Avobis builds business location in Hombrechtikon

The industrial area in Hombrechtikon’s Eichtal Park is taking its next step in site development: from 2024, the Avobis Group and its two companies Avobis and Rimaplan will build the new OakTec business location there. Around 29,000 square metres of land and 20,000 square metres of usable space will be available for commercial and production operations. An information event will be held on 15 June in Hombrechtikon’s small community hall.

According to a press release, the concept is based on the idea of offering companies attractive, well-lit and flexibly divisible space. Access and deliveries are possible from an inner courtyard on two accessible levels. This is evidence of a “particularly economical use of land”.

In general, the building is planned in a sustainable manner, according to David Belart, the client’s representative: “By carefully embedding the building in the terrain, the excavation volume is reduced, all roof surfaces are either greened or use solar energy, the entire energy concept is based on renewable energies, and the green belt in which the site is integrated promotes biodiversity

Municipal President Rainer Odermatt is behind the project: “We support ‘OakTec’ and would like to further strengthen the Eichtal Park as an important generator of jobs in the region. To this end, we offer an attractive infrastructure and, together with the VZO, very good transport connections.”

According to information, the project planning work for the building application is currently underway. In addition, according to Avobis, there are currently considerations for a further investment programme on the sub-areas further to the east with the striking existing buildings. They are to be further developed in a sustainable manner.

Plans for “Unbundling Gümligen South” are on the table

In order to be able to implement the service improvements ordered in the Federal Expansion Plan 2025 (AS25), a new railway tunnel is to be built near Gümligen. Together with other projects from the AS25, the “Unbundling Gümligen South” will make it easier for trains to cross. In the long term, this will make it possible to run a quarter-hourly service on the Berne-Muensingen S-Bahn, coupled with a half-hourly service on the Berne-Langnau S-Bahn, as well as additional capacities for long-distance traffic and freight traffic in the Aare Valley. The “unbundling of Gümligen South” provides passengers with more stability in the timetable and, together with other projects, more connections.

450 metres of tunnel for easier crossing of trains
Specifically, SBB is planning a new, 450-metre-long railway tunnel underneath the existing railway line between Muri and Rüfenacht/Allmendingen, in the Hüenli forest. In order to be able to operate the new tunnel, SBB must also replace the existing Gümligen signal box and relocate the transmission line in the affected area.

    Around 5 years construction time
As things stand today, construction is scheduled to begin in May 2024. The new transmission line is scheduled to go into operation one year later and the new signal box another year later. Passengers are expected to travel through the new tunnel for the first time in mid-2028; according to current planning, it will take until the end of 2029 to complete the entire project.

In December 2022, SBB submitted the dossier for the planning approval procedure to the Federal Office of Transport. The planning documents will be open to the public from 1 May 2023 to 30 May 2023 at the municipal administrations of Muri bei Bern, Allmendingen, Worb, Ostermundigen, Vechigen, Stettlen and Krauchthal.

The estimated costs for the “Unbundling Gümligen South” are around CHF 200 million (+/- 10%). The project is being financed through the federal government’s 2025 expansion stage.

Further information on the project can be found at sbb.ch/guemligen.

  • EVZ gets lead management for Bossard Arena expansion

EVZ gets lead management for Bossard Arena expansion

The city of Zug, the Kunsteisbahn Zug AG (KEB) and the EV Zug have agreed to implement the expansion of the Bossard Arena in a tenant model. “The city council recognises the necessity of further developing the Bossard Arena,” Urs Raschle, head of the finance department, is quoted as saying in a corresponding statement by the Zug city administration. “With the present Memorandum of Understanding, we have now created the necessary conditions together with the EVZ and KEB.”

The memorandum of understanding stipulates that the Bossard Arena will remain the property of the city of Zug even after the expansion. KEB will become a tenant of the city and will operate the Bossard Arena on its behalf. KEB’s subtenant EVZ, as the main user of the arena, will realise and finance its expansion. A feasibility study estimates the necessary investments at around 36 million Swiss francs.

The Keep Building project provides for the expansion of the arena capacity from 7,200 to 9,000 seats and the extension of the catering facilities. Among other things, the northern roof of the stadium is to be steepened and led over an extension module that will be built underneath. It is assumed that planning permission will be granted in 2024, with construction work to be completed in 2027.

  • BFH researchers develop sustainable binder for wood-based materials

BFH researchers develop sustainable binder for wood-based materials

The sustainability of wood-based materials such as plywood or wood fibreboard is largely determined by the binder used. Formaldehyde-based binders, as they are mainly used today, are responsible for the majority of CO2 emissions from wood-based materials. Moreover, their formaldehyde emissions are often considered problematic. Research into the development of mineral binders has therefore been going on for several years, including at BFH. Compared to a formaldehyde adhesive, these binders have almost 80 percent lower CO2 emissions. A new mineral binder for the production of wood-based materials is being developed by researchers at the BFH’s Institute of Materials and Wood Technology IWH in a recently launched Innosuisse project. In the project, the researchers are working together with the Swiss company Omya International AG, a leading global supplier of calcium carbonate minerals.

Less than 20 per cent binder
The development by BFH and Omya International AG is initially intended for the production of mineral-bonded plywood. The finished boards are to contain less than 20 per cent binder and have the mechanical properties of conventionally produced plywood for interior use. The binder should be able to be cured with heat, which will enable a fast manufacturing process and thus make the product competitive.

  • How data is changing our cities

How data is changing our cities

They know what we buy, who we meet and where we drive or walk. Airbnb, Amazon, DriveNow, Google Maps, Lieferando, Lime and Uber are just a small selection of platforms and services that collect data on mobility and purchasing behavior. With the help of this wealth of data, technology groups are redesigning urban spaces for the optimal use of their services. A phenomenon that can be described by the term platform urbanism. “Technology companies have immense knowledge about urban mobility. They use this know-how in contact with city administrations, for example to create new transport systems,” explains the art and architecture theorist Peter Mörtenböck. He knows: the architecture departments of Alphabet and Amazon are creating the data-supported districts of tomorrow.

Peter Mörtenböck and his team wanted to know: How do data, the public and urban spaces change each other? Supported by the Austrian Science Fund FWF, the researchers conducted basic artistic research over a period of five years, held conferences, developed exhibitions, published two books and established collaborations. During this project period, more than 100 people were involved in research.

    International artistic research
The process was international. Knowledge about video surveillance was collected in London. A trip to Tallinn provided insights into e-governance, another to Mumbai about environments that are only rudimentarily shaped by technology groups. The core team visited Silicon Valley several times. The researchers held discussions with architects and employees from Apple, Meta and Alphabet. “In particular, we looked at the campus architecture and the plans for expanding it with new residential areas. These are prototypes for future housing estates,” explains Mörtenböck. The role of patents was also presented. "The Steve Jobs Theater on the Apple campus and the design of the Amazon department stores are just a few examples of patented designs," explains the visual culture professor.

Artistic research approaches, for example in the form of drawings and animations, helped the researchers to question their own assumptions on topics such as the public nature of data. Creative approaches also have other benefits. “One of our major concerns was to convey how each and every individual is involved in data production. Knowing how the environment is changing insidiously gives you an idea of what data is being collected and what it can do. Artistic research helps to find an interface with the public,” says Mörtenböck. For example, the project team members Lovro Koncar-Gamulin and Christian Frieß developed video installations and animations as visual translations of the research process. Discussions were held with interested parties in Carinthia, Styria and Vorarlberg. Debates were held with international researchers and experts at conferences in Vienna, London and Los Angeles.

The foundation stone for the Gupfengarten housing estate is laid

According to a press release , real estate service provider Steiner celebrated the laying of the foundation stone for the Gupfengarten residential area. With the official starting signal, the construction project for a “family-friendly development in the Zurich Unterland” will be initiated. Steiner took over development, consulting and sales. The general contractor Eiffage Suisse AG , headquartered in Glattbrugg ZH, the architects Graf Biscioni based in Winterthur and the client Evostate Immobilien AG from Zurich are involved in the implementation.

By the end of 2023, 36 terraced single-family houses and three multi-family houses with 21 condominiums are to be built on the Gupfengarten site south of the center of Niederweningen. The housing estate meets a contemporary living and development standard and covers the strong demand for high-quality living space.

The planning meets the criteria for sustainable construction. The heat is generated almost entirely by means of a heat pump, geothermal probes and photovoltaic system. An energy management system enables “efficient and intelligent” use of energy. According to the announcement, the wooden building envelope has optimal thermal insulation.

Office of Living Things and Büro Dudler for space and traffic planning.

    The 27’000 square meters

The assessment committee for the study contract for the redesign of the CKW site in Reussbühl, which is now used for commercial and industrial purposes, unanimously decided in favor of the “Habitat – Quartier im Hain” project. It was developed by the Zurich architects Salewski Nater Kretz in collaboration with the Office of Living Things and the Dudler office for space and traffic planning.

According to a CKW press release , the 27,000 square meter area is to be “transformed into an attractive, lively and distinctive city quarter”. The energy service provider will give up its location there “in a few years”. In the call for tenders, requirements were made with regard to heat generation and rainwater management. In addition, at least half of the CKW shed hall, a former silk mill, was to be retained. Residential buildings will primarily be built on the remaining area.

The winning project “convinces in the reinterpretation and further development of the historical landscape”, which was once characterized by floodplains and water-using industry. The design based on the so-called sponge city principle “cleverly” incorporates these historical references. This project will be further developed in the coming months and will then form the basis for the Reussbühl West development plan. The designs of all planning teams are on display at CKW in Rathausen from June 21st to July 4th.

  • The LIMMIviva construction project ends with savings

The LIMMIviva construction project ends with savings

The Limmattal Hospital Association completes the LIMMIviva new construction project for the acute hospital. The construction was realized between 2014 and September 2018. This was followed by relocation and commissioning. The project can now be considered completed. According to the media release, less was spent on the costs than estimated. The approved commitment credit of 275.7 million francs, including two supplementary credits, was undershot by around 0.8 million francs.

In a construction project lasting several years, adjustments to the original project are quite common, according to the hospital association. This also applied to the new building project for the Limmattal hospital. The high dynamics of the healthcare system meant that the project was continuously adapted to changing requirements in over 100 supplements. Such supplements usually lead to significant additional costs. During the construction of the Limmattal hospital, together with the Bern-based construction company Losinger Marazzi AG , which was commissioned as general contractor, additional costs that caused additional costs were compensated for by optimizations in other areas.

With the hospital financing introduced in 2012 and an amendment to the municipal law, the Limmattal Hospital Association was able to finance the investments of around 270 million francs itself, without the help of the municipalities and thus without burdening the taxpayer. 220 million francs of outside capital was raised through the issue of two bonds.

  • Kantonsspital Winterthur moves into a new building

Kantonsspital Winterthur moves into a new building

After ten years of planning and five years of construction, the new building of the Cantonal Hospital Winterthur (KSW) has been officially opened. According to a press release from the engineering and consulting company HKG , operations should definitely start in the coming week after the moving day on Thursday.

According to the KSW, the new bed and operation wing will replace the existing high-rise building. After 55 years of operation it will be demolished. According to the KSW , the new building has 61,000 square meters of floor space, 13 floors, 213 rooms, seven operating theaters, 95 treatment rooms and 240 parking spaces. The RA-B architects working group (Rapp Architekten AG and Butscher Architekten AG) created the new KSW building under the direction of the cantonal building authority.

The new building has a simple design with a lightweight travertine facade. Fully automatic building shading enables a pleasant climate in the rooms despite the large window areas. Like the facade, the KSW also designed the public park in front of the new building together with the Winterthur urban design specialist group.

According to the announcement, the cantonal hospital invested CHF 350 million in the approximately ten years of planning and construction. CFO Hansjörg Lehmann, who will replace the current CEO Rolf Zehnder as Chairman of the Management Board in May, refers to the special features of the financing. “The KSW was the first hospital in Switzerland to place a green bond on the capital market and at the lowest conditions ever seen,” he is quoted as saying. The successful realization of the new building is “a milestone in the history of KSW”.

Because a public celebration of the commissioning was not possible due to the pandemic, the KSW has provided videos with a virtual insight into the new building on a special website .

According to the clinic, it should offer the opportunity to develop and validate new technologies based on augmented reality, robotics and artificial intelligence more efficiently. In this way, new technologies could be put into clinical use more quickly. In addition, prospective surgeons could learn and gain practical experience in a realistic operating room.

“Modern surgical innovation and teaching should happen in the most real environment possible, before use on patients,” said Mazda Farshad, medical director and initiator of the OR-X, in a previous statement from the hospital. “That’s why we’re building a simulation operating room, focused on orthopedics, but open to the field of surgery.” The OR-X creates an infrastructure that, according to Balgrist, contributes to “being at the forefront of the development of surgical innovations”. .

  • Tender for the Binding Prize for Biodiversity 2022: CHF 100,000 for biodiversity in settlement areas

Tender for the Binding Prize for Biodiversity 2022: CHF 100,000 for biodiversity in settlement areas

With the Biodiversity Prize, the Sophie and Karl Binding Foundation is looking for groundbreaking, inspiring projects in settlement areas that have brought about a high level of biological diversity. With the second call, she wants to find new role models that show how modern, densely built settlement areas can be combined with the promotion of native flora and fauna. In particular, solutions are sought that can also be transferred to other locations, are therefore scalable and have a broad impact. Projects that have produced innovative, integrative and effective solutions thanks to the involvement of different actors are particularly desirable.

Promoting health and quality of life with biodiversity
A lot can be done for biological diversity in the planning, construction and maintenance of properties and areas. Green spaces designed close to nature make a contribution to climate protection and adaptation, increase the attractiveness of the location, contribute to recreation and health promotion or stimulate social encounters. Approaches of this kind, which combine the promotion of biodiversity with an increase in the quality of life, are in demand.

Submit your groundbreaking project now at www.preis-biodiversitaet.ch !
The foundation and the six-member expert jury invite project teams from the areas of planning, construction, maintenance, authorities, organizations and project groups to submit projects they have already implemented to promote biodiversity in settlement areas. • Steiner sells the "Widacher" project to Fortimo

Steiner sells the "Widacher" project to Fortimo

During the first construction phase, Fortimo will build 16 terraced houses and 42 apartments in the Minergie standard. The latter are spread across three apartment buildings that are being newly built, as well as two existing listed buildings. The new quarter will have attractive housing offers, private retreats and communal meeting areas. Right from the start, Steiner AG pursued the goal of transforming a fallow industrial area into a new, livable place to live in the countryside. Existing listed buildings such as the barn and the old post office were carefully integrated into the project and are now being revitalized as part of the implementation for living and common rooms.

    Focus on real estate development
Due to a portfolio adjustment, Steiner AG decided to sell the site development, which has already been approved in part, before the execution phase. Michael Schiltknecht, Co-CEO of the Steiner Group, is very pleased about the successful transaction: “With Fortimo we can hand over this great project to a long-term partner company, which ensures the successful implementation and further development of this attractive residential development.” He adds: “We have developed a convincing new building project with great potential from a former industrial site, the success story of which is now being continued by Fortimo.”

A major project in three stages
The construction of the first stage will start in summer 2022 if the project goes according to plan. The overall project, which consists of three stages and will one day include 165 residential units in 10 multi-family houses and 46 row single-family houses, will be completed in the next few years.

    Rural yet central
The proximity to Zurich, an independent village character and a colorful club life make the Aargau community of Fischbach-Göslikon particularly attractive as a place to live. The Widacher area is in a quiet location and scores with a wonderful view and excellent transport links. From here, the public schools, shops and the natural banks of the Reuss with their sandbanks can be reached quickly on foot.

    Steiner AG
Steiner AG, one of the leading project developers as well as total and general contractors (TU / GU) in Switzerland, offers comprehensive services in the areas of new construction, renovation and real estate development. The company, founded in 1915, has built over 1,500 residential construction projects, 540 commercial properties, 45 hotels and 200 infrastructure facilities such as universities, schools, hospitals, old people’s homes and correctional facilities. Steiner AG is headquartered in Zurich and has branches in Basel, Bern, Geneva, Tolochenaz and Lucerne.

    Fortimo AG
Fortimo creates added value with joy and enthusiasm, regardless of whether you develop, hold or operate real estate. Responsible and sustainable, the more than 80 Fortimo employees at the new headquarters in St.Gallen generate annual added value of well over CHF 200 million. Walo Bertschinger renovates the Bad Ragaz thermal baths

As part of a renovation work in the Bad Ragaz SG thermal baths, the Dietiker construction company Walo Bertschinger renewed the floor coverings. According to a message from Walo on Facebook, the Walo bedding Haypanol D was laid with a special system constellation.

According to the company announcement, high demands were placed on slip resistance, UV resistance and optics in the thermal baths. In the system constellation used by Walo, these conditions of the client Grand Resort Bad Ragaz were met. The multi-layer structure of the covering and its technical properties also showed high chemical resistance, so that various cleaning agents, greases, other deposits and chemical solutions cannot harm the covering.

According to Walo, the architecture of the famous thermal baths with its special appearance corresponds to the snow-white surface.

Steiner AG is redeveloping the industrial area in Breitenbach

The Steiner Investment Foundation wants to convert the Isola area not far from the center of Breitenbach into a residential and commercial area. The owner of the eleven hectare site has commissioned the construction service provider Steiner AG with this, according to a media release . The residents of Breitenbach are to be included in the development process from next year.

The project developer also wants to open up the Isola area, which is located directly on the Lüssel, to the public. “This can look forward to new, attractive meeting and green areas, which will be created in place of the existing company roads and storage areas”, Stefan Gabriel, team leader for real estate development at Steiner AG, is quoted in the media release.

The new quarter is not intended to compete with the village center, but rather to complement it. An intensive exchange is currently taking place with the Breitenbach municipal administration about the respective ideas and expectations. As a basis for a common understanding of the spatial development of the area, an urban development and open space planning test planning process will also be carried out, according to the media release. Renowned architectural offices and landscape architects would be invited to come up with suggestions.

Construction on the first stage is expected to start in 2029. During the planning phase, however, the company wants to enable interim uses and, if necessary, bring forward individual conversion projects in existing buildings.

The Steiner Invest Foundation, a Zurich-based asset management company for Swiss pension funds and an investment foundation of Steiner AG, acquired the 114,280 square meter area with its largely empty industrial and warehouse buildings in spring 2021.

  • Baden regional works want to add to the administrative building

Baden regional works want to add to the administrative building

The administrative building of Regionalwerke Baden AG , classified as a municipal monument, is to be enlarged. According to a media release , the planning provides for an increase in the workshop wing and the expansion of the underground car park at the company’s location on Haselstrasse in the center of Baden. The expansion of the office space is in line with the strategic development of Regionalwerke AG Baden and will secure the location in the future.

The administration building was built in 1934 by the architects Robert Lang and Hans Loepfe in the “new building” style. The building was renovated from 1987 to 1988. The concrete facade was awarded the Heimatschutzpreis in 1987. The original urban context of the building changed from 1999 to 2005 with the erection of the nave and the north house. The planned extension takes up the urban development and respects the existing building fabric. Several variants were discussed in detail with representatives from the preservation of historical monuments, homeland security and the cityscape commission.

Next, Regionalwerke AG Baden will clarify essential building law framework conditions as part of a preliminary decision, according to the media release. The construction project is planned for 2024.

The Regionalwerke AG Baden with 135 employees supplies the city and partly the region with energy and drinking water.
