    Ground-breaking ceremony for Bern’s first PlusEnergy neighbourhood

    Today’s ground-breaking ceremony symbolically marked the start of the PlusEnergy Aarerain neighbourhood in Worblaufen. Following an extensive development phase, preparations for the construction site began in September 2023.

    The new development will offer 189 flats for up to 400 residents. In addition to the flats, a daycare centre and studio spaces are also planned on the ground floors, which will enliven the neighbourhood square. The project’s slope path will provide barrier-free access to the Aare area and the municipality of Ittigen’s new leisure and water sports centre. “Good things come to those who wait,” is a well-known saying,” says a delighted Marco Rupp, President of the municipality. “The Aarerain project completes the reorganisation of the Aare area in Worblaufen and fits in perfectly with our sustainable basic ideas of urban development.”

    PlusEnergy neighbourhood produces energy surplus
    Over the course of the year, the new housing estate will produce more energy than it consumes in accordance with the PlusEnergy neighbourhood energy standard based on weighted criteria. This will be achieved through the consistent use of photovoltaics on the roofs and façades of the six to eight-storey buildings. The PV panels on the façades will be realised in a green-blue colour and reflect the play of colours of the Aare and the surrounding area. Heat is generated by means of geothermal probes; the geothermal probes are regenerated in summer by cooling the flats via the underfloor heating.

    The “PlusEnergy neighbourhood” energy standard launched by the Swiss capital region promotes sustainable development in the building sector with a simple and clear definition, thereby contributing to the implementation of the Swiss government’s Energy Strategy 2050. The cantons and municipalities are working together with renowned infrastructure companies and investors. Cantonal Councillor Christoph Ammann adds: “PlusEnergy neighbourhoods enable sustainable development – without compromising on living comfort. I am delighted when such flagship projects shine beyond the capital region.”

    Close to nature and sustainable
    However, the development will not only score points in terms of its positive energy balance. The sustainable project is characterised by attractive flat layouts, a natural living environment with a view of the Aare and the greatest possible preservation of the green spaces on the banks of the Aare. Keeping the green spaces free is made possible by the compact construction of the site in the eastern part of the plot. Thanks to this skilful urban planning in the sense of economical use of the land, a good half of the plot remains undeveloped and natural. The car-free neighbourhood square between the buildings offers a high quality of stay and counteracts overheating in summer with its differentiated paving and greenery.

    The symbolic ground-breaking ceremony on 9 April 2024 marked the official start of the development of the Aarerain PlusEnergy district in Worblaufen, a project by Losinger Marazzi in collaboration with the CPV/CAP Coop pension fund and the municipality of Ittigen. The architecture was designed by Fischer Architekten AG. This ultra-modern residential development is scheduled for completion at the end of 2026 and will not only offer 189 flats, but also communal facilities such as a daycare centre and studios to enliven the neighbourhood.

    The Zurich Innovation Park is taking shape, as the operator announced in a recent press release.     The Innovation Park Zurich is pursuing an ambitious sustainability concept that is intended to lead the way for urban developments. Planned measures include the establishment of an energy grid and the installation of large solar panels on roofs and façades to ensure a reduced ecological footprint. By creating flexible and modular building typologies, the Zurich Innovation Park is aiming for long-term usability and sustainability while incorporating the latest technologies.

    Energie Ausserschwyz expands district heating

    Energie Ausserschwyz, an energy company based in the canton of Schwyz, has presented expansion plans for the development of district heating networks. According to a press release, the company is expanding the network primarily in the districts of March and Höfe. Energie Ausserschwyz has invested CHF 15 million in the densification and expansion of the local district heating network. The district heating is generated using renewable energies such as biomass and woodchips. The expanded areas include the district heating connections in Galgenen, Lachen, Altendorf and Pfäffikon. In 2024, main lines will be built from Altendorf to the Pfäffikon cantonal school and to the centre of Lachen. In addition, fine distribution will be expanded in the four towns mentioned.

    Due to the intensive fine expansion, there will be delays in the expansion of the district heating network compared to the original plans, according to the press release. The villages of Schübelbach, Buttikon and Reichenburg in the March district will then be connected from 2029. Expansions in the Höfe district are not planned until 2040.

    A new study by the Institute for Settlement, Architecture and Construction at Bern University of Applied Sciences provides initial impetus and possibilities for the further development and valorisation of the vacant hospital site in Biel’s Beaumont district. With the planned relocation of the Biel hospital centre to Brügg, one of the central development focal points for the coming years will be created there.

    According to a press release, the aim was to create a solid knowledge base on which architecturally sound and sustainable decisions can be made. A participatory approach allowed the needs and expectations of the population and relevant interest groups to be taken into account. Their opinions, demands and visions were collected through workshops, surveys and discussion rounds.

    As the study shows, there is the possibility that the site could become a place with a variety of uses that enriches the neighbourhood and becomes accessible and attractive for the entire urban population: “A variety of building types, for example, could enable a broad spectrum of uses, forms of housing and living spaces,” the press release states. “However, as the students’ work shows, the possibilities for valorisation and development of the site are almost limitless.”

    This independent research work by Bern University of Applied Sciences will now be made available to the city of Biel as the planning authority and Spitalzentrum Biel AG as the landowner for further work. In the next step, both will commission a feasibility study.

    BKW reports second-best result in company history

    BKW AG generated sales totalling almost CHF 4.60 billion in the 2023 financial year. Compared to “the extraordinary previous year with the fundamental upheavals on the energy markets”, revenue was 12 per cent lower, the Bern-based energy supplier reported in a press release. Compared to 2021, however, sales growth of 29 per cent was achieved.

    At CHF 620 million, the operating result at EBIT level was 40 per cent lower than in the previous year and 57 per cent higher than in 2021. Net operating profit amounted to CHF 432 million, which is 40 per cent less than in 2022 but 76 per cent more than in 2021. Overall, BKW thus achieved the second-best result in its history after the extraordinary previous year.

    The Energy business area in particular contributed to the positive developments. Here a contribution to EBIT of CHF 535 million was realised. At CHF 147 million, the Grids business division “once again made a solid contribution” to the result, according to the press release. The Group invests more than CHF 120 million annually in a secure and modern network infrastructure.

    In the services business, sales increased by 4 per cent year-on-year to CHF 1.84 billion. However, the contribution to the operating result remained “clearly below expectations” with a loss of CHF 40 million, writes BKW. This is due to one-off effects such as project value adjustments and impairments. For the current year, the Group anticipates an improved earnings situation in the services business.

    The city council of Lausanne has decided to transfer the cable network of ten neighbouring municipalities to Sunrise. It wants its Services industriels de Lausanne(SiL) to focus its multimedia activities on the city area in future. With this strategic decision, the city wants to offer its citizens a more diverse range of services, dismantle the historic cable network and continue the development of its FTTH fibre optic network, according to a press release.

    This step should help to ensure that customers outside of Lausanne are not penalised. Sunrise, the largest private telecommunications provider in Switzerland, convinced the city in a comprehensive evaluation process with its technical and operational expertise as well as its attractive offers for businesses and private individuals.

    By taking over the cable network, Sunrise is acquiring an important digital infrastructure in the Lake Geneva region. It covers the municipalities of Prilly, Le-Mont-sur-Lausanne, Epalinges, Jouxtens-Mézery, Bottens, Morrens, Bretigny-sur-Morrens, Cugy, Froideville and Savigny. The transition is to take place gradually from May 2024 until around the end of the year.

    “By taking over SiL’s cable network for the surrounding Lausanne region and providing our services directly to the more than 17,000 connected households, we are ensuring the continuous supply of innovative services of the highest quality to our customers,” Sunrise CEO André Krause is quoted as saying. “We will also modernise the cable network and make it future-proof for both residential and business customers.”

    Revaluations reduce Fundamenta Real Estate’s profits

    Fundamenta Real Estate has maintained its net actual rental income for 2023 at the previous year’s level of CHF 41.0 million, the Zug-based real estate company announced in a press release. At the same time, the vacancy rate was reduced from 1.6 to 1.3 per cent. Revaluations in the property portfolio reduced net profit from 22.3 million francs in the previous year to 8.3 million francs in the reporting year.

    Excluding revaluations, however, net profit was 2.3 per cent higher than in 2022 at CHF 20.3 million. Fundamenta Real Estate attributes this primarily to a year-on-year reduction in administrative expenses of 20.6 per cent and lower income taxes. At CHF 10.0 million, impairments also accounted for only 0.8 per cent of the volume of the property portfolio. The portfolio was valued at CHF 1.20 billion at the end of 2023.

    “Despite a significantly changed market environment with significantly higher interest costs and ongoing developments in the portfolio, we have demonstrated our operational profitability and stability,” said Andreas Spahni, Chairman and Delegate of the Board of Directors of Fundamenta Real Estate, in the press release. “We also see opportunities to further expand our portfolio, which is already highly sustainable and value-preserving, in order to continuously improve our earnings structure.”

    The sixth edition of the “Digital Real Estate Index” shows a slight decline in the digital maturity of the industry for the first time since 2020, with a rating of 4.6 on a scale of 1 to 10. Despite progress made by planners and construction companies through Building Information Modelling (BIM), the development among owners and investors is lagging behind expectations.

    Although two thirds of the companies surveyed invest more than one percent of their turnover in digitalisation, there is a downward trend among larger companies. External factors such as interest rate changes and supply chain problems appear to be hampering digital transformation, while regulatory requirements in the area of sustainability are acting as a catalyst for digitalisation efforts.

    While AI and machine learning are still lagging behind expectations in terms of their applicability and integration into the industry, BIM is consolidating itself as an important technology for the entire life cycle of buildings. The use of smart building technologies is increasing, with the focus on resource conservation and other benefits such as user experience and comfort initially taking a back seat.

    The study shows that the property industry is at a critical point in its digital evolution. Despite the obvious potential of digital technologies and the need for greater integration to increase efficiency and sustainability, concrete measures and investments are needed to drive the digital transformation forward. The study provides important insights and serves as a guideline for future developments in the digital landscape of the property industry.

    Marc Giraudon, aged 55 and after an intensive familiarisation period, is confirmed as CEO by Helvetica’s Board of Directors. The planned change of leadership, originally scheduled for 1 July 2024, will now take place much earlier thanks to an efficient transition phase. Hans R. Holdener, founder and former Co-CEO, is retiring from the operational business after 17 years, but will remain active as a member of the Board of Directors of Helvetica Property Group AG.

    Following a decade under the chairmanship of Hans Ueli Keller, he will step into the role of Vice Chairman, while Peter E. Bodmer will take over as Chairman. The change, which will take effect after the Annual General Meeting at the beginning of May 2024, reflects Bodmer’s extensive expertise in the finance and real estate sectors, underpinned by more than 25 years in management roles in various industries.

Last year, be-advanced supported more entrepreneurs on their path to success than ever before, writes the funding institution in its review of the 2023 financial year. 421 companies were specifically supported.

    Among the figures that make innovation coaching for Bernese SMEs and start-ups “particularly pleasing”, the review mentions 90 organised or supported events and 23 inspirational or knowledge stories written. At 87 points, customer satisfaction (Net Promoter Score) is 20 points above the benchmark for consulting companies. The recommendation rate reached 99 per cent.

    All three support programmes can point to successes. In the SME programme, be-advanced highlights the repositioning of established SMEs to initiate the next growth phase and the successful support of start-ups in their development into established companies. In addition, sustainable development, digital transformation and strategic foreign trade were set as new focus areas for the programme.

Ein minimaler Temperaturunterschied zwischen den Seiten des Materials führt zu einem thermoelektrischen Effekt, der eine überraschend hohe elektrische Spannung erzeugt. Dieser Mechanismus könnte die effiziente Nutzung von Abwärme unter 100 Grad Celsius revolutionieren.

    Das Forschungsteam erklärt, dass die Stromerzeugung in den Nanokanälen und der Salzlösung auf der Bewegung von Ionen und der Bildung von ladungsneutralen Clustern basiert. Wenn ein Bereich des Materials erwärmt wird, zerfallen die Cluster und erzeugen Ladungen, die zur kälteren Seite wandern und dabei eine hohe elektrische Spannung erzeugen.

    Aktuell arbeiten die Forscher daran, ihr theoretisches Modell mit experimentellen Ergebnissen in Einklang zu bringen. Dazu kooperieren sie mit einem Team vom University College Cork, das die beschriebenen Phänomene experimentell untersucht. Obwohl die Technologie noch nicht marktreif ist, sind die Forscher optimistisch und sehen ein grosses Potenzial für zukünftige Anwendungen. Eine mögliche Anwendung könnte eine Fassadenverkleidung aus speziellem Nanomaterial sein, die einen Teil der Abwärme eines Gebäudes in elektrischen Strom umwandeln kann.

    Ina Invest Holding Ltd, which emerged from the spin-off of Implenia Ltd’s property portfolio in June 2020, is planning a merger with its subsidiary Ina Invest Ltd. The subsidiary is currently responsible for the development, realisation and management of Ina Invest’s real estate projects. The merger (up-stream merger) will turn the two companies into a single listed company that holds all shares in the property projects directly. The ownership structure remains unchanged. Implenia Ltd, which previously held a minority stake of 42.5% in its subsidiary Ina Invest Ltd, will in future hold around 40% of Ina Invest Holding Ltd. The public shareholders will also hold a direct stake in Ina Invest Holding Ltd.

    The Board of Directors of Ina Invest Holding Ltd. will submit the merger proposal to the Annual General Meeting on 3 April 2024. The merger is intended to simplify the corporate structure of Ina Invest, which will lead to efficiency gains and cost reductions. Ina Invest’s business model, which focuses on the development of sustainable and innovative property solutions, will remain unchanged. The energy savings made possible by these initiatives are estimated at around 62 gigawatt hours per year. This corresponds to the consumption of around 14,000 Swiss households and emphasises the potential of these measures to reduce energy consumption.

    The spectrum of funded projects ranges from the renovation of commercial kitchen and refrigeration systems to the optimisation of production processes by replacing electrical drives in industry.     A special submission round for projects with higher investment costs will be continued for 2024 in order to promote targeted large-scale investments in energy efficiency. Project applications can be submitted on an ongoing basis and completely digitally, with specific deadlines applying for larger projects with a funding volume of more than two to a maximum of six million francs.

From 1 April 2024, the procedure for submitting building applications will be completely digitalised with the introduction of the platform. This development marks a step forward in the administration and processing of building projects by reducing paper consumption and increasing efficiency.

    Since its launch in February 2020, the platform has already made a significant contribution to simplifying the building permit process. It enables a smooth exchange of information between applicants, authorities and other parties involved and supports the entire process from submission to approval of a building project. Until now, however, the process was not completely paperless, as legal provisions prevented the exclusive use of digital means.

    The latest developments, which highlight the ecological and infrastructural aspects of the project, were presented to the cantonal government and the municipal councils of Seedorf and Isenthal and were well received. The project managers are now working on the final details in order to finalise the process by mid-March 2024.

    The canton of Uri sees the project not only as a tourism benefit, but also as an opportunity to establish the region as an attractive recreational area. Significant positive effects on the local economy are expected, which is underpinned by a study commissioned by the canton on the economic potential of the project.

    According to a press release , the Valais energy supplier Oiken and Studer Innotec are launching an innovation project to utilise photovoltaic systems and battery storage for the general power supply through a virtual power plant. The aim is to make the best possible use of and optimise variable and unplanned electricity generation in private homes or neighbourhoods. The project, which is financially supported by The Ark Foundation, is being developed in collaboration with the Icare Institute in Sierre VS. The test phase will begin in 2024.

    The aim of the project is to bring together small energy producers with the combined output of a large power plant to create a virtual power plant (VPP), according to the press release from Oiken. The accelerated development of decentralised and unplanned energy generation from photovoltaic systems (PV systems) in “residential power plants” is fundamentally changing the management and control of the electricity grid.

    According to solar statistics, PV systems with a total capacity of 4.7 gigawatts were installed in 2022, producing 3.8 terawatt hours or 6.7 per cent of Switzerland’s electricity consumption. The proportion of solar energy generated already exceeds the proportion of other energy sources such as gas, hydropower or biomass during the day in summer.

    At a local level, such as single-family homes, the aim is to improve self-consumption and optimise the feeding of electricity back into the grid by making the best possible use of batteries. At the next level up, such as a neighbourhood, the project focuses on the development of intelligent energy management for several systems. At the level of the region or the DSO (distribution network operator), the aim is to evaluate and combine local flexible power generation using a VPP solution.

    According to the press release, there are hundreds of thousands of buildings in Switzerland that are in need of renovation. Between 30 and 40 per cent of greenhouse gases come from buildings. The renovation rate of the Swiss building stock must therefore be drastically increased in order to fulfil the Energy Strategy 2050 and the Climate Act recently adopted by the Swiss people.

    Im Zentrum des Projekts steht ein revolutionäres Konzept, das von der Stadt Winterthur, der Zürcher Hochschule für Angewandte Wissenschaften (ZHAW) und Holcim entwickelt wurde. Es basiert auf dem Prinzip des “Leihens statt Besitzens” von Bauteilen, wodurch eine nachhaltige Ressourcennutzung und eine signifikante CO₂-Einsparung erreicht wird.
