    Study sees significantly higher potential for wind energy

    Switzerland could generate significantly more electricity from wind energy than previously assumed. According to a study by the Bern-based company Meteotest on behalf of the Swiss Federal Office of Energy ( SFOE ), wind turbines could produce 19 terawatt hours in the winter months alone, according to a press release from the SFOE. In a previous study from 2012, the scientists had assumed 3.7 terawatt hours per year. For comparison: Switzerland consumed a total of 58.11 terawatt hours of electricity in 2021.

    With 17.5 terawatt hours, most of the potential lies in the Central Plateau. In the Jura arc and in the large Alpine valleys together, more than 7.8 terawatt hours could be produced per year, in the Alpine region over 4.2 terawatt hours.

    Both political conditions and technology have evolved since the last study. Today's wind turbines are taller, have larger rotors and produce much more than older systems. In addition, more areas such as forests and areas in the Federal Inventory of Landscapes and Natural Monuments ( BLN ) are eligible "with the recognition of national interest for wind farms". However, they are subject to higher demands on wind energy production.

    "Even a partial expansion of 30 percent of the total wind energy potential – which corresponds to around 1000 wind turbines – could make a significant contribution to a more secure electricity supply in Switzerland and to reducing dependence on foreign countries," says the press release.

Werden mancherorts nur noch Passivhäuser errichtet, so liegt der Fokus andernorts beispielsweise auf freien Lernkonzepten und offenen Räumen. Für Planer und Architekten bedeutet das, dass sie weit vorausdenken müssen. „Gebäude werden in der Gegenwart für die Zukunft gebaut, für die nächsten 30 bis 50 Jahre Nutzungszeit“, erklärt Marco Sperling. „Wir müssen in unserer heutigen Planung also bereits die Nutzungsmöglichkeiten für in ein paar Jahrzehnten bedenken. Dabei ist jedoch fast immer das Budget der limitierende Faktor.“

    Damit nicht genug. Neben den vom Auftraggeber gesteckten Rahmenbedingungen gibt es diverse gesetzliche Anforderungen, Normen und Verordnungen, die einzuhalten sind. Dabei sind sich die unterschiedlichen Regelwerke längst nicht immer einig. „Es gibt in Deutschland fast nichts, das nicht geregelt ist. Die Rahmenbedingungen der Auftraggeber sind oft verhandelbar, bei gesetzlichen Vorgaben ist das weitaus schwieriger“, weiß Sperling aus Erfahrung. Damit am Ende alle Wünsche, Bedürfnisse, Anforderungen und Vorschriften unter einen Hut gebracht werden können, ist eine intensive Abstimmung mit allen Beteiligten unerlässlich: „Der Abstimmungsbedarf wächst ständig und ist sogar in Zertifizierungsprozessen verankert. Das ist auch durchaus sinnvoll, damit es am Ende ein gutes Gebäude wird. Es gilt in jedem Fall: Je besser die Abstimmung von Beginn an, desto besser das Ergebnis!“ So werden im Idealfall alle fachbeteiligten Planer für Haustechnik, Statik, Tragwerk etc., die Verarbeiter, aber auch Nutzer und Auftraggeber sowie deren Interessensvertreter eingebunden.

    The entries make it clear where the shoe pinches for managers: Increasing work volumes have to be managed more efficiently and difficult business areas have to be made more attractive. Changed customer needs must also be recognized and satisfied. The solution approaches are dominated by digitization projects that simplify processes, integrate systems, facilitate communication with customers and service providers or process big data in such a way that smart buildings can also be managed smartly.

    Even if the pandemic has done a lot in terms of digitization, innovation cannot simply be reduced to the introduction of new proptech solutions. Rather, the decisive factor is whether digitized work processes and information flows create measurable added value for employees, customers and service providers – and whether companies find ways to break the power of habit and to incorporate user needs as well as specialist knowledge and expertise into the development of technical solutions.

    The jury evaluated the entries based on three sets of questions: How innovative is the approach? How well can the effect be measured? And how easily can the solution be transferred and scaled? Solutions were shortlisted that have proven themselves in practice, make companies more competitive, and can inspire and advance the industry.

    The choice of the three candidates for the public vote was not easy, but it was unanimous. From August 10th to September 11th, SVIT members have the opportunity to vote for their favourites. The winner will be presented at the SVIT AWARD evening on September 26, 2022 at the Selnau power plant in Zurich.

    Smart buildings for user-oriented management: F. Hoffmann-La Roche AG
    Roche employs around 14,400 people in research, development, production, marketing and sales at three Swiss locations. The approximately 1 million [CB1] m 2 office, laboratory, production and logistics areas are managed in-house. Roche shows how Big Data enables smart management of business premises. The jury appreciates in particular that the Roche team does not simply focus on what is technically feasible. The insight that the added value is generated by end users and that technical innovations require a use case sharpens the focus on what is important, especially in complex digitization projects: the company's success. The jury appreciates that the approach not only makes property management companies more competitive, but also explicitly makes tenants more competitive.

    Making digitization as easy and convenient as possible: Certimo AG – Zurich
    Certimo AG is a small company with two locations in the canton of Zurich. Well-established teams with long-standing employees manage around 1,000 rental apartments and 100 condominium apartments. Even before the pandemic, the company started digitizing the management process and reorganizing processes.

    Thanks to a dedicated specialist and a boss with an affinity for technology, employees can now digitally process work steps from the tendering of rental properties and the selection of tenants to the signing of contracts and deposit payments. This allows the company to take on additional mandates. Employees can devote themselves to tasks and projects that were previously neglected in day-to-day business. Because digital filing and processes save the daily (detour) trip to the office, new employees can be recruited from a larger catchment area.

    Digitization is not a sure-fire success: many experienced employees fear that supposedly innovative solutions will not prove themselves in practice, that innovations will make established processes more confusing and error-prone, or that switching to new systems will tie up too many financial and human resources.     H&B Real Estate AG is an SME that offers a wide range of real estate and transaction management services in the greater Zurich area. In the specialized condominium team, five employees take care of a portfolio of around 500 apartments [CB2] .

As long as rents do not rise sharply, there will be no incentive to expand residential construction in the current market environment. “The remaining vacancy reserves will soon be exhausted. Because the demand from immigration, individualization and demographic aging continues to increase,

    while at the same time fewer and fewer new homes are being built. Significant increases in asking rents are therefore only a matter of time and the topic will move up the political agenda,” says Neff.

    Densification progresses slowly
    It's getting tighter and tighter in Switzerland. The new buildings in this country are getting taller, the apartments in them are getting smaller and more and more people live in the residential zones. So the scarce land is being used more and more economically. However, because land use per person continues to rise and more and more people are living in Switzerland, the pace of densification is far from sufficient to stop urban sprawl. “High hurdles stand in the way of the faster densification demanded by spatial planning.
