. Together with the parent company, Livit is expanding its know-how in the national and international real estate market, using synergies and promoting networking.

  • The new real estate buzzword is called “API”

The new real estate buzzword is called “API”

A(pplication) P(rogramming) I(nterface) is a programming interface between two software solutions – a kind of "intermediary" between two different systems, so to speak, without one system having to learn or understand the (programming) language of the other system and the two systems can still communicate with each other quickly and easily. The interface translates the request from one software to the other, so to speak. In order for the two systems to "understand" each other, a clear interface definition is required.

To describe it simply with a metaphor – it's like ordering in a restaurant: the guest orders the desired dish from the waiter, who reports the order to the kitchen. The dish comes ready from the kitchen and the waiter serves it to the guest. The guest does not have to understand how the processes and preparations for this dish work in the kitchen – they are satisfied when the waiter serves the dish they have ordered as they wished. In a figurative sense, the menu card would be the clearly defined interface, so to speak. Anything that is not on the menu cannot be ordered.

Why is the topic of API so exciting for the real estate industry? PropTech companies and those responsible for digitization at real estate companies are increasingly concerned with the cross-platform integration of new software solutions. Due to the digital transformation and the ecosystem idea, the interface problem is increasingly coming into focus. Manual object imports and data comparisons are time-consuming and comparatively inefficient.

If a real estate company wants to integrate a new PropTech solution, the new software needs an interface to the respective ERP system. In the Swiss real estate industry, it is essentially the three ERP providers Abacus, GARAIO and W&W that can offer an interface here. If a company works with different PropTech solutions, it makes sense to think about an interface between these third-party providers. The increasing establishment of such software solutions or new services, such as the digital signature, will continue to focus on the topic of API – and not only among those responsible for digitization themselves. In the future, every employee will need a certain basic knowledge in order to to find one's way in the jungle of software solutions and flows of data sets.

  • ConReal and ProMaterial want to digitize the construction industry

ConReal and ProMaterial want to digitize the construction industry

The construction industry is considered to be one of the largest industries in the world and at the same time the least digitized, write ConReal Swiss AG and ProMaterial Technologies in a joint statement . The two companies want to change the latter. To this end, they are building a platform that enables manufacturers, dealers and building contractors to connect directly and digitally.

"We are building a data standard with outstanding quality that will make online trade and communication in the construction industry more transparent and efficient," Nils Gagzow, Managing Director and co-founder of ProMaterial Technologies, is quoted as saying in the press release. Manufacturers should be able to use this data standard to place their offering digitally on the market. The products are described by an international industry standard so that dealers can access highly qualified product information, the press release explains.

ConReal, in turn, contributes the data from its own digital ecosystem to the project. Market information is collected here, for example data on what is being built, when, where and how. In combination, "the physical product and craftsmanship can be brought into play at the right time," says the statement.

  • Canton of Jura gives electricity from geothermal energy a new chance

Canton of Jura gives electricity from geothermal energy a new chance

Generating electricity from deep geothermal energy in Switzerland is given another chance. As announced by the Jura government, it wants to negotiate with Geo-Energie Suisse SA about a gradual resumption of the project. Additional safety requirements are to be set. In addition, an advisory committee made up of independent experts is to ensure the transparency of the project. If security is guaranteed, the government sees many advantages in the development of renewable energies, according to a statement from the canton.

The canton approved the Geo-Energie Suisse SA project in 2015. It provides for the production of electricity from deep geothermal energy for 6,000 households. A magnitude 5.4 earthquake triggered by a similar project in Pohang, South Korea, in November 2017 also sparked fears in the Haute-Sorne region. An analysis by Geo-Energie Suisse SA came to the conclusion that a scenario like that in Pohang in the Jura was “unthinkable” due to the safety requirements. However, the project actually came to a standstill.

Similar projects to generate electricity from deep geothermal heat had previously led to minor earthquakes in Basel and St.Gallen. The affected projects were then stopped.

Swiss Prime Site Immobilien has entered into a partnership with Superlab Suisse . Superlab is a provider of laboratory and research space. According to the press release , Superlab Suisse provides operational and fully equipped research and laboratory space as well as operational services. It already has such a location in Lausanne. The city on the Limmat is home to facilities of the Swiss Federal Institute of Technology Zurich (ETH), the University of Zurich (UZH) and research centers of numerous national and international pharmaceutical companies. The demand for laboratory space is correspondingly high, it is said. Swiss Prime Site Immobilien is planning a modern new building project on the JED site in Schlieren. In cooperation with Superlab Suisse, research and laboratory areas for start-ups, spin-offs or established companies are to be created on two floors.

“Due to the direct proximity to the Wagi area in Schlieren and the technology park in Basel, companies from the life sciences sector can benefit from significant synergy effects of these ecosystems,” says Zhang Xi, CEO of Superlab. In Basel, a state-of-the-art building with laboratory and research areas is to be built by Superlab Suisse at the Stücki Park in the next 18 months.

For Martin Kaleja, CEO of Swiss Prime Site Immobilien, the modern standard of construction, the flexibility of the space and the guarantee of support and services are key success factors. Kaleja is quoted as saying that Swiss Prime Site Immobilien and Superlab Suisse together had the necessary know-how to ensure the space required for laboratory and research areas.

Balgrist builds a teaching and research center

The medical location of Zurich is getting a new surgical research and teaching center. The Operation Room X (OR-X) at Balgrist University Hospital has been under construction since January 26. Its commissioning for the test phase is scheduled for the first quarter of 2023.

According to a press release , the OR-X creates new opportunities for surgical research, development and teaching. According to the clinic, it should offer the opportunity to develop and validate new technologies based on augmented reality, robotics and artificial intelligence more efficiently. In this way, new technologies could be put into clinical use more quickly. In addition, prospective surgeons could learn and gain practical experience in a realistic operating room.

“Modern surgical innovation and teaching should happen in the most real environment possible, before use on patients,” said Mazda Farshad, medical director and initiator of the OR-X, in a previous statement from the hospital. “That’s why we’re building a simulation operating room, focused on orthopedics, but open to the field of surgery.” The OR-X creates an infrastructure that, according to Balgrist, contributes to “being at the forefront of the development of surgical innovations”. .

  • Credit Suisse mortgage rate forecasts

    Credit Suisse mortgage rate forecasts

The COVID-19 pandemic will keep Switzerland busy for a while, but is only likely to slow down the economic recovery temporarily. We expect economic growth of 2.5% for the current year. The growth is therefore weaker than in the previous year (4%). Switzerland is currently much less affected by rising inflation than the USA or the euro area. But the inflation rate in Germany is also likely to be above the average for the last two years. This remains within the target range of the Swiss National Bank. An increase in the key interest rate is therefore not to be expected until at least the end of 2023. The interest rates for SARON mortgages, which have replaced the previous Flex rollover mortgage (3-month Libor), are therefore likely to remain at their lows for the next 12 months. As a result of rising inflation and the start of a series of anticipated interest rate hikes in the US, Fix mortgage rates have risen significantly in recent weeks. In contrast to the SARON mortgages, we anticipate a further slight increase in interest rates for Fix mortgages by 5 to 30 basis points over the next 12 months. However, as before, the development is likely to be accompanied by ups and downs. Overall, interest rates will therefore remain at a historically very low level over the next 12 months.

  • Linking EuroAirport to the district heating network is progressing

Linking EuroAirport to the district heating network is progressing

The expansion of the heating network to the planned connection of the EuroAirport Basel Mulhouse Freiburg is progressing. The construction company SMCE forage et tunnel based in Sierentz has drilled two 90 meter long tunnels under the A35 motorway in Alsace, according to a press release from Primeo Energie from Münchenstein. The pipes that will transport the heat to the airport in the future will then be laid in the tunnels.

The heat comes from the biomass power plant in the Alsatian town of Saint-Louis. It is operated by the energy company R-CUE , a subsidiary of the energy supplier Primeo Energie. So far, R-CUE has been supplying the equivalent of 5,000 households with heat via the existing district heating network of 12.3 kilometers and producing electricity at the same time.

With the EuroAirport, a large heat consumer is added. The airport alone has a heating energy requirement of 3000 apartments. Its connection to the network “will reduce the consumption of fossil fuels by 90 percent” and thus decarbonize its energy mix. At the same time, the connection saves on heating costs, according to the press release.

Other urban and commercial areas are later to be connected to the district heating network in the Saint-Louis metropolitan area, including the Saint-Louis hypercentre, the centre, south and north zones, the Lys development zone (ZAC) and the Technoport. In total, the network is to grow to a length of 30 kilometers.

By 2030, up to 68 gigawatt hours of additional heat are to be distributed each year. This corresponds to 10,000 households and requires the construction of a new biomass heating plant, the press release continues. The expansion of the Saint-Louis heating network was decided at the end of 2020.

  • Neubau Portal AG and Engel & Völkers cooperate in brokering new construction

Neubau Portal AG and Engel & Völkers cooperate in brokering new construction

According to a press release , the new construction projects and first occupancy platforms operated by Lucerne-based Neubau Portal AG and Engel & Völkers Wohnen Schweiz AG from Zug are joining forces in the highly sought-after new construction sector. The partnership aims to give customers faster access to the new property they want. The declining construction activity cannot keep up to cover the increasing demand for new properties. In addition, as a result of unqualified inquiries for Engel & Völkers, there is a high level of processing work, which often does not lead to the conclusion of a purchase.

According to Engel & Völkers, the demand for home ownership is unbroken. Inquiries about new properties have the edge. This would also be underpinned by the figures from the Credit Suisse Real Estate Monitor for the third quarter of 2021. In order to close the gap in demand, Engel & Völkers wants to give its customers access to exclusive real estate through the partnership. With paid subscriptions, customers of Neubau Portal AG are offered around 150 to 200 new construction projects every month that do not appear on any other portal. The globally active broker of residential and commercial real estate wants to increase its customers’ chances of success and serve inquiries promptly.

According to the company, Engel & Völkers has been a market expert for the brokerage of high-quality residential and commercial real estate as well as yachts and aircraft in the premium segment for over 40 years with over 900 locations in more than 30 countries.
