    Basel residential building uses material from demolished buildings

    As part of its 1000+ housing programme, the canton of Basel-Stadt is constructing a building in Kleinbasel with six affordable flats and a kindergarten. It has selected the planning team Solanellas Van Noten Meister and Thomas Kohlhammer with their project L’Eclisse.

    According to a statement by the canton, the planning team convinced the jury with their intensive use of used building materials, among other things. For example, ribbed ceilings and supports came from the demolition of the Lysbüchel multi-storey car park. Steel supports and railings were also taken from other buildings.

    The CO2 emissions of the new building are thus halved compared to conventional buildings. In addition, a photovoltaic system will be installed on the roof and façade, which will produce more electricity than is consumed in the building. Thus, after seven years, the building should produce more electricity than is needed for construction and operation.

    The canton provided all participants in the planning competition with a catalogue of reusable building materials obtained from demolitions. In future, buildings in the canton are to be constructed in such a way that they can be dismantled at the end of their use and their parts reused. In addition, the canton has commissioned a study from the Swiss Federal Institute of Technology in Lausanne on how load-bearing components from reinforced concrete buildings can be reused.

At AC charging stations with 22 kilowatts of power, the price for a kilowatt hour is 0.29 Swiss francs, as before.

    As part of the annual theme Constructive Futures – beyond Concrete, the University of Applied Sciences for Architecture, Civil Engineering and Geomatics held a competition among the students of the third year of their bachelor's degree in architecture. The task was to reuse the components of a storey-high wooden ramp that was temporarily attached to the Swiss Architecture Museum. A place to stay protected from wind and sun was to be created in the park of the FHNW campus in Muttenz.

    The Silvestris project, which won the competition, was deepened and implemented in an interdisciplinary elective course last spring semester, explains the FHNW in a statement . "Various structural and static challenges" had to be mastered. The project also showed the limits of the recyclability of the components. Specifically, the waste wood of the ramp did not have the necessary strength for the structurally relevant components of the planned pavilion.     The now completed "Arena Circular" is intended to serve as a place for teaching, performances and as a place for use and participation by members of the university and residents of the quarter. The construction of Klinikum 3 is planned for 2024 to 2030. Some of the uses of Clinic 2 will then be shifted to Clinic 3 in order to be able to complete the base building of the new Clinic 2 between 2031 and 2038.

To this end, she has set up two new professorships, which will be filled by experts with a high level of practical relevance and great innovative strength.

    Focus on digital construction: information management
    At the Digital Building Institute, which was newly founded in 2018 and has been growing rapidly since then, Lukas Schildknecht will take up the post of professor for digital building with a focus on information management from May 1, 2022. The environmental engineer and computer scientist has been a research assistant and lecturer at the University of Applied Sciences for Architecture, Civil Engineering and Geomatics and at the Digital Building Institute for five years. As head of the research product area, he built up the project acquisition and research activities of the still young institute and, among other things, managed a wide variety of projects on building information management issues on behalf of public and private partners. In his new function, he will continue to be part of the institute’s management and will focus even more on the management of complex data systems. «I am particularly interested in the interdisciplinary interfaces between information technologies and (digital) building models. Here we need solutions that are compatible in practice, for example through good integration platforms for harmonizing heterogeneous data sources,” says Schildknecht. With the introduction of BIM, the construction industry is currently going through technological and methodological developments that took place in other industries more than ten years ago. It is therefore time to transfer the knowledge that has been established in this way and to specify it for the construction industry without having to reinvent the wheel.

    Focus on sustainable construction: life cycle assessments in construction
    In addition to the digitization of the construction industry, the demand for sustainable construction processes is also gaining in importance for the University of Applied Sciences FHNW. The Institute for Sustainability and Energy in Construction, which was realigned two years ago and headed by Barbara Sintzel, is therefore occupying a topic area that is important for the construction transition in Switzerland with a new professorship: that of life cycle assessment.

    For this position, the university was able to hire the expert for sustainable building and life cycle assessments, Daniel Kellenberger. The cultural and environmental engineer was most recently a member of the management board and head of the “Climate Protection and Energy Management” division of the interdisciplinary research and consulting company Intep and, among other things, worked on the development of the internationally renowned eco-balance database Ecoinvent. With his new position as professor for sustainable construction with a focus on life cycle assessments in the construction industry, he is striving to establish the University of Architecture, Civil Engineering and Geomatics FHNW as a competence center for life cycle assessments in the construction industry. «In the past few decades, there has been very successful research into the energy-efficient and climate-friendly operation of real estate. However, the implementation often takes place without considering the gray energy and corresponding greenhouse gas emissions. However, a consistent net-zero strategy is only successful if the construction and building materials industry also makes a contribution. With life cycle assessments, we have an important tool at hand for this,” says Kellenberger. He will take up the position on November 2, 2022.

    Ruedi Hofer, Director of the FHNW School of Architecture, Civil Engineering and Geomatics, is pleased about the competent addition and explains: “With these two positions, our university has taken another big step towards a digitally supported and sustainably built environment. By taking into account the social and economic aspects, which are checked in addition to the energetic criteria in the SNBS building certification, the SNBS building certification is a perfect supplement to the Minergie-P-ECO certification. As a building standard, the SNBS building allows the Comprehensively incorporating the needs of society, the economy and the environment into planning, construction and operation.

Die Eigentümerin, die Coop Immobilien AG, hat das Architekturbüro Burckhardt + Partner mit der umfassenden Renovation beauftragt. Geführt wird das Hotel nach der Eröffnung von der zu Coop gehörenden Bâle Hotelgruppe. Sie betreibt bereits die Hotels Pullman Basel Europa an der Clarastrasse sowie das Victoria am Centralbahnplatz und das Hotel Baslertor in Basel-Muttenz.

    Das Gebäude des Märthofs entstammt dem 19. Jahrhundert und bestand ursprünglich aus fünf einzelnen Häusern, die 1981 zu einem Gebäudekomplex zusammengeführt wurden. Die freiwillige Denkmalpflege Basel wehrte sich Anfang der 70er-Jahre gegen den geplanten Warenhaus-Neubau, der anstelle des alten Gebäudes vorgesehen war. Der Abbruch wurde 1976 in einer Volksabstimmung abgelehnt. Nun soll ein Hotel der oberen 4-Sterne-Kategorie entstehen, wobei die Fassade mit einem neuen Anstrich in ihrer jetzigen Form erhalten bleibt. Das Mauerwerk selber bleibt unverändert – auch die Natursteinpartien werden nur gereinigt.

    Laut Coop-Mediensprecherin Rebecca Veiga sollen im neuen Boutique-Hotel die Stilepochen der ehemals fünf bestehenden Gebäude unverkrampft und spielerisch vermischt werden. «Verspielte Motive des Neubarocks und die funktionale Gestaltung der Geschäftsfassade aus dem Jahre 1927 treffen im Inneren des Gebäudes auf die lineare 80er-Jahre-Struktur», sagt Veiga.

    Offene Übergänge und eine freundliche Atmosphäre
    Auf die insgesamt 68 geplanten Zimmer, davon acht Suiten und acht Juniorsuiten, werden Stehleuchten, Wandleuchten, Sessel und weiteres Mobiliar individuell verteilt – kein Zimmer wird exakt wie das andere aussehen. Die Zimmer erhalten unterschiedliche Farbschemen und widerspiegeln die Geschichte vom jeweiligen Gebäudeteil, in dem sie sich befinden. Die Farben sind abwechslungsreich und sollen nicht polarisieren – sodass sie das ganze Jahr hindurch auf die Gäste angenehm wirken.

    Des Weiteren sind ein Fitnessraum, eine Bibliothek, ein Res-
    taurant sowie eine Bar auf der Dachterrasse im 6. Stock mit 55 Sitzplätzen vorgesehen – und eine weitere im Erdgeschoss. Alle funktionalen Räumlichkeiten sind analog einer starken Wirbelsäule um den Erschliessungskern des Hauses angeordnet und stossen von innen nach allen drei Aussenseiten. Die Übergänge der unterschiedlichen Nutzungsflächen im Erdgeschoss sind offen gestaltet, sodass es als Fläche ohne Unterbrüche wahrgenommen wird.

    Eine helle und freundliche Atmosphäre empfängt den Gast im Standardzimmer. Der Raum wird mit Ausnahme der abgeschlossenen Dusche und einem separaten WC grosszügig offen gestaltet. Nebst der eingebauten Schrankzeile im Eingang sind alle Möbelstücke freistehend. Sanfte Rundungen gemäss dem Gesamtkonzept des Hauses werden auch im Zimmer durchdekliniert.
    Die Aussenbestuhlung und die grossen Fenster verbinden das Gebäude mit dem Marktplatz. «Die einmalige Lage und das lebendige Geschehen am Marktplatz soll nach innen spielen und umgekehrt», sagt Veiga. Das Boutique-Hotel will internationale wie auch lokale Gäste ansprechen und durch Restaurant und Bar entlang der Eisengasse als Treffpunkt für die lokale Bevölkerung und die Hotelgäste dienen. ■
